The Lyla Apartments — Attraction in Richardson

This will be the most fair and thorough review of this apartment. Please do not be fooled by the apperances of the pool and gym, it is rotten to the core.

cleaniness: the apartment's cleaniness is the worse i've seen out of all the apartments, and I move alot becuase of work, so I've been in countless apartments. The trash room, at least on my floor, is full of cockroaches(please see video) all the time and it was just kind of shocking with the amount of the roaches. The floor is rarely cleaned, there were dead bugs lying around for a whole entire month. Even when it was cleaned, it's not cleaned thorough. Most importantly, I do not think they hire cleaning company to do these work, but rather the maintanance people are doing it, and these people are great people working hard already.

Gnats infestation and mangement response: we been having problem with gnats in the room for a couple months. In the beginning, we try to resolve it ourselves, we've tried everything from fly trap, bleach in the drain, deep clean, baking soda in the drain, insecticide, and we close the drain every single minute pretty much every single day but without success. I decided to finally bring this to the aprartment's attention in which they responded at first and sent the pest control guy but wasn't resolved .From there, the apartment started ignoring the emails( pleasee see our full record ). I cannot even drink a cup of coffee without them flying in, and i've alerted the apartment the severity of it( see images). These images are gnats that were caught within 2 two weeks and not even counting the ones we kill maybe aruond 10 flies a day. we are at this point stuck without a solution

others: you will see other reviews about noise complaints, but this part is ok with me becuase it's an apartment afterall, but they lock the entire lobby so you can't go inside through the front door outside of leasing hours, and they are the only management i've seen that doesn't...

I’ve lived here since November 2020 and have really enjoyed my experience so far. The amenities are always clean and I’ve used the game room several times. I’ve made a lot of friends with my neighbors walking around the area or at the Apartment Life events. Price is cheaper per square foot than other apartments in the cityline area as well. Also the electric switches make sense. I’ve been to some of the other complexes in City Line and their electrical system makes no sense.

Management is a hit or miss. Some individuals are great and super helpful, others have a lot of attitude and seem like they hate their job. I guess it depends on who’s in that day. Maintenance is also really polite and timely.

Parking is not bad either. If you come into the garage late at night, you might have to go up a half ramp. I’ve never had to park more than 1 floor away and there’s plenty of guest parking.

There are also 2 dog runs that get super smelly during dry seasons. Try to avoid the first floor near them. Doesn’t smell too bad from the second floor.

The complex uses Active Building for communication between leasing and residents, and I hate it. We used to have a groupme to help each other out during the winter storm, and once residents started unionizing their complaints, the groupme was deleted. You can’t even post anything on Active Building without an administrator’s consent, so if you need something during the evening or weekend, there’s no chance your post will be shared.

As far as noise goes, I personally don’t think it’s too bad. You will hear sirens on the street and some people walking/chatting outside your doorway. Overall the residents are pretty quiet. You can definitely hear dogs barking every now and then though.

I also feel the Lyla is pretty safe. I’ll see a door open occasionally but the garage gate is almost always closed. I know some of the other complexes around here are accesible...

DO NOT WASTE YOUR TIME STOPPING HERE. I want to help ANYONE who thinks about stopping just keep on driving. I am so glad my lease is up soon dealing with management who is least worried about maintenance and more so of her looks in the office. SHE (Precious) is a snob with her attitude, and the way she does business. SHE ONLY CARE ABOUT THE FIRST FLOOR UNITS, if you live on any other floor please bring RAID MOUSE TRAPS. FOLKS HAVE PILES OF TRASH BUILD UP, NO ONE COME TO CHECK FOR CLEANSES, THE FLOORS ARE FILLED WITH FILTH AND NEEDS A SERVICE DONE TO ELIMINATE THE ODORS IN THE HALLWAYS. THE couple upstairs from me always their dog to urine on the patio which drops down to my unit and it reeks of urine. ITS ALWAYS LOUD PARTIES MAINTENANCE THROWS ON THE WEEKENDS THAT IS UNACCEPTABLE. If I have a maintenance issue it does not get handled properly, you would have to put in multiple request to get things handled. I ordered a camera for my unit and placed it inside just to be sure some one came to check on things and NO ONE NEVER SHOWS. When they do come, they leave things a mess, and leave a strong smoke odor as if he just finished smoking. I don’t want to come home and still smell maintenance body odor in my unit. MAINTENANCE DONT DO NOTHING FOR THE COMMUNITY, INSTEAD HE SITS ON A CART ALL DAY PLAYING CANDY CRUSH , HONESTLY YOU WILL SEE IT PARKED IN THE MIDDLE OF THE SIDEWALK. THE HALLWAYS FULL OF SPIDER WEBS THAT CONTAIN HUGE SPIDERS ALL YEAR ROUND. THE POOL IS NEVER CLEAN , EVVVEEERRRR. I’m so ready to leave as I hope this message reach many to save your money . THIS IS NOT WORTH IT. Appliances cheap, workout room is a basic necessity but I pay for it? PAYING FOR AMENITIES THAT IS NEVER AVAILABLE .
