I love the apartment complex cuz it doesn't make you feel like you're in Arizona considering that there's a lot of greenery and the trees around and if something breaks maintenance is there either the same day or next day to fix it the gentleman are there are very helpful the supervisor Alex is amazing sometimes it could be hard to get a hold of somebody in the office but when you do the girls will fix your problem as soon as possible.

I've lived at Arcadia Park for a year and it has overall been a positive experience and a place I'd recommend. From the time I toured the complex, completed the application process, and throughout the entire time I have lived here, the leasing office staff (especially Kristen, Karina, and Amy) have been consistently friendly, professional, and available to answer any questions or concerns I had.

The complex is in midtown so it's within walking distance and short driving distance to numerous restaurants and stores. You're pretty central to everything. The area seems safe to me. I have taken several nighttime walks in the area without issue.

Rincon High School is directly across the street which can make leaving/entering the complex a little challenging and time consuming in the early morning and mid-afternoon due to the traffic, but I wouldn't consider this a deal-breaker and I never experienced any issues with finding parking at the complex during those times unlike what some other reviewers have claimed. It's just another part of city life and adapting to the area. :)

The one bedroom-one bathroom units are spacious and cozy with plenty of storage space. Overall, the fixtures, flooring, cabinetry, and appliances are of good quality. Due to some minor plumbing and appliance issues I noticed upon move-in along with an old water leak (unaddressed by the previous tenant) that caused a small section of my bathroom ceiling to sag, I did have to submit a few maintenance requests in the beginning. With that said, the maintenance team and leasing office have always been timely in addressing these issues and communicative. It's a large complex but most of my maintenance requests were resolved within 48 hours.

The grounds are well-maintained and I've never had any issues with pests in my apartment. I've also been fortunate to have friendly and relatively quiet neighbors, which I know can be a gamble when renting an apartment. Yes, the walls are a little thin and you may hear some commotion from your neighbors at times (depending on how loud they are) but that's been my experience at every apartment I've lived in (whether upstairs or downstairs). I think it's something people just need to adapt to in this type of housing environment, unless of course their neighbors are being exceptionally noisy or disruptive.

There's a chill, family-friendly, neighborhood vibe at this complex which I appreciate. It's been nice seeing residents and their families actually using the picnic areas, grills, and pool. I also didn't mind hearing the distant sounds of the marching band and events at the high school. It has felt like a true community.

My only real issues with Arcadia Park, and my reason for giving a 4-star rating instead of 5 stars, have been the quality of their laundry rooms and the sprinkler systems near the parking lot.

The laundry rooms can be filthy and there are always some washers and dryers that are out of order. I've had a few instances when my clothes or towels would still be damp after being in the dryer for an hour and have had a few (thankfully inexpensive) shirts ruined after somehow being torn while in the wash or getting bleach streaks on them from residue in the washer tubs. Some residents have also found it somehow appropriate to vandalize some of the machines. I didn't want to have to deal with the possibility of needing to replace more clothes, or hope that there's a washer and dryer available after walking halfway across the complex with a load of laundry so I just started going to a local laundromat.

Aside from that, the sprinklers near the parking lot often leave a filmy residue on my car windows that can be tough to clean off (other residents have complained of this as well). It's more of an annoyance than anything to me since I can't attest to this damaging my car's clear coat or paint. I did find that parking in a space facing the complex helped prevent some of this as the sprinklers on that side don't seem to be as close to the vehicles or spray...

The location is convenient; however, with rising prices (the past several years have seen quite large increases for long-term residents, which significantly reduces the incentive to renew each year ... especially having done away with renewal incentives) and limited property improvements, the value for money isn't nearly as good it was several years ago. The past couple years rent increased by much more than the amount the listing price to move into a fresh apartment increased. Residents renewing in early 2025 are paying a significantly higher rate than new residents just moving in.

While maintenance keeps your AC running, non emergency maintenance requests take a long time to complete. It can take weeks for small tasks, like dropping off an air conditioning filter, to be completed (and require repeated follow up).

USPS routinely refuses to deliver packages to residents and often will lie about the reason for non-delivery to avoid using the parcel lockers or delivering to peoples' doors. Management will not accept deliveries.

Ongoing issues with the laundry room noted by others that date back years is a major issue that remains entirely unresolved. The laundry is also typically dirty with trash all over the floor. There have been unrepaired holes in the walls for a long time. Laundry rooms routinely open late in the weekends. Yet, the price to try do your laundry increased.

There are also intermittent problems with the boiler. At the beginning of 2024, residents were without hot water for ~3 weeks. We still routinely experience hot water outages today. Outages can last more than 24 hours. Communication around the repairs is poor to non-existent.

In summer 2024, my vehicle was vandalized and a vehicle ran into my building and I received no communication from management about the overall safety of the building. In Spring 2025, I was charged twice for the company's renter's insurance despite having opted out and having provided proof of my own policy. It took a month to...

Absolute worst apartments in Tucson. Their is never any parking spots available due to Rincon High School directly across the street and there students parking in the apartment spots. The high school lets out at 315 and the students flood the apartment complex, my family and I have watched several fights, drug use and every other issue that comes with high school students all outside our front door. I once witnessed the apartment security guard get drunk and vomit all over the grill area and then to the amazement of all the people around the pool he knocked on the door of a resident and violently assaulted the guy. The trash dumpster is always full and running into the parking lot with garbage. The maintence staff are extremely creepy and dangerous. I once reported my dishwasher was on the fritz and waited the week to have one of them look at it. I stepped out of my apartment to retrieve my child from the school bus stop and came back to find the maintence man going through my dresser. I immediately reported this too Marcello "the manager" and to my shock and dismay she stated its my word against his. The worst part of this apartment complex is the staff,Marcello and Corina are scam artists and identity thieves that will use your social security number to open credit card accounts upon the moving out of a resident. When it's time to move out they will try to rip off every way under sun and they usually succeed. These two are the biggest pieces of human trash I have ever encountered. Marcello is usually in her office eating something to increase the size of her front butt, she is too obese to even walk he complex she she is in charge in. Corina is a victim of a botched boob job that looks as though it was done in Nogales Mexico. She is the face and Marcello is the muscle and between the two of them they have a profitable little scam going. Don't walk away Run away from this place and save yourself the misery.
