DO NOT LIVE HERE. PLEASE CHOOSE SOMEWHERE ELSE AND SAVE YOURSELF FROM THE WORST MANAGEMENT COMPANY AND COMPLEX IN WEST NEW YORK. We have lived here for 3 years and if it wasn’t for being the cheapest place on the block or we didn’t work in NYC we would be long gone by now. The front office is the worst - all of these reviews are bots, they actually stink and always want YOU THE RESIDENT to put in the work to make any necessary changes. For example, we’ve emailed consistently about parking issues that you will see below and they have made ZERO effort. They expect you to eat the consequences and still pay the $150-$200 parking fees PER MONTH PER CAR. The resolution they provided was: “Bring a cone in your car and leave it in your spot” …. People that’s what they do to fix problems and help residents. Rent goes up at a minimum of 10% each year unless you go back and negotiate. Packages - the package room and system is a disaster. Me and my wife have both lost numerous packages due to fraud, incorrect placement, or someone stealing them!!! They just leave the boxes in the Amazon bags and don’t organize to your apt # you need to search piles on your own. (See pics) Manhole explosions - in 2023 there was a manhole explosion on port imperial blvd and there was debris that flew everywhere ON TOP OF RESIDENT VEHICLES damaging some with no help in reimbursement for paint, dents, glass, etc. that’s my windshield in the picture and had to pay OUT OF POCKET for any repairs because they considered this “an act of god”…….(see picture) Parking - uber eats and move out trucks (because this place is just a revolving door) will constantly block your PAID parking spots and (see pics). Parking (again): since the entire community is riddled with lease breakers, drug users, and domestic violence offenders, cops are here weekly and will often block your parking spaces without care. (See pics) Parking (again again): we recently had an emergency where we needed to drive to the doctor and couldn’t get out due to the move out truck blocking our car (and another) completely. We’ve complained for two years without a resolution from anyone who sits in the main office in building 6. Since the complex has become filled with domestic violence abusers, drug users and those who don’t pay rent so cops have to come evict them, often times the parking lot and street has cop cars just parked in front of your car blocking it for HOURS ( see pics) what could you do if you had an emergency? You’re stuck. Horrible. Parking continued: Expect to come home with someone else parked in your parking spot at least once a week. Usually this is for uber eats but occasionally people who don’t pay for spots that want to mooch off people who do. You will have to spend 10 min on the phone with the tow company and an additional 10 min waiting for them to come and tow the car parked in your spot. It’s fun :) Poop in the hallway - yes that’s dog poop in the stairwell because owners are too lazy or cold to walk outside. (See video) The head maintenance guy walks around the complex making it seem like he does stuff and rhe lady from the front office who gives tours actually doesn’t do anything for residents or help after that day she walks you around. Cockroaches - this entire complex is infested with cockroaches from May - September because it’s haphazardly cleaned, filthy garbage disposals and the hallways have aged carpets that smell (see video climbing to the second floor) If you’re desperate and just want the cheapest thing on the block and don’t expect to live in a clean, respectable complex and want to waste your money than this place is for you. If you have any other option available I would highly recommend you stay away from this place (hell). P.S. - I promise you the view of Manhattan is not worth the price, issues about and constant struggles speaking to the front office. Do yourself a favor and pay less for a better complex. You can always google image the view !! You can’t get back your time and money!

I was a resident at The Landings for 4 years. The majority of positive reviews seem to come from self-service viewings, likely incentivized, not actual residents. The Landings is a non-smoking building in name only. For 3 years, we dealt with constant cigar, cigarette, and marijuana smoke entering through vents from apartments below. At times, our apartment filled with haze, especially in colder months when indoor smoking increased. I raised the issue countless times with different building managers. Management turnover was so frequent they didn’t bother introducing the new person. All complaints are documented via email. The issue was never seriously addressed, even though the offending units were known. Only when we said we were expecting a newborn did we get any real acknowledgment, but by then it was too late. I wasn’t going to risk my daughter’s health. This wasn’t isolated, as many floors smelled like the smoking section of an old restaurant. Security was non-existent. Fire exits were constantly propped open with rocks so guests could bypass the main entrance. I removed and reported them repeatedly, but was ignored. Someone even glued the rocks down. Non-residents came and went loudly at all hours via the fire exit. Things got so bad that the police installed a giant road sign outside the building for at least 6 months: “Smile, you’re on camera. If you can see this sign, we can see you.” I saw it from my living room, a disturbing reminder of how unsafe things had become. Police were onsite regularly. Once, they even banged on our door asking if we’d heard a woman screaming while being dragged into an apartment. Rent increases were relentless. One year ours jumped 25 percent. We tried to negotiate multiple times but were never successful. When we gave notice, our unit was listed almost immediately for around $700 less per month than they had asked us to pay to renew. A neighbor had the same experience. He moved to an identical unit within the building because they refused to offer him the market price on his existing one. These hikes clearly weren’t reinvested in the building. Aside from the pool, which is open to the entire WNY public due to lack of security, there were no meaningful amenities. After we moved out, they charged our security deposit for painting, cleaning, and shampooing, even though NJ law requires landlords to cover those after a multi-year lease if the unit is in good condition, as ours was. All picture holes were patched, and we had full photo and video documentation. Still, they pushed back. It took over a month to respond, and only through the leasing office, never directly from decision makers. It’s clear they treat the security deposit as a way to fund standard turnover work for incoming tenants. The refund check they finally sent couldn’t be deposited, and six weeks later I am still waiting on a replacement. Maintenance was also disappointing. In every other building I’ve lived in, the maintenance team was the most responsive group. At The Landings they seemed put out and annoyed any time a request was submitted. On move-out day, we had logged elevator and garage access. When our movers arrived, no staff was present. I called the head of maintenance, who lives on site. Instead of apologizing and coming to help, he told me he was in bed, off that day, and that no one from the office had told him there was a move-out scheduled. This lack of accountability is typical of The Landings, not just maintenance, but management overall. I could go on about the early hour fire alarms, building deterioration, and more, but this is long enough. There are far better options nearby, from Jersey City to Edgewater, with better amenities, management, and value. I strongly recommend looking elsewhere.

If you’re considering moving into The Landings at Port Imperial, I strongly suggest thinking twice. 1. Noise Issues: If you end up living near a noisy neighbor, prepare for frequent disturbances from heavy bass music that goes on without consideration. It’s been a persistent issue with no resolution despite complaints. 2. Package Problems: Missing packages are common here, and the management offers little to no support. They refuse to check surveillance footage and, instead of helping, shift blame by accusing residents of using their home address instead of the package room (even when that’s not the case). I’ve attached the photos of the disorganized state of the package room—it’s a mess. They are only complaints from May 2025. 3. Unhelpful Management: The staff’s default mode is deflection. Rather than take accountability, they provide excuses and avoid resolving issues. There’s a serious lack of care and follow-through. Living here has been a disappointing experience. I’ve only lived here for one year and have to move out due to these unbearable living conditions. The location may be appealing, but the poor management and constant disturbances undermine any benefit. Suggestions: if you are considering living here. Don’t just have a room tour. Ask people who are currently living here and know their experience. Do your room tour after working hours and on weekends to check for all kinds of noises. If you are noise sensitive, don’t live in any river road facing units as you will be exposed to excessive noise from motorcycles and cars with modified exhausts—revving engines echo throughout the complex, especially late at night.

Manhole explosions - in 2023 there was a manhole explosion on port imperial blvd and there was debris that flew everywhere ON TOP OF RESIDENT VEHICLES damaging some with no help in reimbursement for paint, dents, glass, etc. that’s my windshield in the picture and had to pay OUT OF POCKET for any repairs because they considered this “an act of god”…….(see picture)

Parking - uber eats and move out trucks (because this place is just a revolving door) will constantly block your PAID parking spots and (see pics).

Parking (again): since the entire community is riddled with lease breakers, drug users, and domestic violence offenders, cops are here weekly and will often block your parking spaces without care. (See pics)

Parking (again again): we recently had an emergency where we needed to drive to the doctor and couldn’t get out due to the move out truck blocking our car (and another) completely. We’ve complained for two years without a resolution from anyone who sits in the main office in building 6.

Since the complex has become filled with domestic violence abusers, drug users and those who don’t pay rent so cops have to come evict them, often times the parking lot and street has cop cars just parked in front of your car blocking it for HOURS ( see pics) what could you do if you had an emergency? You’re stuck. Horrible.

Parking continued: Expect to come home with someone else parked in your parking spot at least once a week. Usually this is for uber eats but occasionally people who don’t pay for spots that want to mooch off people who do. You will have to spend 10 min on the phone with the tow company and an additional 10 min waiting for them to come and tow the car parked in your spot. It’s fun :)

Poop in the hallway - yes that’s dog poop in the stairwell because owners are too lazy or cold to walk outside. (See video)

The head maintenance guy walks around the complex making it seem like he does stuff and rhe lady from the front office who gives tours actually doesn’t do anything for residents or help after that day she walks you around.

Cockroaches - this entire complex is infested with cockroaches from May - September because it’s haphazardly cleaned, filthy garbage disposals and the hallways have aged carpets that smell (see video climbing to the second floor)

If you’re desperate and just want the cheapest thing on the block and don’t expect to live in a clean, respectable complex and want to waste your money than this place is for you. If you have any other option available I would highly recommend you stay away from this place (hell).

P.S. - I promise you the view of Manhattan is not worth the price, issues about and constant struggles speaking to the front office. Do yourself a favor and pay less for a better complex. You can always google image the view !! You can’t get back your...

Ran away - unlivable situation whereby I broke my lease in June 2025. Security is a joke and my biggest issue. The usual suspects glue rocks to the doorways to keep them propped open. There is a community that has no less than 30 people in an apartment and they are always tailgating and forcing the elevator doors open to sneak in. they tailgated me through the gate to sneak in and rammed into my car only to take off. Packages always stolen from the package room. Cars are constantly broken into. Bikes and others left in locked areas are also stolen. It smells like weed and cigarette everywhere you go yet this is a non smoking community. I was unable to use my balcony because of the weed and smoke ; my good friends next door had a newborn they had to move out immediately because of the smoke coming through their vents. The apartments are spacious and nicely designed but typical old building quality and thin materials; this complex must be next on the list to knock down because it is deteriorating with not even the most basic of upkeep being performed. Rents and fees are sky rocketing with no value. The buildings are old and tired, I begged for 9 years to have a power wash service to no avail. There are missing gutters, ceiling squares in the garage are missing or loose, balconies are slanting and cracking, the garage gates are broken more often than not allowing free rein into our buildings. The pool is a nice perk but is unusable. Everyone from “up the cliff WNY” comes down to our pool and sneaks in with no check or repercussions because it’s a well known joke how open our community is. The community has also become so cheap , esp since invoking a $50 / month pool fee year round , they have not power washed or painted the pool all 9 years (desperately needs a tune up). They also stopped turning the fountain on for water bill sales. Parking is a joke. I was an honest paying resident of a parking space and many times came home to someone in my spot with no support from the office. There are more vehicles than not who do not pay for a spot and take up unoccupied spaces in the garage including the garbage dump area blocking the elevator or the few visitor spots that have a 2 hour max but are not enforced. Yet - I’m the one who has to fill out 4 forms when The Landings outsourced parking to another company, ruin my dashboard window with the multiple stickers bc they couldn’t get their act together, and be constantly inconvenienced by the illegal parkers - all while paying $225 a month! The team is terrible and only there to put a fake smile on for the incoming resident prospects. Absolutely radio silent on any concern, issue, or proactive reach out made to them. Conveniently they were nothing but prompt to respond when I told them I’d be going to the police and breaking my lease penalty free. I am still fighting them for my security deposit where they are conveniently charging me for items already covered in my final billing cycle such as water AND are holding me accountable for $700 of paint and cleaning after I kept the place pristine for 9 years of tenancy. While I had many friends and met many great people along the way my 9 years here, the majority of new people coming in to live here are absolute trash. You will step on dog poop left in the hallways almost daily. I have never been so disgusted or felt so unsafe. There are constantly cop cars out front for domestic violence, drunken antics and car incidents, you will even see there’s a big police sign out front that says “you are being watched”. Someone posted here that they’d leave if it wasn’t the cheapest on the block and their commute. I appreciate the sentiment but you also get what you pay for - The Landings is way too expensive for what it is and what it provides, but it is also the cheapest on the block. So, I noticed Nora, the leasing consultant, was by herself managing what I believe to have been 3-4 other residence moving in, including myself. While assisting each resident, she was also answering phones, assisted some other new potential residents that needed tours, and addressed complaints of some current residents, while I patiently waited being last on line and was just picking up my new keys to my new apartment and to finalize the paperwork with management for the new/old apartment I was transferring to/from. Nora happily assisted everyone with everything! When I had left the office, I realized I actually had additional questions. When I made my way back to the office, even as she walking out to go on lunch, Nora stopped and noticed I was returning. Instead of brushing me off or turning me away, she took the time out from her time to address my concerns. I sensed her goodwill and nature noticing as always that she goes above and beyond not because she has to, but because she genuinely cares for everyone she serves. This isn't my first encounter with Nora or seeing her do kind and amazing things. So, I do hope she also gets a commission! Not just for constantly going above and beyond but for also simultaneously assisting the existing families, (my family included), as well as the the potential renters along with the 3-4 families that had moved in recently on the same day, at the same exact moment and possibly making the sale for the other potential families that she took on tours. Being last on line gave me the opportunity to see all that she had done and how she helped all those before me. Everyone was helped and very satisfied with the results and her performance. For the time I was there, NO ONE ELSE assisted her as it was only her in the office per usual. I was intrigued by the lack of available assistance she had on such a busy day. I saw no one else present with Nora that had any part in the decision-making process or to influence any of the potential or existing residents to agree to executing contacts. Only NORA accomplished this; and all on her own! I applaud her ability to remain calm and for her contagious positive energy during "the madness" that I saw was happening that day. With that said....you guys need staff! What I mean by that is actual support and permanent staff to assist Nora. For the 3 years I've lived here, NORA has consistently been the individual I've seen on hand managing and supervising basically everything. I don't even know who's the new manager, since Ann left. When Ann had left, clearly and undoubtedly, I believed Nora to have been promoted as the new manager, since it is evident that she is the only staff who has not been part of the continuous turnaround leaving the company. As a devote employee, she also seems to have taken on much of the responsibilities required of management staff, especially when there's been breaks in service when management staff was needed or requested. The absence of management when needed and only finding Nora ALWAYS available to ALWAYS happily assist while multitasking her regular duties is among Nora's stellar qualities aside from being a great team player. Just seeing her doing so much for the residents, without any assistant from other colleagues (even though I've seen her request assistance but no one come) and without a superior on hand to assist while going above and beyond to provide optimum quality customer service( and mailing it!) and seeing her get everything done with a smile and no complaints is a PHENOMENAL quality she possesses that I've definitely noticed. A company should be so lucky to find someone like that on their team. I'm sure the other residents have also noticed and feel the same as my family and I do regarding Nora! She's amazing! If she isn't already a part of your management staff, it honestly just...
