It is absolutely the most terrible place to reside on the whole waterfront, and the reviews you are reading are so truthful and so spot on, its actually sad and even scary to read knowing that I live here. I AM COUNTING THE DAYS UNTIL MY LEASE ENDS!!! I CANNOT WAIT TO LEAVE THIS PLACE AND I SINCERELY URGE YOU AGAIN TO PLEASE UNDERSTAND IT IS NOT WORTH EVEN LOOKING AT!!!
WAY OVERPRICED FOR WHAT YOU GET!!! THE FLOORS ARE 1/8 inch panels that scratch and crack easily. The carpets are very stained and will look clean when you see the place but after a few days all the spots come back AND THEY WILL NOT DO ANYTHING FOR YOU!! ELEVATORS ARE ALWAYS BEING FIXED AND SHUT DOWN!! THE POLICE ARE IN AND OUT OF THE BUILDING ALL DAY AND NIGHT!!! THE NOISE LEVEL OF NEIGHBORS IS INCREDIBLE, THE WALLS ARE SO THIN YOU CAN HEAR PEOPLE WALKING DOWN HALLS WHEN YOUR IN YOUR KITCHEN, DOORS SLAMMING AND ECHOING THROUGH THE HALLWAYS!! THERE IS ABSOLUTELY ZERO PARKING AFTER 7PM SO IF YOU EVER PLAN ON HAVING COMPANY OVER, UNDERSTAND THEY WILL BE PARKING WAY OUT AND WALKING FROM AFAR TO EVEN VISIT. IF YOU TELL THE FRONT DESK THERE IS NO PARKING THEY TELL YOU TO GET ANOTHER $200 per month SPOT!! THE WATER LEVEL SURGES AND THEN SLOWS DOWN!! I COULD LITERALLY GO ON AND ON AND ON!! But I hope you steer clear from this DISASTER OF A PLACE TO LIVE!!!!!! DON'T DO IT!!

I have been living on the waterfront for 15 years, and SADLY I decided to move OUT OF MY PREVIOUS PLACE I LIVED TO COME here because it was kinda Newer AND CLOSER TO FERRY, BUT DON'T MAKE THE SAME MISTAKE I MADE. THERE ARE SO MANY PLACES THAT ARE MUCH MUCH BETTER. THIS BUILDING IS THE WORST OF THE WORST AND ROSELAND BETTER FIGURE IT OUT soon because the reviews ARE STARTING TO SHOW THE TRUTH!! And hopefully it sheds some light to others, so you dont make the same mistake we all made!!
THE OTHER NEW BUILDING THAT IS BEING BUILT NEXT DOOR WILL NOT ONLY WAKE YOU UP EVERY SINGLE DAY IN THE WEEK BUT EVEN ON EVERY SATURDAY AND SUNDAY MORNING -- THEY START WORK AT 5am with loud machines and banging all day long until 7-8pm. THIS WILL NOT END FOR ANOTHER YEAR OR TWO!! THE AMENITIES and GYM ARE ALWAYS PACKED AND RESERVED. A LOT OF DIRTY HALLWAYS AND FILTHY CARPETS FILLED WITH DOG URINE AND DOG POOP STAINS!! THE GARAGE FILLS WITH SNOW AND WHEN IT RAINS THE PLACE FLOODS THE GARAGE FLOOR OUT. $200 per month to park and you still have to clean snow off your car because of the large openings in THE structure! Read moreIt's a nice community. Some of the features seemed more cheap than I would have expected for the price and "luxury" style/marketing. The common areas are nice. It's annoying that the pool is only open for 3 months of the year - primarily because it requires a lifeguard. So that means you can't use the hot tub in the colder months. There is construction of a building next door that's noisy and will block off lower level views.
Concierge and maintenance staff are friendly, responsive, professional and helpful. Can't say enough good things about the concierge. We left on vacation and one of the concierges went up and checked on/fed our cats for us (we asked her)! She was a godsend. They are trustworthy and respond to emails and try to help.
The floors are frustrating, they show all the hair and dirt since they are dark and show everything. I think it has an amazing location: the walkability is great. 2-5 minutes to coffee, restaurants, and grocery shopping. Its right next to the bus stop into NYC and a 10 minute walk to the ferry. It's also 5 minutes from the rail that goes to Hoboken/Downtown. The area is very safe and the river walk in front of the building is nice. It's also a short drive away to proper shopping, movie theatre, hair cuts, target...etc. without having to go into the city for.
It's nice enough to enjoy, aside from some downfalls. It's a good temporary place to stay, but very expensive. The gym is decent, but sometimes gets crowded. Be very careful as any damage will likely cost a lot of money to "repair/fix/clean". This goes for walls, stainless steel appliances, floors...etc.
The community events are fun and nice - they usually provide free food and drinks and neighbors actually get to know each other. The common areas are very clean and always smell nice. You have to take cardboard down to the first floor but oh well. It's not that bad - the trash shoots on your floor are VERY convenient. We have our car in the garage and I feel it is very safe there - it's expensive to park, but for me it's worth it to know it's "safer" and shielded from the elements.
Sometimes you can hear people in the hallway because there is a slight gap at the bottom of the door. Buy a door gap cover off of amazon for $10 and that noise will be gone! It also helps stop escaping air. Sometimes if a neighbor has base too high you can hear some music/vibrations. They have always been respectful at quiet hours (past 10pm), and usually don't last long or are very often.
During the summer months when the pool is open, it can tend to get a little noisy from kids and people hanging out, as well as the pool itself makes some loud water noises. It's not too obnoxious, but you may notice it if you keep your windows open. Keep in mind -- you are signing up to live in an apartment. Noise is going to happen!

Read moreI lived at Rivertrace for 18 months and was generally content, despite frequent elevator issues and faulty door locks. However, the serious issue began after I moved out: the leasing company has failed to return my deposit. They promised to send a check within one month of move-out, but it never arrived. After I followed up, they claimed it was sent—without providing a tracking number—and I later discovered they used an incorrect address. (Or they never sent it out) I’ve repeatedly provided my correct address and requested a trackable delivery or alternative payment methods like wire transfer or Zelle, yet I’ve received no response for weeks, even after an out-of-office reply from the contact person. This lack of accountability is unacceptable and raises serious concerns about the leasing company’s practices. I strongly urge potential renters to reconsider until Rivertrace resolves such issues. I will update this review based on their response.
9/9 Update After I left this review, they re-sent the check and it finally arrived after a month. I’m grateful for the Rivertrace team’s responsive communication and dedication in following up on this issue over the past month—their support has been commendable. However, the address on the envelope was incorrect again (missing the country name "Japan," which is required for international mail, and with a misspelling), and it’s surprising the U.S. Postal Service and Japan Post managed to deliver it with such partial information. This is the second address error, pointing to a clear issue in the operational process despite the team’s efforts. I must warn potential future residents—especially those from foreign countries—to be cautious about the security deposit refund process.
