We had booked this guest house and were looking forward to be there. We already know that the check in was only at 14:00hs, but we had asked them to leave the lugagges there from 12:00 till 14:00. When we rang the door bell, in the street, someone asked who was, we said "guest, with a reservation", and he opened the door. First mistake: Anyone can access the building, not safe at all. The guy who answered the door was the cleaning man, we left the lugagge, I asked to use the toilette. It was a service bathroom/deposit, dirty, where they keep the "cleaning towels and sheets"...in the bathroom??? But, let's move forward..he gave us the keys from the street door and the reception, so we could go have lunch and come back, as he was already leaving. When we came back, we wait in a small room (reception), with no windows at all. Soon, the light kept going back and fourth, the air conditioning turned off, and the ligths too. At 14:10, I called an emergency number and asked for the check out, that should be at 14:00 ( the lady answered that she was doing check ins in the others guest house, so she was late..so we have to respect the check in time, but they don't need to) and told them about the energy problem. I noticed lots of pieces of finger nails in the telephone workbencht...very dirty. Someone had the nails cut and they didn't cleaned it..arghhh..At 14:20 the lady arrived to do check in (20 minutes later), we were with the door opens, it was really hot. She told us tha t they have a "small" problem with the eletric board that serves the whole building and all the restaurants downstairs, that they would have to change the eletric cables, but "it was easy, in two hous it would be solved"! How come? I told her that I couldn't stay there, she tried to show me the room, but it was very dark, we couldn't see...She was nice, but she insisted that we should stay there. I told her that we had a noturn visit to Vatican, and I was afraid they couldn't fix the problem by the time we got back. She offered to wait for us, so she would make sure everything was Ok. I am an archictec, and I know exactly what a problem in the eletrical board means, mainly if they have to change the principal eletrical cables. We decided to stay, because she was very nice, and went downstais to visit Rome. When we got downstairs, there was a man, with no uniform or identification, no firm at all, with the owner of one of the restaurants, messing around the board. Total absurd. I felt very insecure, it is a very dangerous thing to do, it is where all the cables get, if they are not fix properly, could happen a short circuit or a really bad eletrical accident. So, we decide to go away, as the guest house had no conditions at all to receive guests at that day. I couldn't stayed inside the room, there was no air conditioning, i couldn't shower, I couldn't turn the lights on. Then, we came back to get the luggages and leave. How was my surprise, when the lady told us that they coulnd't cancel the reservation, that they woud charge us anyway. The owner of the place talked to me in the phone and told me that they have another accomodation that we could go, and that she was not to charge anything. But the accomodation she had for us, was in the other side of Rome, and a much inferior guest house than this one, much cheaper, terrible. So, I don't think she was honest and reasonable, finding us a inferior place and telling that she a nice person because she was not going to charge for that. If we had gone to the other place she wanted us to go, the correct thing to do was to give money back. She was not honest at all. I lost almost all the afternoon, they didn't cancel my resevation, I had to pay 428 euros, and even so, I prefer to leave and go to another hotel. It is not a safe place. Not clean. Not nice with the guests. No conditions of receiveing guest, since they are in a very old building and, as the lady told us, the cabels, at that moment, didn't hold all the eletricity demand (air conditioning and restaurants). And she told us that it happend others times! Absurd at all!...

It’s hard to find the right place when there’s so much choice. We were so relieved that we chose Charmsuites!||We had a little trouble locating the building initially, the pavement tables of the restaurant below obscure the view of the entrance door from the road.||Our room, 103, was perfect for us. On the first floor, in the far corner, away from the main door and stairwell, the window overlooked the street.||The first thing that struck us was how spotlessly clean and modern the accommodation was. Everything we could have needed was there. It was described as a studio, but it was much bigger than we expected, the little kitchen was self contained which was nice. Also, the toilet was separate to the lovely shower room. |There was a cute little table and seats in the window where we could have a drink whilst watching the world go by in the street below.|The bed was large and comfortable, I always wear earplugs in hotels, but my husband who doesn’t, said he wasn’t disturbed by any noise during the night.||There are plenty of power points, also shower gel, soap and shampoo. We weren’t there long enough to use the kitchen facilities but it seemed to be well stocked with equipment.||We stayed for three nights, no one came to clean or make the bed during this time, we’re not sure if that’s standard for Rome, but it wasn’t a problem for us as we only went there to sleep.||The location is outstanding. We bought a two day pass for the hop on & off bus, as this was our first time in the city. We were glad we did this, but soon realised that we could walk to most of the sites and areas we wanted to see.||The communication from the manager was fantastic, he converses via WhatsApp, and replies to any queries immediately, and also takes phone calls. He was friendly and helpful, it was very impressive.||We can’t speak for what the rest of the apartments are like in this old renovated building, but if we are fortunate to return to this amazing city, we would definitely book this accommodation again, and specifically ask...

This suite is charming for sure - our family of four had plenty of room and the best time in Rome thanks to this superb location. The owner was extremly accomodating and went above and beyond to make our stay pleasurable. The room was clean, and ready much earlier than when we were expected to check in which was so convenient for us. It's air conditioned, the beds and pillows are clean and comfortable. There is a kitchenette but we did not use this. I would stay here again and highly recommend. Was confusing when we first arrived as this is not a hotel and there is no front desk so we were a bit thrown off, but if you understand what to expect and that it is suites with a small lobby minus some hotel amenities (we did not need or want a restaurant or concierge etc) you will be well taken care of. The staff who cleaned the room and helped us get checked in is also very kind and helpful. The owner did give us recommendations for local food and service which we followed and also exceeded our expectations. ...
