This hotel is FANTASTIC! ||Room: amazing! Brand new, actually quite large which I wasn’t expecting from 16sqm. It’s pretty obvious whoever developed this building has both stayed in hotels and developed them before - everything is thought of! ||It’s so frustrating when you stay in a hotel from a big brand and it’s obviously just an apartment developer whose done a hotel and asked Accor or someone to run it. This hotel has EVERYTHING a guest needs in a room in a foreign country. ||Every plug and tap is labelled - in English and Japanese on how to use it correctly. Little things like taps which are always a bit confusing to start with are labelled. ||There’s usb plugs beside the bed - and YEP - they included a triple adaptor in the drawer for those with the wrong country adaptor (like I did woops). ||Air con - I just came from Seoul Mercure which had awful air conditioning (also brand new). This hotel - it’s like ICE! woohoo! Tokyo is boiling at the moment - and it stays on when you remove the room card. Godsend! ||Plenty of room for my huge bag and carry on and backpack - and has a hanging wardrobe rack as well. I did not expect a big room (I’m not staying in some Ohio backwater Hilton Brenda I’m in Tokyo the most populous city in the world), but this room really has made the most of every centimetre. Small table, little lounge, huge tv. Minibar fridge for 7/11 snacks, and more than enough room to move around. I’m also on the 12th floor with a fantastic view. ||Location: yes it’s in Shinjuku - if Brenda complains here it’s not ‘child friendly’ then she should have researched the area before taking her 6 kids there. Seriously people who complain about a fun location that isn’t for middle aged families with 10 kids need to get a grip. Stay at home and order a live laugh love print. ||This hotel would definitely be the best in the area and really well priced. It certainly would be the newest. ||My location tip is to be prepared for a schlep from the train station - especially if you’ve never been here like me. I didn’t know the streets and stupidly had a massive bag to heave around. My own fault. Next time I’ll probably get a taxi after getting off in the city after the skyliner. ||The hotel is one street back (sort of) from the thriving action of Shinjuku - and inside the rooms - totally silent. A clean modern hotel in the heart of Shinjuku Kabukicho, Tokyo's famed entertainment (and red light) district. Great for adults, but you should think twice if you are traveling with young children.||While it is in the heart of Shinjuku Kabukicho, it is a decent walk from the JR Shinjuku station. It is probably not an issue for your daily touristy activities, but if you are planning to take JR East's Narita Express (NEX) to or from the Narita Airport, keep in mind that NEX stops at platform 5 and 6, the southern-most platforms in this gigantic station. Google Maps may tell you it's a 8-min walk from the station based on you exiting the East Exit, in actuality it's more like a 15-min walk since you will likely be exiting either the South Exit or New South Exit on the other side of the station. And that's 15-minute with you lugging your luggage along. This may or may not be an issue for you, depending on how light you travel.||Speaking of luggage, the rooms are tiny, particularly the Japanese King rooms, even with Tokyo standards. There is no room for you to sit, let alone opening your luggage, especially clamshell style luggage. If you only have clamshell style luggage, your only option is to spread it on the bed. Top-open is definitely more practical to use here. You can thank me later.||The room, while tiny, includes a decent size bathroom with separate shower and tub area. You almost have to wonder if it is better to get rid of the bath tub to free up more space for the rest of the room. Maybe separate shower and tub is a Japanese thing that they cannot leave without.||Essentially amenities are available in the bathroom, and more are available for free in the lobby.||The staff are friendly and helpful.||We haven't tried the breakfast onsite, but be warned that there aren't a lot of breakfast options in the Kabukicho side of Shinjuku. Most of the food options available during breakfast hours are geared towards hangovers (starchy stuff like ramen, gyudon, etc) than what you think of as breakfasts. A couple of convenient stores (Lawson and Family Mart to be exact) are within a stone's throw though.||I would definitely give a higher rating (4) if the usable space in the...

Great things: room and amenities are very clean, new shower room is nice. Great water pressure, deep tub, washlet mattress (king size) was firm and comfortable we had no noise issues at all despite the area staff are friendly! big TV has YouTube and Hulu (you need your own account) but we mostly casted to it with our phones. sound and picture quality were both better than expected the hair dryer is TINY but surprisingly strong and capable location is very convenient, lots of convenience stores nearby (an advantage over many airbnbs) AC/heater was great water dispenser, ice, microwave, laundry available downstairs mirror over the sink has a built in light blackout curtains!! Plus a sheer curtain if you want to let some light in but preserve privacy free drink ticket for the lounge downstairs, lounge also has a breakfast buffet for 2200 yen each (but a bit pricey for us)

Things that you may consider: it’s a great size for Tokyo but if you’re used to western hotel rooms it will feel very small. King sized mattress was on the ground (no bed frame, tatami-style floor) and took up almost all of the main space not too many outlets. Our room had a standard 2-plug outlet on the wall plus a single outlet and USB-A along the bedframe. Another 1-plug outlet by the vanity for hair dryer, kettle, or humidifier (provided) 4 clothing hangers, no other areas to hang clothes. You can probably ask for more but we made it work. not really room to leave your suitcases open. Packing cubes were a lifesaver in this regard - had no problems with space but it would be uncomfortable to ‘live out of your suitcase’ here, especially if you’re more than one person. they don’t do housekeeping every day. We don’t tend to opt for housekeeping regardless so this was actually a plus for us. some staff speak English but not all, so translator apps may be necessary

Overall: Really liked it here! It exceeded expectations...

Unfortunately I have to leave a bad review, while the hotel is amazing, new and beautiful, I honestly expected more. Firstly upon check in we were given a room much different to the one shown when we booked, the lay out of this room meant the bed was surrounded by 3 walls, basically a room I'd never book. I then spoke with someone in reception and was told they could move us into a different room but they were still cleaning that room and would need some more time, I was upset but at least we had a solution. The main reason for the negative review is the lack of service, I'm not sure how this hotel could have any stars, there's no room cleaning during a 3 day stay, they leave a bag outside your room on the door handle with all the towels and plastic bags for the rubbish bins. They expect you to change your own rubbish bins, when I've paid hundreds of $$$ per night I expect this to be included in the service especially for the price I've paid. I don't stay in hotels often, I always pay out of pocket and expect this for the price I've paid. This hotel honestly fees like an expensive airbnb or at a mates place, especially getting me to change my bins (something I have no issue doing while I'm my own home but not when I'm staying in an expensive hotel). Maybe I didn't pay enough attention during the booking process but had I known about the lack of cleaning services offered, I'd have booked another hotel.

The entrance, lobby, and elevators had a very strong and unpleasant smell, almost like chemicals. Lounge area was only opened from late-afternoon 3-4pm until 10pm, not great for anyone looking to do any work. Rooms are fairly tight, washrooms are a good size. Watch out for housekeeping as they have a foreign lady that knocks loudly and screamed "Sir! Ma'am! Housekeeping!" at 8am every day... Very unlike typical Japanese hospitality. Also the few laundry machines did not seemed to be maintained as we noticed a machine was sitting for over 6 hours even though all 4 machines were in use at some point. Great location, but amenities and service were the most lacking lacking from the 10 hotels we stayed at for our month long trip.
