I found this to be a fine business hotel near Ueno station. Rooms are Tokyo-sized (small) as is expected. Location is easy to find, and as other reviewers have said it is better to take the Iriya exit from Ueno station as there are escalators and it is closer to the hotel. The room had a refrigerator, but there was a common microwave in the lobby area. Wifi was strong, shower pressure was amazing - a terrific shower! The bed was comfortable - and no noise at all. I found it to be a very comfortable spot for our stay of a few days in Tokyo.||Several reviewers have mentioned the air conditioning so I emailed the hotel in advance to ask about it. This hotel, as some others, uses a common system for heating and cooling and for some reason they need to make a switch between the two settings on some date in Spring and Fall. If you happen to be there on a warm day in Spring before the system has turned to cooling, you are out of luck. When I visited in late June, the system was set to cooling, and we found the cooling to be very effective - I love it freezing in the room and it did not disappoint us. The temperature can be controlled in the room and I believe the lowest setting was 20C. For us in summer, the temperature control was very effective.||We did not have breakfast in the restaurant downstairs. There is a convenience store at the end of the block. The rooms are old and quite yellowish. We stayed in a room with two beds. Curtains are very close to the position where the head is, which makes it hard to sleep when the sun rises as the sunlight will shine directly into your eyes. Pillows are also hard to sleep on.
If you need to throw away any bulky items (example: you bought a new luggage and want to dispose of the new one), you need to pay a fee of 4000 yen, which is quite expensive.

Location is OK but still a distance from Ueno station and even further from Ueno Keisei Skyliner station if you have luggage. Booked a corner room at "not so expensive rate" but it was a terrible room given to us. The corner room faces the giant Sunroute illuminated signboard hanging on the external wall. It was very bright at night and we had to close the curtains completely. The "extra space" in the corner room was basically a narrow corridor leading from the door to the bedroom area. The bedroom area is very small similar to the other standard room beside us. It was a waste of booking such a room! Breakfast was not good. The food was tasteless.
