tl;dr - a good value hotel with wonderful staff in a convenient location, but with seriously aging rooms.
the location of this hotel is amazing, its right next to ueno station.
check-in was simple and the person working the front desk was very nice. we actually arrived early and they were able to take all of our bags and sit them in their hallway for a bit while we went out exploring.
its a nice, simple room. it features a fridge, tv, and has a full bathroom. each room also has their own wifi. the bathroom has a unconventional door though, it's a sliding door that closes where the sink is so you kind of have to reach quite a bit to get it all the way shut. there was no smell of cigarettes in our room, some other reviews said theirs smelled a lot like smoke, maybe we got a good one but my girlfriends is asthmatic so we were glad. the room was clean, but a bit dusty, nothing that was too bad it was most noticeable in some corners, near the walls, and under the desk. they do give you slippers though so it wasn't that bad. there was rust on some of the hinges, especially the rail the sliding bathroom door was on, again, nothing offensive, normal for an older room.
this is where the dealbreaker for most people is: one of the other reviews i read also mentioned mold in their shower, and despite my shower looking mostly clean, i did see clear signs that mold was starting to grow on the tiles near the back. it wasn't anything horrible (yet) but this is something the hotel management definitely needs to address as i feel like most people won't want to gamble on whether or not their room has mold. fortunately we didn't stay there many nights and just covered the portion of the wall when we did have to shower, but most people won't want to even bother.
keep in mind this hotel doesn't do housekeeping. you're expected to put all of your trash in bags and leave them by your door where it'll be collected, and any amenities you might need can be found on the third floor in the lobby. this wasn't a problem for us but might be an annoyance for others that expect...

Upon arrival, I was greeted by friendly check-in staff who made the process smooth and efficient, taking less than five minutes. This was a great start to my stay and set a positive tone.
However, it's worth noting that the location of the hotel is somewhat far from Keisei-Ueno station, which might be inconvenient for some travelers, especially those with heavy luggage or after a long flight. Despite this, the hotel itself more than made up for the distance.
The room was extremely clean upon check-in, which I greatly appreciated. The bed was comfortable, providing a restful night's sleep after a long day of exploring. The room also included a complimentary bottle of mineral water in the fridge, a small but thoughtful touch that added to the overall positive experience.
As a solo traveler and a grown man standing six feet tall, I found the room to be quite comfortable and adequate in terms of space. It might be a bit snug for those traveling with large amounts of luggage or for longer stays, but it was perfect for my needs.
In conclusion, I would definitely recommend this hotel to solo travelers. Its clean rooms, comfortable beds, and friendly staff make it a great choice. Here's my thoughts of the hotel:
Pros: I ordered the double bed room just for myself because i know most hotel room in tokyo are tiny. The double bed room is pretty decent for solo travellers but too tight for two adult people. The bed is super comfy and the pillow as well. Note that in Japan, most hotel that i found has very hard pillow. In Sutton they have a soft pillow that suits well supporting my head. The room and bathroom are super clean. Tiny but beautiful, decorated with mozaic style and selection of warm colours. They have decent kitchen and laundy machine. Overall, i like this hotel because it's not too big (only 4 rooms per level) and easy access to the street and near great streatfood and konbinis.
Cons: They still using old fashioned key that's really big and heavy. It's not practical at all especially for the backpackers. The hot water selection in bathroom is very slow response. I can say this bcs i have no problem with the hot water in other hotel in Tokyo. Maybe took 3 minutes until warm water are out. The staffs are not fluent in English. Though they still helpful.
Overall, if i come back to Tokyo i would like to come back to this hotel again, for their comfy beds...
