It was fine for me most of the time, I mostly slept comfortably. But unfortunately, in places like this it always depends on how considerate your neighbours are. I was in a second building, not the main house, and this one seems to be a bit more modern, so I liked the facilities. I slept in 1F next to the stairs but I never heard noise from upstairs or the stairway. The washing facilities are in the open hallway, except for the extra shower room (and toilet rooms ofcourse), but they weren't noisy either. The only noise that sometimes woke me up were simply people stomping in the hallway or talking and laughing OR BLOWDRYING at like 1am or 6am (how do they have so little self-awareness??). I would love for it to be at least quiet between midnight and 7am or 8am, but it can happen that you will be woken up earlier. Most days it was fine. However, the one day I slept in the main house (because of flight changes we booked one extra day and I stayed in a room with my friend in the main house, which was handled without a hitch by staff, by the way), the washing facilities were quite annoying. Here, the sinks have a motion detector, so they turn off and on a lot when someone washes their face or hands. And each time, it makes a loud thumping noise in the walls. If the owners want to make people sleep better in the main building, please replace the faucet with a traditional one, not a motion sensor! The running water is not a problem, just the pump going off and on every second.
I guess you can be lucky or unlucky with your room, depending on which building you are in and how close to the bathrooms you are, and especially depending on the other guests. I really enjoyed the room, especially the futon bed which was very comfortable. my room was cleaned every day, and I appreciated how fresh and tidy it always felt.
one of the things I liked the most was the shared kitchen. even when I came back late at night feeling hungry, I could cook something easily. the kitchen was always clean and well-equipped, which made it very convenient.
the shared bathroom was also super clean, and I felt completely comfortable using it. although the bathrooms and toilets are shared, they were located very close to the rooms, so it was never a hassle.
the best part of this place is it so easy access to the train station. just 150 meters away is Exit C1, which has an elevator. Exit C6 is about 250 meters away with stairs, and the West Exit of Ikebukuro Station with an escalator is around 500 meters away. everything was within walking distance and very accessible.
convenience stores and food places are also nearby, which made my stay even more enjoyable.

My wife and I stayed here last minute as we missed our connecting bus. Was 6600 yen for our stay, saw a sign saying it ranged from 6600-8800 for 2 adults per day. Very affordable for the area and only a 5 min walk to a 7/11 with an ATM and the subway!
As you walk in you'll have to take your shoes off to check in/walk around the hotel, there is a shelf for them on your left. Check in desk is directly ahead and the staff was super friendly, nice and spoken broken English but enough to give us a complete tour of everything we would need (separate bathroom and shower location, instructions for keys, etc).
Room was tatame mats with the flat cushions on the ground you sleep on and a comfy fluffy comforter blanket. Has AC and heat in room, plus a small tv, mirror, and hair dryer. Plenty of outlets and even a window.
Check out by 11am, can check in up to midnight (we arrived at 1149pm and staff was still there!)
Separate bathroom with usual Japanese controls. Has a heated seat however. There is a communal kitchen if needed.
