Location: The guest house is a 15-20mins walk away from the station and it offered impeccable views of Mount Yufu and the rest of Yufuin, which sets it apart from hotels in the middle of town! There is a small shrine within walking distance where you can see a 1000-year-old tree. The neighbourhood was very quiet aside from the frog and cricket noises outside starting from the evening; they get pretty loud actually. It was a nice place to take a stroll.
Room: We stayed in a large tatami room that had a separate toilet and sink (bathroom is shared). There was a full-length mirror (bless), a coffee table with floor cushions, a TV, air conditioning, clothes racks and hooks, and towels (also you can get yukata if you follow them on Instagram). The futons were comfortable and there was even a foot massager (it was extremely painful but we used it anyway lol). The space we were given to put our two large suitcases was a little too small though.
Building: It was a small building with two floors; on the second floor you can get an excellent view of the surrounding area. There is a shared kitchen that is fully equipped, toilet, and bathroom. The spacious private onsen is in a little shack outside and you can book it whenever you want as long as nobody else already has. I loved the cute decorations and little touches inside and there was music constantly playing from the lobby (the host was clearly considerate because it was set at a volume where I couldn't hear it from our room next to the lobby).
Service: The host, Jin, is Korean but he can speak English and Japanese, and he was super gracious and hospitable. He picked us up from the station on our first day and would also kindly drop us off at the station if we asked. He also allowed us to use the private onsen next door in Yufuin Monday (his other hotel) when the one in Yufuin Sunday was occupied.
My only complaint would be that there are no convenience stores nearby and the closest one is all the way in town. In Yufuin itself a lot of places close really early. I didn't use the shared bathroom because I went in the onsen instead so I can't comment on that.
Overall this place was such a gem and I got more than my money's worth. I HIGHLY recommend...

The location is also very good. It's located 20 minutes away from the Yufuin JR Station by foot, and the nearest konbini is at a 15minutes walk.
The room itself was so nice and cozy, with all the amenities someone needs. The futon were perfect. We had a view on Mount Yufu from our window, it was so beautiful.
The house is well maintained and beautiful, the kitchen has everything you need to cook or just sit and relax. And of course, there is a private onsen, which is very clean, hot, and very enjoyable.
