Likes -|The wifi was good, it had a secure parking for the car, the breakfast was excellent.|These were the main points we wanted to tick when searching for the property and Casa Xu Unan delivered brillinalty on these.|Also, the owner gave us a good "induction" at our arrival about the facility and what we could see in Valladolid, which was very useful, plus tips on where we could go for dinner|The location is excellent, as you can walk to the city centre on a very secure and vibrant road full of shops and restaurants||Improveements - |Our room (room 3 I believe) was on the ground floor with a view on the internal courtyard, so we had to keep the courtains always on to preserve a little privacy. For this reason, although the room itself was spacious and had all the facilities including the air conditioning, it felt a bit clustrofobic if you had to spend too much time in it.|I do not think there is anything that can be done about it, it is what it is, and for a couple of days it was perfetly fine and, to be fair, I believe the price compared to the nearby property was reflective of this (i.e it was a bit cheper). However, I thought to mentioned it just to make everyone aware that if they intend to spend a little longer on the property, perhaps they might consider enquire for a room on the upper levels.|The other comment is in relation to the breakfast time. The main reason why most travellers, like us, are staying in Valladolid is because of its vicinity to Chichen Itza. It takes, by car, about 40 minutes to get there and the acheological site opens at 8:00am. So, to be there by the opeining time and avoid the crowds you would have to leave the property by no later than 7:20am. Unfortunately Casa Xu Unan offers breakfast from 7:30am owards only, which is a bit late if you would like to be in Chichen Itza by 8:00am. We asked if breakfast could be anticipated to 6:30am or at least 7:00am but we got a very firm "no, it is not possible". Not sure why, maybe they have very good reasons for it, but it is a pity from the travellers point of view and perhaps this is an improvement that the management could consider for the future. Read moreThe B & B is Susi's home. She is a nice lady that homemade a traditional Mexican breakfast each morning. The place had a nice courtyard with different seating areas and a pool. For dinner in a nice open courtyard you can walk around the corner to Taberna de los Frailes (Tavern of the friars). Possibly named that as right across the street is The Convent of San Bernardino de Siena. This church has a light show at 9pm different days of the week, really cool to see. Walking to the main town plaza square was safe at night. You will find lots of shops and restaurants in that area. Take the 41 A then R at the 41 as shown on the map at Susi's place. I liked Susi's place as it offered parking inside the gates and was within walking distance of almost everything we needed. Our room had a shared kitchenette area attached if we wanted to use it (they supplied coffee and a coffee pot so we could have that before going down to breakfast). The photos showed the building color as salmon but it was a different color so we were a little lost at first. The door locking mechanism to the parking gate and the entry door is a 2 fold process so we had a bit of trouble figuring out how to use the keys the 1st time. Read moreFirst off, the staff here is fantastic—very helpful and friendly. We needed to adjust our booking, and they quickly found a solution for us. Because of this, we stayed in two different rooms.
The first room overlooked the garden and was quiet, but the bed was too soft for our taste. The second room, located near the main entrance and close to the street, had much better beds but lacked natural light and was quite noisy. Street sounds and foot traffic through the foyer were hard to ignore, and the water pressure in the shower was poor. On the plus side, the WiFi worked well.
The property is a bit dated, but we expected that, so it wasn’t an issue. Breakfast was decent, with eggs, tortillas, bread, and fruit.
The location is central, which means easy access to the best street in Valladolid, a nearby park, and the convento, as well as lots of great restaurants and shops. However, central locations in Mexico tend to come with some noise, and this was no exception.
