Wonderfully clean, crisp air conditioning, great WiFi, really comfortable beds, clean sheets and bedding. Really quiet considering how close it is to the town too.
We had a little balcony which didn't have much of a view, but was perfect for drying clothes after a wash or getting caught in the rain.
Speaking of which, a bank of washing machines is available on the ground floor at 30 THB a wash, with detergent available to buy at reception which together was great value compared to laundry services in town. There's also a drinking water refill machine here where clean water is available for 1 THB helping us to reduce our plastic usage too. (New drinking water was provided daily, but we're trying to reduce waste).
We opted for the breakfast and were very pleased, with toast, jams, cereal, fruit, tea, coffee and a few different Thai dishes over the days we stayed.
The staff were incredibly helpful throughout our stay too, offering advice on buses and printing services that we needed.
Great location with a short walk to temples and restaurants nearby, really pleased...

It was around £40 for 4 nights so really cheap! ||We stayed in a room with a double bed, the bed was really hard but that’s ok considering the cheap price. Shower was good. Big fan on the wall that made the room cool. We got 2 towels each (1 big,1 small) shampoo and shower gel. It was a modern new built room but everything was fully working. ||||The staff were absolutely lovely: English speaking, very welcoming. When we got there, they asked us to sit down in the reception area and offered us coffe/ tea. We emailed them before we got there to see if we could check in earlier(11am instead of 1) and that was absolutely fine. The staff was interested in getting to know us, advised us on what to do in the area and offered to help us book tours and taxis.||They have free coffe/tea/chocolate/biscuits/fruits available in the reception 8am- late evening. ||They offer a cheap laundry service, we got our laundry back cleaned and nice and with all staines!||||I would highly recommend...
Read moreIt felt like home here, I had only booked a couple of nights and ended up staying a week because I found both the house and the old town of Chiang Mai so peaceful I didn't want to leave The location is perfectly located for peaceful rest and close to plenty of delicious restaurants and bars. The rooms have everything you need, comfortable bed, hot shower and a fridge for chilled water and snacks. My room was cleaned whenever I asked, I prefer this approach as it means towels and sheets are reused, better for the environment. The breakfast was delicious, a mix of European and SEA cuisines which I loved exploring. Lots of fresh fruit, different every day. One morning I had to leave early for a day trip I had booked and they were kind enough to pack me up a box of breakfast for me to eat on the bus. So so kind. It is cash payments but I didn't find this a problem as many places are cash in this town and there is a 7eleven store a 2 minute walk...
