We really wanted to love this place, given the pretty exterior and reasonably good location. We were upgraded to a larger room, but to be honest it seems pointless coz the extra space seems to be occupied by an unnecessary single bed.
The bed itself was a double, and only just big enough for us. The street noise and dogs barking was hard to get used to - maybe not the fault or control of the property, but bear in mind.
The room was old and dirty in many places - particularly the floor made feet black and it was sticky. Bathroom drains were quite smelly and the sink drain was slow & eventually blocked. The housekeeper girl seemed to spend more time sleeping than housekeeping from what we saw coming & going.
The coffee shop is never in action and there are no customers that we saw. Checking in was simple although we were not told about access at night when the doors are shut. I just pushed it open and it set off an alarm. Turns out there's a swipe sensor on the keyring but we didn't know.
Due to a late flight we asked for and were generously given a pretty late checkout, for which we're grateful.
Overall we wanted to enjoy our stay, and TBH for the price is fairly good value. If the cleanliness can be improved and the room updated then it might be worth considering in the future.

When we arrived here at night, we were a bit concerned as the surroundings is quiet and dark and we thought we might have problems moving around. However, during the next few days we quickly found interesting and great food outlets within easy walking distance from the hotel. It is also near to the Chiangmai Gate market and Saturday and Sunday night markets. In fact, you can also walk to the night bazaar or take a tuk tuk there. The hotel itself is very pretty with lots of flowers and the rooms are spacious and clean. The wifi is free and acceptable. We look forward to our morning breakfast which you choose from their sets. Their coffee is prepared by a top notch barista and it is one of the best that we tried in Chiangmai so far. We booked most of our daily tours from the hotel and we didn't encounter any problems. In the evening, they don't serve food so we ordered from the street vendor across the hotel. The stall is called " Stop By" and operated by a lovely lady called Pa.
