Good staff, hotel is on the south east end of Sunrise beach. The snorkelling at this location is excellent, especially around the small rocks and the island. Some care is needed with the passing boats, they do appear very vigilant for swimmers. The resort rooms are hit and miss, south side near the pool has a constant stream of guests walking past your doors from back of the resort, as does north side. If you're in the second row on Northside then your view is the back of the first row. The back of the resort is multiple level with wooden and rock paths, not in the best of condition. We stayed in room 511 which had quite good privacy, unless somebody was on their balcony to the right (swimming pool south side) our path forced us to walk directly up to the patio door of this room before turning. So no privacy at all for them. Down near the beach the front row was reasonable although heavy traffic to either the restaurant or the beach. The road entrance to the hotel is either a derelict building or an unfinished worksite unsure which. This is the main thru-way for vehicles and to walking street. Buffet breakfast in the morning was ok, usual mix of noodles, Thai, fruit salad, ready cooked fried eggs, omelette to order. Only instant coffee. We ate here twice out of the four days. Preferring the coffee and food at a restaurant on the way to walking street.
Inside the rooms, there is a tv, didn't try, a kettle, more instant coffee, comfortable double bed with a mosquito net that is simply way too small for the bed. The AC points down on to your face in the bed, which I don't like. Two half litre bottles of water are provided per day. You must put make up room sign on door for room to be maintained.
The bathroom is very large, 2/3 the size of bedroom, yet only a sink in one corner, toilet in the other and shower which is over a slightly sunken area which is half the bathroom. (Door in the 4th corner if your adding up). The shower has barely any pressure with less than half the jets being free to allow water flow, the heater works slightly, but who needs hot water in the tropics?
Overall the hotel is indicative of the island, there are better hotels (not much) and they can run twice the price.
If I ever came back I'd research one of the guesthouses inland, the island is so small, it may add a few minutes to beach access.
Koh Lipe is overun with tourists, it is not the idyllic quiet and relaxed island that the brochures may show. We didn't expect it to be.
So choose this hotel if you want good beach access to Sunrise Beach, or any of the other hotels on this beach.

The bungalows are traditional dark wood, so yes they feel dark inside (turn a light on). They are cleaned each day and there is shampoo etc left in bathroom (if you’re looking for gleaming and sterile go somewhere else). There is aircon (it’s a bit noisy - but it works fine). The beach has long tail boats (you’re in Thailand). Sunrise beach is very peaceful (if you want a more party vibe stay the other side of the island at sunset beach). The water is clear and you can see coral and fish (you can hire kayaks for £4 an hour). The staff are friendly enough (not over the top ‘have a nice day’ type of thing). The beach is narrow - we’ve had no trouble with sunbeds though, but I think if we wanted to sit by the pool we would struggle (why would you want to sit by the pool when you have such a beautiful beach?). Koh Lipe has retained most of its charm, yes ‘walking street’ has some tacky bars - but its worlds away from Phuket, Krabi etc, the whole vibe reminds me of Thailand 20 years ago when I first started coming. We paid £140 for 2 rooms connecting so our teenage sons had their own room, this includes breakfast (there’s a decent buffet breakfast - bit basic but there’s fruit, eggs, cereal, good coffee, juice, pancakes, toast plus Asian noodles etc). I’m not sure why people have written such poor reviews, it’s exactly what I expected for the money. Oh and there are some cats and dogs which hang out, they seem well cared for, I’ve made friends with most of them. Finally the bar is ok, it closes fairly early though - we brought some gin at duty free - there’s a fridge in the room and the shop sells tonic, so no worries😜. The food if fine, we have eaten out in the evenings but lunch is decent. I would recommend trying local restaurant though as food whilst ok at Anda - it’s better elsewhere (but my sons both love the club sandwiches which are served with chips - cost about £4). Breakfast is served 0700-1000 every day and there’s a good variety of western and Asian food. I was hesitant to try the breakfast after seeing other reviews here, but was pleasantly surprised.
Free tea and coffee is provided 0700-1900 daily.
Staff in the reception are great. Very helpful and will assist with booking tours, providing snorkeling equipment (for a rental fee) and beach towels.
Free transport to and from the boat on Pattaya beach is provided on checkin and checkout day.
The rooms are clean but dark. They are made of dark wood with some very dark corners (perfect for mosquitos!). The room key is required for the aircon and power, so when you leave the room, the aircon switches off - on returning to the room it’s like stepping into a sauna! Takes 15 mins or so to cool the room down.
The bathroom does not have a fan or aircon so is always hot, regardless of the time of day.
Soundproofing is nonexistent. You can hear your room neighbours talking but as guests know this, they are respectful of it.
Toiletries are provided (toothbrush and paste, cotton buds, and shower cap).
There is a bar / restaurant and the food is ok. Drinks are ok too. This closes quite early and by 9pm the resort is very quiet.
You can hire a kayak from the bar staff - try to avoid asking Nockky for a kayak though. In fact, avoid asking Nockky for anything…it’s too much work for them and they will tell you no or tell you things are out of stock - just wait for them to go and ask another person who is more willing to help. What was out of stock a few minutes earlier is now back in stock 🫣
I recommend walking 30 metres along the beach and hiring a kayak from somewhere else (for the same price).
