Booked this guesthouse because it was very close to a theatre we were going to, turned out to be a very good decision because thls guesthouse is absolutely superb and we will definitely go back. On arrival we were given directions to our reserved parking space (down a VERY narrow alley) and taken through the procedure for ordering breakfast and shown to our gorgeous room where we were told there was some complimentary sherry (more on that later) and a few other complimentary items in the fridge (not sure we even used any of them but nice to have some water and milk if you need them). The room was stunning, plenty of space, amazing bathroom / shower (excellent water pressure), night light that came on automatically when you went into the bathroom (nice touch). The bed (a four poster) was very |uxurious and also very high, there were even some steps provided to get into it, didn't need them but yeah it's probably the highest bed l've slept in but also one of the comfiest. Everything was spotless, it was definitely one of the better guesthouse rooms we've stayed in (but it was also one of the most expensive as well so l guess you'd expect that). Breakfast was delicious, a choice of cereal and fresh fruit and yoghurt and berries etc to choose from before your ordered hot breakfast. I had the full English and it was fantastic, great quality (proper butchers) bacon and sausage and black pudding and very good scrambled egg. The wife had poached eggs and avocado on sourbread toast I think it was and she said that was very nice as well. Definitely one of the better guesthouse breakfasts we've had in York (well anywhere really). Just a few niggles, and haven't marked them down for these as they were either very minor or out of their control really. Firstly the complimentary sherry had been left on a table in the window in the sun and was very warm which did spoil it a bit, don't get me wrong it was a lovely gesture but it was a shame it was so warm really as it wasn't as pleasant to drink as it otherwise might have been. Talking of being warm we were given the table in the window at breakfast and with the weather being so gloriously sunny it was very warm sat there in the sun. I did end up having to mention it and the window was opened to let a very welcome breeze in, just something perhaps for the hosts to bear in mind as we go into summer. And the only other niggle was the fact I could hear someone walking around and using taps in the room upstairs for well over an hour from around 6am, the floor was very creaky and someone was doing a lot of moving about but these things happen when you're not on a top floor, was slightly annoying but wouldn't put me off staying again. Oh and the location is spot on, a very short walk to the city walls / monkbar and the Minster , definitely appreciated the fact it wasn't as far out as some of the other guesthouses we've stayed in before. Overall we loved it, it's gone to the top of our list of places to stay in York, only problem I think will be availability as it's very popular for obvious reasons so will need to plan ahead and book far enough in advance. Well done to the hosts, what a fantastic guesthouse, thanks for a brilliant stay and hopefully see you again soon.

ABSOLUTELY STUNNING! Myself and my husband booked last minute. Booking process was easy through booking.com The building is stunning inside and out. The room had everything you could possibly need. There is a mini bar, with a selection of alcoholic and soft drinks in it. Fresh milk a range of teas and coffee, plus more on the landing table if you run out. There is even a pack of playing cards. There is a TV with Freeview on it. Bedding was fresh, mattress was just right for us not to soft. The bathroom was delightful, beautiful decor. There is a night light that comes on as you walk through the bathroom door, no bright light to wake you up. Plenty of toiletries for you to use. Including what looked like a hand made bar of soap, lovely touch. Towels where white and great quality. Cooked Breakfast.....well I can't fault this in any way what so ever. You pre book it the night before, selecting a time slot so the food came out hot. The home made butter, jams and granola, was to die for. My husband has a Irish background and we over heard them say they did homemade Irish soda bread. My husband said it was just like his mums. We was honoured to be able to purchase a loaf, he loved it that much. The staff where attentive to all our needs, there was nothing to much for them. The younger staff where polite and very professional, a credit to the b&b. We will 100% be staying again. Try and stop us. Your b&b is stunning, the decor and art work is just on another level. Take a look around you at the art and decor they have left a lot of the old features in the building. Thank you so much for such a lovely stay Julie and Dave Daly.

We have just had a wonderful 2 night stay. Private carpark which is great as once parked up it is only 5/10 min walk into the centre of York, where there is plenty to see and do. We had a lovely room on the back of the house, quiet, overlooking the garden & carpark. Lots of lovely touches, complimentary sherry & delicious homemade shortbread biscuits in our room, milk in the fridge + a select of beverages which you can purchase. Just outside our room there was plenty of teas & coffee etc to replenish if needed. There is a wonderful choice for breakfast, which you select the night before & is cooked by Paul. Homemade Irish soda bread which was delicious+ homemade butter, jams & Marmalade. I purchased a jar of Fiona's marmalade & she very kindly gave me her recipe which I will be trying out myself. Fiona & Paul are fantastic hosts.Their house is beautifully furnished, with a lounge to sit in & an honestly bar. It is steeped in history which you can read about. Paul & Fiona have thought of everything there are recommendations of where to visit & places to eat. Nothing is too much trouble & I wouldn't hesitate in recommending their lovely house or staying there again. Thank you

We have just had a wonderful 2 night stay. Private carpark which is great as once parked up it is only 5/10 min walk into the centre of York, where there is plenty to see and do. We had a lovely room on the back of the house, quiet, overlooking the garden & carpark. Lots of lovely touches, complimentary sherry & delicious homemade shortbread biscuits in our room, milk in the fridge + a select of beverages which you can purchase. Just outside our room there was plenty of teas & coffee etc to replenish if needed. There is a wonderful choice for breakfast, which you select the night before & is cooked by Paul. Homemade Irish soda bread which was delicious+ homemade butter, jams & Marmalade. I purchased a jar of Fiona's marmalade & she very kindly gave me her recipe which I will be trying out myself. Fiona & Paul are fantastic hosts.Their house is beautifully furnished, with a lounge to sit in & an honestly bar. It is steeped in history which you can read about. Paul & Fiona have thought of everything there are recommendations of where to visit & places to eat. If your looking for the perfect place to stay in York close to all the attractions, then look no further. Paul & Fiona have created a stunning B&B where they have loving refurbished this lovely 18th century house to the highest of standards.|With lovely high ceilings, fantastic fireplaces with many of the original features kept this is a beautiful accommodation.||On arrival we was welcomed by Paul and Fiona who gave us an overview of everything in our room and how to order breakfast. We also got some really useful information about the location such as places to visit and restaurants to eat at.||The rooms are large and very comfortable with everything you need for your stay. The beds were extremely comfortable and the shower and bathrooms were very tasteful in terms of there decor. ||With an honesty mini bar and complimentary sherry it contained everything we needed for our stay.||The breakfast each morning was as good as any five start hotel I’ve stayed at. The home made granola is really worth a try. Also the Home made bagels were really good. The fully cooked breakfast was the star for me all made with really quality ingredients and eggs cooked your way. Paul also makes his own bread which was really good.||There is so much more I could write about this wonderful tastefully B&B it would run into a whole chapter.||You will not be disappointed with the quality of this place and the hospitality of Paul and Fiona, oh and ask Paul to show you the well they found in the kitchen now a fantastic feature as well as the hidden cellar. Also worth reading the history of the building They have created in the information book...
