The bad: We booked a room for our family of 6. Room capacity listed online as 6. Online video showed a suite w/2 beds and a fold out sofa bed. We arrived at midnight with our 4 kids to discover 2 beds and a sofa. No sofa bed. The beds had no pillow cases, pillows yellow and stained. No extra bedding/linen provided. 4 towels for the 6 of us to share for the duration.
On day 2 we finally received an air mattress. It did not hold air. Day 3 we finally received an air mattress that held air + 2 additional sheets and a musty fleece blanket with a hole in it. No extra pillows.
Recap: 2 of our kids didn't have a bed. The entire stay we had no pillow cases, only 4 pillows and 4 towels for 6 people.
One of the beds was right up against the window. The curtains heavily stained and smelled terrible (body odor). The glass was greasy and covered in hand prints. The entire suite was quite run down and grungy. The hallways were filthy and a soiled tissue laid outside the elevator for 3 days. We found empty baby food container under the sofa (our kids are lal 10+).
Laundry machines worked with coins but the app to pre-pay/load money onto would not work.
Garbage/recycling often back up/overflowing out of the trash room.
The towel holder fell out of the wall revealing a gaping hole in the plaster on day 1.
The dresser in our room had a precarious tilt and the drawers would roll open on their own. On our last night the dresser tipped over on our 10 year old and hurt his arm. Thank goodness it wasn't a small child. Details like safely anchoring the furniture are overlooked.
Playground area in disrepair. Some areas of construction pylons and caution tape. Soft areas of flooring are disconcerting. Security told our kids not to play on the court as footing was uneven.
Air conditioning leaked/sprayed water constantly so the tiled balcony was dangerously slick.
One night the fire alarm went off with directions to evacuate the building. The kids were panicked, one was in the shower and we all started leaving the building before the false alarm was called off. Apparently this is common.
One night other guests were throwing firecrackers down to the pool from their balcony scaring the younger swimmers.

Read moreHere for 2 weeks, Tower #1, Room #701. The day after check-in, I called the Koko Resorts office and explained the kitchen faucet handle was broken (comes off in your hand). Can only turn the water (hot) on or off but could not adjust temperature. Was also unable to turn on the living room light since the knob was missing. Today I am checking out and both items have still not been addressed. Though I did see staff cleaning the 7th floor Hallway, it always smelled musty. The room was outdated, the dividing doors between the living room and bedroom would not open or close. They looked like they had been off their tracks for a long time. The sliding glass door to the balcony was very difficult to open, close, or lock. There was a rolled up carpet sitting behind the couch. The blinds had broken slats, causing a lack of privacy, especially at night. There is 2 vacuum cleaners in the apartment? Overall, the maintenance and attention to detail in this condo is pretty bad. Directions for connecting to WiFi was inaccurate, but since I work with computing and networking systems, was able to connect. I would think someone would have a very difficult time accomplishing this task if they had no knowledge of Computers and networking systems. The pool and sun deck area was under construction when I arrived (and still is as I leave). Never in the description did it say that this was happening. I know it would have swayed my decision to stay here. I purchased my room through a third party source that works with the main renter "Red Awning". Koko Resorts and Red Awning stated that this was mentioned on their page when renting this location. What Red Awning did not do was propagate that information down to the third party entities they work with. As a result, no pool, no BBQ area and no lounge area to use during my stay.
Overall experience --- Not very happy. I will be back in the area next month and will NOT be renting through Red Awning nor from Koko Resorts. I have reserved a hotel instead. It will be a long time before I consider renting through Red Awning or Koko...

-View and location were excellent -Security guards are friendly and helpful -Banyan Breeze coffee shop is delightful -Pool and sauna area is nice -staff tried to make up for the short comings detailed below
Now the negatives:
Building looks like the remodel that never happened Carpet is filthy in the hallways and the baseboards are all off. Our unit had a tub leaking into unit below ours and we were disturbed by security several times due to the complaints. When we contacted Koko Resorts they had already been notified but had not reached out to us first. Then the response was to not shower or use the community showers at the pool’s locker room. When I said that was not acceptable for us they moved us to another unit with a lesser view.
Both units we stayed in were not very high on cleanliness standards. The shower tub combo on the first had to be cleaned by us when we arrived. The furniture in both units had stains. The second unit looked like they grabbed a sofa off the side of the road or at a local second hand store. We didn’t even use it we were so disgusted. The bed and linens were clean.
