Dunn Right RV Park — Hotel in Kingwood

Currently my family is residing at Dunn Right. We came in early September and I usually wait until we leave to submit a review, but this park is absolutely "Dunn Right" The space that is given to guests is amazing. Both vehicles sit side by side with room to spare and we drive very large vehicles the length is outstanding also as we are in a 40+ ft and are not even close to cramped. We also have more than enough space for the golf cart and the patio is large enough to allow for a relaxing area to enjoy. Roads are paved nicely and water drains the way it should. Lawn maintenance is always being done and the trash pick up every day is above and beyond. The doggie park is very large and between guests and staff the entire thing is always free of piles and nicely mowed. As well they have a Pet Bathing area attached to the Bathroom and Laundry building. It is raised, excellent water pressure and very thoughtful of the owners to incorporate this. We are not much for going to a pool, but it is a very nice area that is kept clean. Pickle ball courts are available to use and I do see people playing but a recent back surgery keeps me from playing so I can not comment much there. Bathrooms are spotless and huge as well as the separate toilet rooms. And I must mention the water pressure in the showers...It's AMAZING sometimes I just go there to spoil myself! Laundry room is never packed and runs off from an app that seems to work well most days. The community space up front of the park is very nice and they have so many gatherings for the guests. We do not make most due to work schedules but the gesture is much appreciated always. As far as the guests in the park, everyone has been very pleasant and helpful in any needed when necessary. Billing happens every month and we have never had an issue. The gate up front as well as the fencing around the park, keeps the riff raff out and I see many many cameras throughout the park and that makes a comfortable feeling. I have older children, but parents worry all the same no matter the age. We have rented storage units here also which makes a very nice garage for us collectors of things!! I always try to give a fair and honest review of any property we visit and this one is far and beyond the best of the best in the area. Yes maybe it has a higher price tag, but if you are a RV'er you will see the reason why. We are a full-time RV family and rely heavily on reviews, but our experience here did not align with the 4.8-star rating—we feel completely misled by both the reviews and the information on their website.

Our biggest complaint is poor customer service and deceptive billing. We booked and paid $1,243 upfront for a stay from Jan 17 - Mar 23, with expectations of only electricity billed separately. Our invoice even stated, "all paid up." However, in February, we were unexpectedly received a bill for $979.77, despite believing we were covered through March 22. When we questioned it, Jake initially told us he needed to combine invoices and apply our online payment, yet somehow, we were still being charged nearly $600 more than expected. We sent him a copy of the invoice confirming our "all paid up" status and requested a bill for electricity only. Instead of resolving the issue, he said the owner would reach out.

When Brandi called, it became clear we were nothing more than a number in their system and a dollar sign in their books. She claimed their system shouldn’t have allowed us to book online and that we should have called instead. I explained that it wasn’t our fault their system made an error, and our agreement clearly stated we were paid through March 22. She refused to acknowledge their mistake, showed no willingness to work with us, and insisted we still owed more money if we wanted to stay. When I asked what date their system showed us as paid through, she said we only had six days left (until Feb 23)—completely contradicting our invoice. Since they had no desire to honor what was paid, we chose to leave rather than continue dealing with their dishonesty.

Beyond the customer service, the amenities were just as misleading. We specifically booked this park for the hot tub, but it was cold and unusable more often than not. The office has no set hours, so getting help requires luck. The pickleball courts are an additional cost to use, despite being listed as an amenity. The food truck and watering hole were never open during our stay, except one Super Bowl potluck that was resident held.

We had a wonderful stay at Dunn Right RV Park! All of the staff are friendly, professional and helpful; the owners bend over backwards to ensure your experience is perfect! We stayed two months and made arrangements to stay again for three months later this year! The park is about 1.5 years old and very well designed. Every site is full-hookup, paved and spacious. There is grass between each site. The park is CLEAN and well maintained from washing the cement pads to mowing the grass. The bathrooms and showers are immaculate. There is a modern laundry mat onsite with WiFi enabled machines! You can monitor your laundry from your campsite! The park has high speed WiFi with 24/7 service if you need it. We never had an outage our entire stay! Each weekend there is onsite entertainment, large screen televisions, food trucks (I ate 6 lbs of crawfish while there!) and great margaritas and beer at the Watering Hole. If you just want to kick back and wet a fishing line, there is a beautiful, large catch and release pond stocked with huge catfish (caught ten in little over one hour!), brim that are way bigger than your hand, and bass! Finally, the location is great. You can order anything from local businesses and have it delivered to your site. The RV Park is ½ mile from Walmart, Home Depot and within five miles of about ANY restaurant that you can imagine! Uber picked us up at our camper and took us out for relaxing and worry free dining!
