We have stayed in multiple locations as Lazy River Rentals has a lot of locations.
The rentals are almost all NEWLY UPDATED. New flooring, walls, furniture, and furnishings. They also have an upcoming cafe.
The courtyards are CLEAN, WELL-MAINTAINED, with outdoor furniture, some have GAMES, and all have grills, as well as outdoor showers on location. There are laundry facilities ON THE PROPERTY. There is a mini store in the office.
The Kitchens have full sized appliances (Oven/Stove, Fridge, Microwave, coffee pot, toaster). There are pots and pans, utensils, glassware, dishware, AND silverware. Cabinets for food etc.
We always have a wonderful time here.
Common misconceptions that are repeatative in others reviews are mostly from those who did not read the 4+ times they were given documentation outlining rules/regulations/what is included.
Lazy River Rentals is EXTREMELY CLEAN. They have teams of cleaners that come with a supervisor. That's MULTIPLE people to ensure the unit is properly done.
The outdoor cleaning (grills/pools etc) is done on rotation. Vents, air conditioning, etc also cleaned at a minimum of weekly during peak season.
Lazy River Rentals reaches out by TEXT message when your rental is ready. No need to wait around which is fantastic with kids. If they do not hear from you, they later try calling, and as a last resort emailing. The common misconception here is that check-in is at 2pm. What it clearly states is that the check-in office is open for check-in at 2pm, and that you can "check-in" with the office to see if the unit is available sooner, the documentation clearly states 4PM is the check-in time, just like everywhere else in the area. There are over 40 locations, check-outs are at 10AM. The cleaning company has from 10AM on to clean each rental (majority being 3-5 bedroom houses or 2 bedroom apartments).
They are NOT a HOTEL/MOTEL. This isn't atlantic city. You will not have cleaning staff coming in every day or two to clean up after you unless you pay for add-ons. You have toilet paper and paper towels, as well as trash bags in your rental when you arrive, as well as a broom, mop, and mop bucket. At check-in you get Beach Bucket Concierge.
They also send a follow-up text inquiring about your rental 1 hour after check in, and advising you to please reach out right away within the next hour, before the cleaning company, and maintenance crew leave if there is any reason they would need to come by.
They further reach out 1 more time to remind that you're able to have things like cases of bottled water, bagged ice, umbrellas, beach chairs, linens/towels, beach carts, cribs, high chairs, and so much more delivered to the front door during your stay. They are kind in their messages, wishing you a wonderful stay with them.
That's also 3 opportunities to reach out and say hey, this isn't working right or "I just walked in and the unit doesn't seem to be cleaned" as you signed to notify and give a certain amount of time for remediation.

I sent a letter to the owner......
I am writing because my family and I spent the weekend at your seaside heights by the beach (Bay) rental. We were so looking forward to it and because I had stayed at one of your locations previously I was sure it would be a pleasant experience.
Upon arrival the first thing I saw was a roach. On one of the walls, which immediately made me uneasy. We tried to text you and your response seemed very indifferent. I contacted Sal who came and told us he would spray. We did not want to breath in chemicals and from doing research could possibly make more roaches come out. We were unable to sleep comfortably and did not want to have food in the room which we initially planned on doing our first night. We were concerned with possibly having them get into our things.
We were told by you front desk clerk that it was the first she ever heard of this which we found hard to believe as it was not just one that we saw.
I have recommended your locations in the past to other families in the past and am now sorry I did. The conditions and lack of concern where unacceptable. We will be mentioning this in our review, which I normally would never do but we felt that there was zero effort to make this right. Putting traps all over the rental was not the way we wanted to spend part of our trip.

Jessica , accept our policy as some issues are completely out of our control . Leaving a negative review does hurt our hard working staff difficult times. We heard your request and responded quickly . I personally communicated with Carlos at 7:00 pm on a Friday night and dispatched a manager to assist . We have had never had a complaint or siting of this type of bug . Our manager went to Home Depot at night and was told that he did not want him into the unit . Her would have treated but was left told to leave some traps on the door. He did not return home until past 10:30 am as we did pay him overtime to assist .
A combination of traps and tree at ent are very effective. But we were told not to come in Friday evening and leave the traps at the door . I personally isosceles the property and had the home treated after your departure . It seemed to by an odd instance because we were unable To find any dripping or any other complaints in the building . It could have been the prior guest but we are watching carefully . We hope judge us on our response that is what is important.
I had a. Know relationship with Carlos and offered him a special discounted offer in August precisely because of our relations.
For the record, we had left the complex when the manager came to place traps, our kids where hungry and it was about 8pm at this point. We decided to leave as we did not want to bring food in which could possibly make the situation worse. It was a waste of our first day dealing with all of this.

Read moreI seriously question the legitimacy of this company. My girlfriend and I spent the summer in the mid west and contacted Nicholas about one of his winter rental listings as our living arrangement upon our return to NJ. It was impossible to reach him on the phone, he would text us from a line but if we tried to call that number, it went straight to the Lazy River Rentals automated message. The only other correspondence offered were very confusing, poorly written, short hand emails that seemed like they were composed on a cell phone with voice to text and not proof read. We had a lot of questions and were very unclear on what was required of us. Nicholas was not helpful in the least and misspelled our names wrong in every email and copy of the rental agreement despite our correcting him.
Thinking we had everything straightened out, we paid our security deposit and registration fee to reserve our apartment I believe in June or July, sight unseen, and signed a rental agreement electronically. On the week of move in (October) we asked if we could move in one day early as the first of the month fell on a Monday. We were told it would be an additional $75 plus the first months rent which he listed as an amount way higher than we agreed upon. We declined. On move in day, we inquired about getting our keys from the office and were told that it was by appointment only, we wouldn't be able to get the keys until 6:30 pm, and that the rent was $140 more than it stated in the rental agreement. Upon questioning this, Nicholas got frustrated and canceled our lease and told us to meet Sal to get a refund check... On the day we were supposed to move in... All through text messages because we couldn't reach him on the phone despite our best efforts.
We contacted Sal to get the refund check and agreed to meet him at 5:00pm. He drove passed us at 5:30, and didn't come back until 6:00, all while texting us that he was on the way. The check was made out to my girlfriend and her name was spelled wrong... again. Sal also said, "ya know, the apartments open if you want to rent it." When we declined he said, "good, we don't want to rent to you anyway." This whole experience was disastrous and way beyond unpleasant.
From all the reviews that I've read on Google reviews, BBB, and Facebook, it seems like Lazy River Rentals abuses their renters without fear of retaliation because of their target age demographic. Make no mistake, we are not high school aged kids looking for a prom rental. Nicholas has some reason or response to defend this company from all negative reviews. If you read the reviews long enough you see that he copy and pasts the same excuses in response to unhappy guests. I wouldn't be surprised if half of the reviews are burner accounts that he made to raise his satisfaction ratings.
My best advice to anyone looking to rent in Seaside: Avoid Lazy River Rentals...
