Courteous security guards and accommodation of delivieries. There is no swimming pool. There is a basic gym for each tower and a study room which is currently closed. Cockroach is a big problem. Use a combination of cockroach traps,door sealer and regular trash disposable to get it under control. Lately only 1 passenger elevator apart from service is operating. Prefer this over Manila Residence across the street if you don't have pets. ManRes has tight policy on visitors, they don't receive food and parcel delivery so hassle if you are away in the daytime. But they do have a pool and gym but no study area. These 2 are about the same cost factoring in association dues....If you're budget allows I would look elsewhere in this area (Green, Vista, Torre2, R-square, Grand Towers. I stayed in all of them except GT only toured). If you want something cheaper and with bigger space look at low rise condos or apartments near Taft ave like Sandejias St or P. Ocampo or Leon Guinto. But if you If you want the cheapest condo along Taft and Vito cruz then checkout Kassel Residence. It's probably the oldest condo in this area based in my research, you can see from the exterior and interior it's a very old run down building but still functional. When I toured, apart from the appearance of the place, there was no cctv in the hallways and the windows had grill-looking design, felt like it was a prison cell when I look out the window, it was the aesthetics when it was built and can't remember if there was only 1 or 2 elevatirs. so those 3 things were major turn off for me. Lived here a for a year before. As a non-college student and a working adult, this is still a great option for those who wants a decent condominium.

Some areas are not well maintained like the gym. It’s one of their only amenities and yet most of the machines are not working like the treadmill.

During the pandemic, lots of shops closed in the ground and second floor which was sad. Regardless, there were still plenty of food choices and convenience stores around the area.

I lived in West Tower facing the bay which was very beautiful. Sunset view is very majestic. I suggest you choose this facing unit to get your rent money’s worth.

Guards are very nice and friendly. They accommodate well deliveries of any sort.

Elevators are usually slow and it's always 2/3 that is working. Gym equipment are not properly maintained. Pest control needs to be addressed.

2nd Floor and Ground Floor merchants, however, are very great. There is a laundry shop below. A printing services in the 2nd floor. Lots of choices for a quick food.
