I have lived here at Silver Gardens for 2 years. When I first moved in, because I was the only person under the age of 70 living in the west hallway on the second floor, I was subjected to the landlord at the time pestering me about noise complaints even though I was afraid and only listened to music or watched television with my headphones on and never had any guests over to visit for a tea party, let alone an actual party. This manager was eventually fired and Lu was brought on board as the property manager. She was kind and altruistic, however she felt that she would rather be working in a supportive housing environment, which Silver Gardens, contrary to its statements, is not. It is true that they have provided units at a 30% market value rate to people who would otherwise be homeless. However, it is also true that I had been subjected to discrimination by assistant apartment manager, Laura, who also accused me of being too noisy. I had never had any neighbor approach me about noise, and in my two years there, I lived as a hermit. I have a service animal and paid pet rent for a year, however upon moving out the pet rent was not applied to the charges that were sent to me upon moving out, which it took three months to receive a summary of said charges anyway. Management also complains about being too busy, being afraid of losing their jobs, and while I understand that, it should not be on any list for supportive housing if they are going to discriminate against people for age, gender, gender identity, and possible political affiliations. My partner is disabled and was very afraid to approach any of the management due to how they looked at her. It is possible to my understanding that they are phasing out the supportive housing and instead working on the continued gentrification of downtown and forcing out their residents who pay 30, 50, or 60% market value rate to make room for "regular" apartments at their 100% market rate which, last I checked, was $795.00 . When I asked management about this, it was because they were worried about losing their status as affordable housing with the LIHTC program, which provides money to them. However, when it came to filing paperwork for recertification, there were times when I was persuaded to sign blank documents because they were "Running behind" which they almost always were. Just so you all know, readers, this is predatory and against your rights. You should never feel like you are forced to sign a blank document.
Upon moving out, I was immediately sent to collections. New Mexico Statutes Annotated Section 47-8-18 requires a landlord to return deposits or else supply the tenant with a written list of deductions and the balance due, if any, WITHIN 30 DAYS AFTER A TENANT MOVES OUT. As they have failed to do so they must return the entire deposit. Just so y'all know, if they do this to you (WHICH THEY WILL) don't be stupid and patient like me. You are going to have to go to legal aid. You are going to have to take them to court. Absolutely unbelievable way of doing business, and their discriminatory actions hopefully cost Laura her job, because if she was going to be rude to everyone involved due to "postpartum depression" or whatever, I just would like to add that I work in the service industry and I would be fired if I did anything CLOSE to the way she has treated me. Yet, because I am a Latino, because I refuse to dress professionally around the apartment complex, because my partner is disabled, because I have a service animal, I never did feel at home there.
However, there are some good things about this property that I really miss. If feeling secure is paramount to you, it is wonderful because you have to use a key fob 2-3 times to get to your unit. The xeriscaping is mature and really beautiful. The landscaping company does a really good job. I could never use the shower or toilet for 5 years. I am not the only one..or two. 9.When I moved Into Silver Gardens, the hallways were vacuumed at least twice a month. Carpets were clean. No vomit stains every four feet. I still have pictures on my of this dried vomit stains all over. I took their pictures at least every three months. Parents walk through these spots and then walk into their apartments where their babies crawl on the floor. But what can management do, right. Don't lose or forget your keys. Make doubles and give them to local trusted friends. They won't come. They won't even answer the phone. Two months ago, I had an extra key to get into my apartment. That wasn't the problem. My key broke off in the key hole. I started calling the emergency number at 7:30 pm as did my neighbor for me. At 11:30 pm, I was tired and the management didn't even have the curtousy to call me back. I had an extra key to get in on me, but my usual key was blocking the hole to insert the other key. I finally called a locksmith who showed up at 2:30 am. It cost me $120 to get in. I've been waiting for 2 months for them to call me back. You will never be able to find management or maintenance. On the day I was moving out, a group of us saw two maintenance men we didn't know. Everyone began to bombarded them with complaints. They only said, "This is our first day. Everyone is attacking us ". The secretary to managementwas standing right there and heard it all. About the shared living space. Expect it to be filthy all the time unless you live on the 3rd floor, east side. One of the residence, Brian, vacuums, cleans floor boards, leaves the elevator emaculant. This includes the laundry room and the washers and dryers. He does this on his own dime by spending his own money for tools and supplies. Christine in management was heard saying that the resident should clean [those very nasty] hallways. If you must, try to get an apt on 3 East. Think twice. After all, what do you want her to do. Speak to anyone who has lived there for more than one year. Ask, "Do I, before you say I do.

Very lastly, the residents have complained to Bernalillo Housing authorities AND Albuquerque Housing Authorities. They are working on it. Get involved. This is your home. I hated leaving the people, but enough is enough.

Read moreSilver Gardens Apartments easily receives five stars; from management to maintenance to Capstone. I love Silver Gardens. I love my apartment, so cozy, so new, so fresh and so efficient. I love my neighbors. And I have come to adore a few residents as my nearest and dearest friends.
Management is always available - approachable - & welcomes folks to engage and advocate along side them to ensure all is well- despite the demanding responsibilities of their job description. . I am always comfortable bringing any concern that comes to fruition - whether it be minor or of a more urgent matter, Having experienced some health issues, management and maintenance took the initiative to ensure the necessary accommodations/hardware are installed to compliment my ability to get around my apartment. They take pride and care with each interaction regardless of raised emotions or complex personalities.
Maintenance rocks and attends to many matters that often arise unexpectedly, from inside the building to the areas surrounding our building. Their cheerful spirit and smile is a strong indicator they take each task at hand with a strong work ethic that supersedes the norm.
My neighbors are all interesting and have many stories to share about their life experiences whether it be struggles, successes, retirement, children, church, planning game night, happy healthy living, sharing food, participation in the downtown neighborhood association and scheduled events, collaborating in revising downtown to its highest good.
The people I have come to know are amazing with so much to offer because of their life experiences leading up to the present: artists, writers, teachers, volunteers, parents, young adults, retired professionals. Then we have many animals who have the leisure of walking in the courtyard and around downtown with their wonderful owners.
The courtyard provides an area to plant gardens;; grills to barbecue with family and friends; and a play area for children to play and burn lots of energy. The community room offers cable TV, Wi-Fi, and a kitchen area along with an assortment of books. We also have a gym - allowing those interested in exercise regimens and maintaining physical wellness the machinery to compliment healthy living styles.
