I have been living in this community from past more than 3 and half years. When I rented the apartment Sunny used to run the management office. She was very nice, kind and helpful person. She retired and then joined Laura after few months gap and she is very helpful too. I'd agree that this community has perfect location and everything is within walking distance but the management is a nightmare. After I moved into the complex, my apartment had several issues which Sunny assured me that it will be taken care of. Like toilet flush would go on non-stop, fridge and air conditioner is so old: it was so loud, I couldn't watch tv and the kitchen cabinet door was loose. I never used ac even during the hottest day of summer. Coz either you can get cool air at the cost of noise or get some sleep. I told Sunny about these issues and only flush was fixed, nothing else. Sunny asked the maintenance people to fix it for me but this apartment have such a poor management that they never do a permanent fix. It was repaired temporarily and broke again within few weeks. With my umpteen number of complaints, they finally fixed it and it does make that sound but once in 2 months. Fridge was replaced after 3 years. For kitchen cabinet, I took the door off and set it aside. Main issue is the pipeline construction that they started about 2 and half years back. The whole complex got so dirty. There is concrete and dirt everywhere, even in your apartment regardless of how much you clean. We all have been asking the management and they say city needs to finish the inspection every single time from past two and half years. I and bunch of other tenants spoke with them separately but they never did anything. Their to go answer is "We are so sorry! There is nothing we can do." I asked them to do re-do my bathroom when I renewed the lease coz all the paint was worn out in shower and they fixed it so poorly. The paint is chipping off from the tiles. I can go on non-stop complaining. We all are so tired of the management and I thought this is the only way it could get noticed by them and they will do a better job in future. And talking about the 3.8 * that you see on google review, if you notice all the comments are from local guides which is a scam by google. The cost-to-location ratio is this place's biggest selling point. Far enough away from A2 and Ypsi proper to keep from being slummy, but close enough that a tiny drive can have you at all the best spots around.
Biggest problems are noise (zero privacy - you hear everything about your neighbors) and my unit's dated fixtures. I think my unit is one of the last that hasn't been remodeled, and this review would be five stars if I was in one of those.
Pros Can't beat the location - everything you could want (even a nice stretch of nature to the north) is within walking distance. The current property manager, Laura, is just as friendly and helpful as her predecessor, Sunny. Rent is too high everywhere in Ann Arbor, but this place is competitive and turnover seems low. Maintenance people are excellent. I'd a heater leak and they came extremely fast to flush and patch my system. Utilities: They cover heat. My water and electricity are about $20 - $30 each, though I'll admit that I'm very frugal with use.
Either Or On-site washer and dryer, but they're coin operated and only just received a digital pay app. Free-for-all parking - never had problems finding a spot but unless you pay extra for a covered place your car will hop around. Neighborhood: respectful and distant neighbors. Most seems to be low-to-mid tier professionals, transitory families, or UM grad students. You'll get nods and hellos but most everyone keeps to themselves.
Cons The driveways are either "giant potholes everywhere" and "uneven asphalt everywhere." I can hear literally everything in the apartments around me, even calm conversations. The fixtures in my apartment are dated and/or strange: large and drafty windows, some outlets in my kitchen don't work, I've two identical overhead dome lights in my kitchen...but nothing for the living room, clapboard cupboards, rusty baseboard heaters, rickety blinds (had one fall off), and for some reason none of my front closets have catches or bolts so they are always slightly open. Summers are brutal. My top-floor apartment reached 93 degrees, and the wall AC could only get me down to 80s for the front rooms and not the bedroom. Had to buy window tint, box fans, and...

Cons: -older buildings with frequent maintenance issues (maybe I was unlucky) -only one washer and dryer shared between 11 or 12 units -EXTREMELY thin walls -no central air (wall unit in bedroom) -baseboard heating is poorly placed and you lose a lot of against-the-wall furniture space -very little storage in kitchen
I lived here for 15 months in 2016 and 2017. I moved from out of state and Sunny was a pleasure to work with when sorting out the lease and move. The first eight months of my stay were very good despite some unfortunate maintenance issues.
However, I got new upstairs neighbors, and my life became pretty miserable. I could hear everything upstairs very clearly - walking, piano playing, children running and jumping, parents screaming at children. Talking to them + management didn't lead to any improvements, and I was frankly happy to get out of there by the end of my 15th month. If quiet is essential for your sanity, look elsewhere or make sure you get a top floor unit. If not, this is a good place to live at...
