Old, outdated, stinky, and backwards. You have to register for each amenity individually, which is ridiculous. Once you become a resident you should automatically be registered and have access to the gym and pool. You need a fob, id card, card to open the gate, card for the gym, and two keys to open your door. The windows need to be replaced, they are not air tight, and so much humidity comes into the apartment during the summer. The first floor entrance always stinks like garbage, which is unpleasant for residents. The gym has some outdated equipment, musty, and the steam room and sauna seem to only sorta work. The hallways always smell like some is cooking, the doors are not air tight. The parking is an absolute nightmare and an assigned parking space cost $150 a month. No guest parking, no short term parking, they are selective with who’s car gets booted, and who’s car does not. My car was booted by one of the parking representatives, while at least 6 other cars that were also parked incorrectly were not booted. They make you pay them $50 cash, I am certain the parking representative profits from that directly because I originally did not get a receipt. I had to ask him for a receipt. Read moreLived here a few years (RPS). First place I could afford, a 0 bedroom efficiency. Worst part is the outdated controlled air system. The building either has AC on or heating on, it's pumped into your room regardless. I wrapped my AC vent in foil and blankets to save myself from the cold. The staffing is nice. There's an outdoor, an inside gym. All the units are small because you know what? THIS is THE cheapest place you find this close to the metro. It is so close that during a sudden downpour, I ran from the metro to RPS in nearly 5 minutes, and RPS is the building furthest from the entrance. Half the units even have worldclass views of DC. Everything else with a location this close is being built by upscale complexes. Riverplace is currently an outlier because that's how the land ownership contracts worked out. In a decade or so when Riverplace ownership changes, it'll be replaced with high scale expensive * condos. They will be super nice but super unaffordable. So just-out-of-college kids, this is a fine * deal for a starter apartment. Read moreI travel for work, have rented here. Landlord is amazing. Your landlord or who owns your unit will determine how well you are taken care of. My landlord Josh = great. Any issue that pops up is taken care of if I text him. My unit is super clean and a little retreat area. My building was the west building and on a higher floor. Close to metro, restaurants, a target, coffee shops etc. My unit had really nice hardwood floors, a balcony, large windows. When you go check it out, be sure to meet your neighbors. Mine were good. If I rated on the landlord it would be 5, but the building is older. Gym is pretty new, pool is nice and new, in fact its huge. They have a nice convenience store, barber and coffee shop on site. 3 stars given based on age of building, packages can be a pain to pick up, front gate guards do not check to see who is entering. I wanted the extra security at the gate.. people often hold the doors open for others coming into the building but who knows if those people they are letting in have a fob.. area is good, I feel safe during the day but prob wouldn't walk around at night only because of the little alleys. Once in a great while you get a screaming crackhead at the metro... but hey,...
