I've been a resident of the lofts for a year and a half now. I'm trying to write a balanced review because I know one main reason we originally moved here was because of the 5 star reviews. We lived in a one bedroom and a two bedroom. After our first lease had ended, we liked the lofts enough to stay and move to a larger unit.
Pros: Brittany and Leanna in the office are absolute angels. Also, Keith and Chester, the maintenance staff, are total gems. If it weren't for these four employees and their hard work, and frequently going above and beyond, we would have moved out awhile ago.
Cons: Whoever owns the actual building, and makes all the decisions, is absolute trash. They're literally running it into the ground. Here are the issues...

THE GOOD:
#1: While Atlanta is unaffordable overall, you are getting a relatively better deal here compared to other apartment complexes in the area. At the very least, 1016 is less unaffordable. This is main reason #1 why I have stayed here for so long.
#2: It's pet friendly! Who doesn't like doggos?
#3: Outdoor court and pool area is beautiful. I enjoy sitting out there from time to time.
#4: If you like knock-off pizza, Slim and Husky's is downstairs.
THE MIXED:
#1: Noise.
Because your unit is essentially a concrete rectangle, noise from other apartments will reflect off the concrete quite well. However, noise generated on the concrete (IE: High heels, dogs running around, people drilling into the walls, etc.) will penetrate through MANY units! In addition, don't expect your windows or front door to be soundproof. Practicing guitar earned me a noise complaint once because sound so easily penetrates through the door. If your window is facing the outer edge of the complex, expect to bask in the blissful sounds of drivers honking at each other & club rowdiness.
#2: The location.
You are close to Tech, and within the heart of West Midtown. Personally, this unit was within walking distance to where I worked and was main reason #2 in why I have stayed here for so long.
However, 1016 is also by the Compound & Republic Nightclubs plus Westside Cultural Arts Center. They can be loud and create traffic problems at night when they are Poppin.
#3: Apartment Security.
In short, unless you live on the first floor it would be difficult for someone to break in your apartment. yet, some people who weren't disciplined enough as kids find a way to kick open the parking lot doors, which now leads me to the bad.
THE BAD:
#1: Parking Garage Security
First, the corners around each parking deck level are rather tight, yet some people just FLY through the parking lot with no regard for anyone trying to go the opposite direction! RECKLESS!
Second, it's not uncommon for a single digit IQ driver to smash the entrance gate coming in, or someone to tailgate behind you without buzzing in first. I observed this happen a depressing number of times.
With that said: hope by the grace of RNGesus that your car doesn't get broken into, stolen, or smashed by a hit and run, because a) it does happen here, and b) it's almost certain that law enforcement won't do anything about it with how much it's investigative prowess is in shambles. Atlanta's justice system is also a joke, so make sure you take necessary measures to protect your car. Don't leave behind valuables or firearms. That is how I have protected my car for 5 years. It has never been broken into. However, my roommate’s car got smashed hard by a hit and runner, and nothing was done about it.
#2: MOLD
Unlike drywall, moisture transport does not occur through concrete. Thus, relative humidity levels can easily climb beyond 80%, perfect for mold growth. In both apartments I have lived in, particularly the first one, mold likely reached dangerous levels. I believe a dehumidifier for each unit should be MANDATORY for mold prevention! I have one, and it has done wonders for keeping mold levels down.

Read moreIve been a resident for 12 years. The property has gone down hill in so many ways. Things were not always this bad. The property was actually amazing back when I first moved in. The only reason I haven't moved out is because I own a live work space and I have established my business here. If it wasn't for that I would have been gone.
Let's start with the package room. They set up a room for us to receive packages a few years ago. This room is managed by a 3rd party vendor. This company is Luxer One. Prior to that we would just receive packages at our door. Now we are not allowed to. So we are forced to only receive packages in this room but the room is not secure.
The new package room was working for a while and efficient for the first year. With a few kinks but nothing major. Then the door was broke and it has not been fixed. It's been broken more then a year now. Ive had 3 packages packages stolen the past month alone.
Ive addressed it with the leasing office and they tell me they aren't responsible for the missing packages because they outsource the package room to Luxer.
They property manager also says that they can't fix the door to the package room because Luxer has to fix it. But Luxer hasn't come and fix it and we have to wait for them to come out to the property. I'm sure it doesn't take more then a year for a door to be fixed.
The door is left open most day. I mean wide open. Not just unlocked. But unlocked and wide open. It's almost an invitation for theft to occur.
The leasing offices stance on the situation is that Luxer is responsible for my stolen packages.
I know for a fact that I am not the only person on the property that has had packages stolen. I also think that because of the pandemic they have lowered their standards and are beginning to rent to anyone. I believe these are new neighbors that are moving in are now beginning to steal packages. But no one is responsible for stolen packages and there is no plan in place to have the situation rectified.
When I was in the package room on March 3 2021 I saw 4 packages that had been opened already. So clearly one of my neighbors is opening packages to see what they would like to take and if it's of no value to them then they leave it there. I've posted photos below so you can see for yourselves.
This is only 1 reason I wouldn't recommend moving to this property. If you do come here and tour the property ask them about the package room and then ask them show it to you during the tour. I bet the door is wide open when you walk down the hallway and I bet if it just so happens to be closed (which it probably won't be because its always wide open) you can open it right back up without a key. ITS ALWAYS UNLOCKED.
The maintenance guys are awesome here. The office staff is cool but they can only do so much because the property owners are trash. The office staff will spin you and spin you give excuse after excuse because they really don't have answers and it's out of there control.
