I DO NOT recommend this complex nor this Property Manager. It was my experience that the Manager was Dishonest, Unethical, Untruthful, Unprofessional, Hostile and Abusive & is not there for the tenants. I had a SIZEABLE credit I uncovered that he attempted to cover up a number of times Unsuccessfully with legal proof of Fraud. Attorneys involved. Please check other websites as well. He left Disturbing letter's and note's at tenant doors that were harrassing and 100 percent false. Repair's few IF AT ALL. Tenants are blamed at that & then told they have to pay for the repair when the repair was within the lease. He lies to maintenance & they both harassed us out of our units. We were longtime tenant's and things got ugly as we uncovered the money not credited to my account. I was lied to for year's by the Property Manager. When viewing the property check the water running. It is either scalding hot or barely warm and cold. A consistent complaint I know of for about 13 years. This Manager advertises work hours for 12 hour's a week. Manager does not live at complex. The Manager is NOT the Owner. No Disclosure to this fact are given to tenant's which he is suppose to be doing. I found when things went awry it was all self serving to the Property Manager only. Criminal activity including nonstop drugs including meth. He showed my apt. to total stranger's without my permission. I WASNT MOVING. I found out through the new tenant. I left on a Wrongful & Constructive Eviction in my favor by this Property Manager and discriminated by Manager and maintenance. Manager, Tom, VIOLATED THE FAIR HOUSING ACT, VIOLATED THE TX PROPERTY CODE, BREACHED THE CONTRACT, TRIED TO INCREASE THE RENT NUMEROUS TIME'S IN A FIXED LEASE ALL PROVEN BY ATTORNEYS AND FRAUD. Tom made up a termination I never gave, admitted it & had no proof all in his writing. The Manager is accountable to no one and NO TENANT CAN GET A COPY OF THEIR LEDGERS. That is a problem. TENANTS ARE TAKEN ADVANTAGE OF. This post is to protect consumers including college students. I lived across from the Manager & Maintenance Office. This Manager does have anger issues as I heard it all and when faced with true facts punishes the tenants. I have heard this Manager tell Maintenance that he "wanted to get rid of them (tenants) because suddenly he didnt like them while in their leases and "they don't belong here". Tom has been known to move tenant's in a rented unit when current tenant's have given no notice to terminate their lease. This Property Manager rail roads tenants. He has been put on NO REFERRAL LISTS by proof of how he conducted himself with me in his own writing. The groomed courtyard is no indication of how tenant's ate taken care of. The Property Manager showed his anger often including throwing proof of his own notes at the tenant as he did me. Tom was not the Owner and did not disclose that fact. He takes advantage of young tenant's hoping they won't know better. When I uncovered fraudulent activity on a termination I never gave the Property Manager had his attorney draw up papers to pay me $500 to move and break my lease to protect him only. I refused. Read moreI lived here for a year and i’m only moving out because I need more space for me and my dog / wanting to be closer to greenbelt. i am not sure if management changed from previous reviews or if maybe people only write when things are bad, but i had a really great time here and planned on leaving for personal reasons. rent is a little steep for me but that’s because of the location. i didn’t utilize the area as much as i should’ve and so it didn’t seem worth it to me. i did like being close to buffalo exchange and pavement though :)
i actually really enjoyed living here. location is great and neighbors are really welcoming and supportive. it’s a very social courtyard! i recommend if you’re new to the area.
i had incident(s) with a neighbor but they really did work quickly and sincerely to figure out a solution for me to leave my lease early. i don’t blame management for the neighbors mental illness and hope they get the help they need.
as for maintenance, i was able to get what i needed when i needed it. had some sort of water leak emergency late at night and i was able to call an after hours number and they were able to resolve the entire thing within a few days with a little reconstruction of my ceiling. work looks good and problem was solved!
my only qualms are the numerous “emergency water shutoffs” and a LOT of noise from construction. i assume because of the remodeling of the units. i work late nights so the noise made it impossible to sleep past like 9-10 am. the water shutoffs happen a lot for a few hours and they usually send an email when they will be with an average of a days notice. i usually was working when they happened and i shower at night so i didn’t really get affected too many times.

Read moreThis community has so much potential, and I'm sure it was a pleasant place to live at some point. My neighbors were all (for the most part) lovely and one of the more enjoyable parts of living there, as was the location and the adorable courtyard.
But that was all overshadowed by the management company from hell. ATX Fenton is one of the most unprofessional management companies I've ever had the misfortune of dealing with. They tick all the boxes - slow to respond to maintenance requests, doing a poor job with maintenance, never answering the phone, making arbitrary rules about common spaces that discourage their use, "renovating" common spaces in ways that disrupt how they've been used by residents for YEARS before Fenton came on the scene, doing renovations without permits, mishandling paperwork in the transition from the previous owners, nickel-and-dimeing us with utilities through Conservice, among others.
The most egregious I thought was renovating the pool during summer 2020. While everyone was working from home they thought it was a good idea to have a construction crew jackhammering for 8 hours a day for two hole months, right outside everyones windows. Two months of not being able to use the pool during the height of covid lockdown and all they gave us was a measly 5% off our rents for two months.
To top it all off, I moved out at the end of October 2021. My lease and Texas law dictated they had 30 days to return my security deposit and notify me if they were making any deductions. It took them over 6 months to send me any notice of the kind, and when they did, they had the audacity to invoice me for MORE money in addition to keeping my whole deposit.
I wish I could recommend this as a place to live, but I just can't so long as ATX Fenton...
