Management: I signed literally right after the new management switched over. I met Andrea twice (she was amazing) and was expecting her when I went to sign my lease and got Jen instead, so I was quite surprised since I wasn't notified of any changes. Jen has always been so kind, responsive, and helpful, and does what she can (and she loves my dog Atticus). I realize some of the rules come from the overarching company who owns our complex so she only has so much of a say (which bothers me a bit because she knows us and they don't). Love Jen; AMC is just okay in my book. But MUCH better than the previous company I rented from so I can't complain much.
Maintenance: For me, maintenance has been great. They always take care of my (many and sometimes weird) maintenance needs and almost always do so in a timely manner. Maintenance has always been kind and fun for me to talk to when I've been home. Plus, they love Atticus and that is key for me because he's my best friend.
Property: I face the courtyard which is maintained quite well. However, there are many areas of the property that I think need some major work. These buildings and railings are like 35 years old and worn down, rusted, ugly, and some things really should be replaced. Parts of the property don't have grass (aka dirt) or other unsightly landscape options that aren't maintained well (my opinion). The laundry facility can be frustrating because in order to get my money back when it's eaten or a machine is broken, I have to be the one to call the laundry company instead of management and I don't think that should fall under the tenant's responsibility. I've lost a good $10 over my year of living here with those machines. Also, while trying to open the laundry facility door, I've cut my foot (with and without shoes) a number of times on the door and reported it to management with no change. I hope they fix it while renovating the clubhouse at the very least. I really wish management could better enforce pet clean up and smoking/cigarette disposal. I pick up after Atticus every time (because I'm responsible...) and it's frustrating and disgusting that many other people don't. It's also frustrating that so many people break the law and smoke too close to the buildings (that is, on their porch or balcony) and that is also not enforced very closely. I guess that's what comes with living in an apartment complex, but that doesn't mean I have to like it! Finally, I have repeatedly requested a large fenced off-leash area (not like the dinky one in the Huntington complex across the street that AMC also owns) for the MANY dogs that live here and want to play with each other but can't because we are supposed to keep our dogs on leashes. There is ample space to put a large fenced area south of the first building and I hope enough people have been vocal about it so that management will listen to our requests, because that's what they should do. We're a community. I'll take bonding with dogs and people outdoors over a renovated clubhouse any day.
Price: I think they charge a little too much for such an old complex. I'm not thrilled about the required media package since I only use the internet, but I am excited for fiber internet. I also think it's ridiculous that they are charging a monthly $15 parking spot fee, especially since my parking spot is probably one of the furthest away in relation to my apartment. If they're going to charge for parking stalls that have clearly been paid for over time, the least they can do is replace them since they're old and rusty. I agree with other reviews that the management company's #1 priority is money and will charge unnecessary fees/rent in order to pocket more. I disagree with that model because the greedy rich make the poor suffer even more. However, a decent price for what I get/location/the current market.

Ā Ā Ā Read moreI can only say if you don't heed my advice, you probably get what you deserve. Do NOT live here!!! There are many negative experiences we have had living here the last four years! Why don't you move you say? My spouse is quite sick and doing the move alone is a bit overwhelming. Also, the cost of moving is not cheap. However, this will be our last year. Let me share with you a few of our experiences:
Our apartment filled with carbon monoxide due to how the vent is lower than the pitch of the roof. Who paid for motel costs when we couldn't be in our home? You guessed it! We did! If we wanted reimbursement we were told it had to go through our renters insurance as they were not responsible. We had 4-5 experiences of the carbon monoxide alarm going off. So, if by chance the wind is blowing while you live here you may not want to have your furance on - BEWARE!!!
The most recent experience is calling 6 different times to have them fix our furnace that keeps switching on and off. They became upset and contacted "their attorney" because I requested that they come on the weekend as we were tired of arranging to be around for them during the week when we both work full time. When I said," they were failing to maintain the property, I was told "we came quickly every time and worked around your schedule" NOT true - the first time I called emergency maintainance at 130 am I was told," I'll be up there in the morning". When 945 am strolled around and no one had come - guess who had to call to see if they were even coming?
I think the thing that upsets me the most is that even though we are paying near $1200 for a ONE bedroom apartment, I feel like a "guest" living here. They will put all sorts of incentives out there (even a food truck) to lure you in but be prepared for: 1) "...it's not our fault it's yours....2)"....we have the right to enter your apartment at any time it's on page 4 of your (50-60 page contract" 3) "....you need to take your Christmas lights down". 4) "...we have no record of that conversation (because new management had taken over)"....the list goes on and on!
Also - expect rent INCREASE EVERY time you renew, even though it' was built about in the 1970s, nothing has been updated in our apartment but every year we get at least $60-100 increase in rent. FYI - there are BRAND NEW apartments in West Valley going for the SAME EXACT PRICE! And there are several choices of places to eat and you'll live closer to a lot of stores!
Oh ....and if you wonder what it costs to get out of your lease early is? It's two months rent, utilities, and "closing costs". If you pay $1200 like we do then, yep $2400! What an awesome place!
Oh....my goodness I almost forgot! And if you thought you were finally any adult because (for one thing, you have NEVER been late in paying you rent of $1200 the last four years) you thought wrong! You also get to look forward to "inspections" ...yes, INSPECTONS...at LEAST every 6 months if not every 3 months! How fun is that!
RESPONSE TO THE OWNERS COMMENTS BELOW: You DID NOT offer hotel reimbursement - that is an OUT RIGHT STRAIGHT UP LIE! In fact I should still have the email to my insurance agent inquiring about coverage because I was told by Andrea that Windgate wouldn't reimburse hotel expenses. I find this interesting there are no records from prior management on MOST ISSUES but by golly you found records on something that is a TOTAL LIE! Amazing lol... what will be said for a positive review. I feel sorry...
Ā Ā Ā Read moreSTAY AWAY!! PRICE GOUGING. Wish I could do less than 1 star. I haven't even moved into these apartments yet and they're already screwing me. I went into the leasing office 9/11/25. I toured the apartment and talked numbers. Michelle informed me that my rent would be $1,124 plus $325 for all utilities. Total of just about $1,500. I told her that was great and I was ready to move forward. The unit I was interested in was not going to be available until September 25th. She told me that she would upload it to the website the next day (9/12/25) and to apply for it on there in the morning. I repeatedly checked the website all day, and unit 110 was not showing to apply for. I called Michelle mid day, and she told me the unit had been taken by another customer. She reassured me that she wanted to help me and take care of me, so she would get that other customer to switch units and I would be able to take 110 as she promised the day before. She told me to apply for unit 111, and then she would switch them on Monday. Fast forward to this morning (9/16/25). I checked on my application portal to make sure she had switched the units. She did, however the rent was showing $1,284 now. Almost a $200 increase. I called Michelle, and no answer (she never answers the phone). I left a VM earlier this morning. Still no answer, but minutes ago I receive an email from Michelle, stating that my rent would be the incorrect $1,284 which is not what she promised, nor what I have paperwork to prove she promised. I call again, she answers the phone with "I already fixed it". Not even a hello, how are you? Nothing. I told her the price was wrong, she stated "it's what my regional manager told me to do". I told her that's a bait and switch and she pretty much told me tough luck. I told her to cancel my application, and also emailed her to refund my admin fee. On the paperwork it states the admin fee is (to reserve your apartment). If I no longer want to reserve my apartment because of the property managers false advertising that needs to be refunded. I have now involved the regional manager. This is insane and I have never experienced this kind of bait and switch from an apartment...
