Consumer beware with this company and the owner Kathleen. Do your homework. Find another rental company. We stayed at one of her rentals, On the Rocks, in July. We specifically rented from them because of their stated cleaning protocols and because of the homes stated distance to Bryson City. Neither of which were true. We walked into the home and the floors had not been cleaned. There were human hairs, hair balls, spill marks, empty popsicle wrappers and used band aids on the floors. Gross. Every item we pulled from the cabinets was dirty and had to be cleaned before use. The grill caught fire twice because it was so dirty. We took pictures of everything and sent to Kathleen and wasted time during our vacation to discuss with her. She immediately said Steve was there that morning to inspect and it was clean. I asked what had happened in between then and our arrival and she had no response?! Zero customer service from her. Her advertising for this home was not true. The home we rented was advertised as being 10-20 minutes from Bryson city and deep creek. Not true. It took us on average 30 minutes or more to get to both. Those 30 minute drives included 20 minutes on a very steep, partially gravel, narrow, winding mountain road. We encountered a propane tank truck and had to back down that road to be able to pass. Awful. Considerable impact on our family vacation. The carbon monoxide detector went off for no obvious reason during our stay. It took over 30 minutes for the fire department to come to the house. We wasted another 1.5 hours on this and then felt unsafe for the rest of our stay given the uncertainty for the alarm and the 30 minute wait for help should another issue arise. The fire department said there was no way to get up the mountain road in less than 20 minutes. The advertising for this home was false. We reached out to Kathleen to discuss all issues. She was not helpful, had zero customer service orientation, she was combative, defensive and accusatory. She was so unprofessional. In one communication she started referencing her husband's background and employment details to try to make a case that she was honest and trustworthy. We had never dealt with her husband, we didn't know how he was associated with the company or how it was relevant? Made no sense to us but again she was simply unprofessional. Rent through NC Mountains Realty at your own risk.

Pretty much every desirable amenity was not usable, and had to be cleaned before simply using. This place was gross. I could go on and on but management is aware.. although the property manager did offer to send a new coffee pot, pest control to come spray, and a house cleaning crew to come clean we did not exactly want four different groups of people working on the house we just spent two days on the road traveling to. We booked this house to stay put and enjoy a nice cabin with a good view, not watch people do what they should have done prior to our arrival. Beginning with the treacherous drive up the mountain that BTW HAS A SIGN THAT YOU NEED 4WD to go up, not to mention no cell service and poorly written directions. Then we get there and discover mice poop and the need to clean everything before use. Let’s just say their were a lot of tears and frustration from me, but I kept it together, cleaned as I could to keep all of the issues on the down low from the family in order to not ruin a long planned trip. We even left a day early due to being over the filth, and they didn’t even have the courtesy to refund us for a that night we weren’t there. The small credit we did receive back didnt even amount to the cleaning fee they charged for the filfthy house, that we left cleaner than it was for us upon our arrival. I will say the hot tub was probably sterile, although you couldn’t breathe in it due to the amount of chlorine they dumped in it. We are a pretty easy group to please, but this was unacceptable. This serves as a warning before you spend weeks planning a family vacation and show up to this mess. If you want to roll the dice, I recommend booking through Airbnb, because direct management has no accountability.

The views were incredible (mountains forever and Fontana Lake and the great Smoky Mountain Railway and its trestle crossing the lake all in sight), the hot tub impeccable and such a treat to enjoy as the full moon rose each night up above the cabin. The attention to detail was greatly appreciated. The cabin was VERY clean and as someone immunocompromised from a recent battle with cancer, I really appreciated their additional Covid cleaning efforts. Royal Views is right next door and it was no big deal at all. We really didn't even know that it and the guests were there. We loved that our cabin was so convenient to the NOC and Bryson City and it was so cool to see the Smoky Mountain Railroad train come chugging down its tracks waaaay down below. Also, we loved to wake up above the clouds. One day we woke up in the cloud and that was cool, too! We definitely recommend this place and NC Mountains Realty and Vacation Cabins. We have already booked again and can't wait to get back there!

We rented Majestic Overlook this past October and it was a PERFECT weekend in no small part to April, Kathleen and Steve and NC Mountains Realty and Vacation Cabins. We loved our cabin and our stay there!! The views were incredible (mountains forever and Fontana Lake and the great Smoky Mountain Railway and its trestle crossing the lake all in sight), the hot tub impeccable and such a treat to enjoy as the full moon rose each night up above the cabin. We can not thank Kathleen Ford, Cassy Ford & April Ford enough for the experience we had the last 3 months in finding our final home. They deserve 10 stars. We were devastated after the buyers (another agents listing) pulled their property off the market in early November that we fell in love with, Kathleen worked very hard to find us other homes we might be interested in. And then she suggested looking at lots and build our own legacy home. At Thanksgiving she showed us a few homes & lots and then saved the best for last. Oh my God, Rockledge Lot 14, once we got out of our cars we knew we found the perfect place to build our home. We call it "Knocking on Heavens Door". She helped us with builders of quality we met this past week and have built the perfect team to build our legacy home. Cassy was there with us with facts regarding the homes/lots, answering questions of ours & April helped us with a home to stay in while we closed on the lot and a very smooth check in & check out and the whole experience was amazing. Whether you are looking to purchase a home, a lot or rent a vacation home NC Mountains Realty & Vacation Cabins is your best and should be your only choice.
