RENTER BEWARE!!! In the 5 years my husband and I lived at Promenade Terrace, management changed 4 times!!! We have had our fair share of problems over the years... The ceiling collapsed and flooded our shower with water from a leak in the upstairs neighbors unit, our fridge went out multiple times and all our food went bad (while I was in labor with my son), the AC leaked inside the wall and water was trapped in the wall causing the wall to bubble up, along with many other things. I wanted to share a few issues because it wasn’t small things like “oh I need a new light bulb”. However, the last straw was when I found out about the RATS living in the walls of our building. Yes you read that correct! Current management, Greystar, which changed their name or title right before we moved out is WELL AWARE of the ongoing rat infestation in my old building (521). Once I found out a rat had been in my home - I went to several neighbors and found out rats had already been in multiple of their homes as well. I found out from more residents that other buildings have had rats in their walls as well. It was heart wrenching for me, finding out as much as I did from others about the rat issues, about the overall lack of care from office staff and about the laundry list of maintenance orders that haven’t been done in months “because of covid” (only emergency orders). Back to my story. The rats chewed through the insulation and wall creating a hole underneath the sink of my son’s bedroom! I found poop droppings throughout the house, even on my kitchen counter. I overnighted rat traps and set them in the cabinet underneath the sink and I duct taped the cabinet shut and we caught a rat that night. Check yelp review for photos! I pleaded to property management and to “That Guy” pest control to do something about the rats in the walls!!! I found out the rats had been in the walls and entering into multiple houses of my building for a FULL YEAR. I asked them to wire a camera through the hole from my home to see how bad the infestation was! I asked them to tent the building and clear out all the possible dead rats in the walls and the toxic rat pee/poop. For the safety and well being of my family and all my neighbors. What did they do? Place bait, wait 1-2 days, come back and patch the hole and put more bait outside the building. That is all they do! Time and time again. It’s a case of PLAUSIBLE DENIABILITY. Property management says we have to follow the treatment plan the pest control company gives them. And pest control says we have to do what we can with the approval from property management. SO REALLY BOTH DON’T CARE! NEITHER WILL FIGHT FOR WHAT'S BEST FOR THE WELL-BEING OF THE PEOPLE LIVING IN THIS HORRIFIC SITUATION. I pleaded and pleaded and nothing more. So I called the city of Corona and opened a case with code enforcement and fair housing! Within 24 hrs of opening the case, management contacted me to offer us to move to a different unit (for the same rent price we currently had) or to move-out with no penalty breaking our lease. So we moved FAR AWAY! To anyone else in a similar situation please look up your fair housing rights - I believe CA 1942 (warranty of habitability). It felt extremely embarrassing for me to share initially but I realized we do not live a lifestyle that would cause rats. We did not cause the rats. Nor did any of our neighbors. The buildings are poorly maintained and rats have found access points from the exterior of the building to get into the walls. I still hope that Greystar or whoever will own Promenade Terrace next will care enough about their residents and clear out the infestation in the walls of ALL the buildings that have rats! Read moreLet me start by saying wow. I have never heard of an experience so horrible, let alone experiencing it secondhand. I would like to preface by stating that this review is on behalf of my boyfriend to avoid further potential contact between himself and these apartments. He was going through the stages of applying for an apartment with his roommate. Firstly, he was speaking with Darren from the leasing office who was kind and professional. The unfortunate part was that he (and the office as a whole) wasn't very responsive. After the phone tag portion was over, I drove him to the leasing office in my car once as his car was broken down at the time. They questioned who I was to him when he went to turn in the holding deposit, which was odd. Why would a driver need to be ID'd? We were still super polite and humored them. They watched us get into the car through their office windows as we left. Fast forward after all the credit checks and everything went through, my boyfriend and his room mate were set to move in on a Saturday. The apartments failed to mention that they both needed to be present at move in, so when his room mate showed up alone it was an issue. My boyfriend was at work when he started getting all these urgent calls that he needed to be there in person right away. He tried to compromise with them but they said no and told him that they wouldn't be able to move in that day. He understood and called them back to ask for an updated move in date (the following day I believe) and apologized that he wasn't available that Saturday. He had spoken to the assistant manager on that call. Firstly, she did not speak in a professional manner whatsoever. They were conversing normally until she started interrogating him on what him and his roommates relationship was and who "that lady" was that came with him in office (being myself). She had caught a whole attitude and started accusing him, saying there were "red flags", and insinuating that he was up to something. I witnessed the call myself as he was over visiting and I was at a loss for words for how she was acting. He was completely blind sided by the accusations. I had gotten a phone call and stepped away from him and I heard her raise her voice and say "Um who is that? Is she talking to me??". Wow.... The next day, my boyfriend called their office and couldn't get a hold of anyone. He called multiple times at different times of day, avoiding potential lunch times, etc. (Prior to the phone call ensuing, his room mate and him had decided they wanted to withdraw their application). He finally got ahold of the manager and she was very smug and snobby upon answering the phone. He started by explaining that he spoke to someone earlier, to which she interrupted him and said "Uh yes, that was my ACM". It was clear she was aware of the situation. Hilariously enough, she didn't even attempt to clear up any confusion she/they may have had. He asked to respectfully withdraw his application and she interrupted again and said "Yeah, we..." as if to say they were already doing just that. Similarly to the ACM, she just came at him with accusations. She said the same things that her ACM stated about red flags, etc. When he asked them in both phone calls what they were, it was clear there was no concrete examples or evidence to be had. She kept rudely interrupting him all the while he was still being polite. She wrote off the ACM's behavior as being "basic questioning" and it "being the nature of this business". She started saying he would be breaching a contract and the accusations were to "protect him". She then ended the call short while he still had questions. He called back another time after that and happened to catch Darren, to which he sounded unsurprised by their actions and even apologized on their behalf. Read moreOctober 2024 Update: After living in these apartments for several months, I regretfully downgrade my rating from five stars to two stars. Despite numerous promises from the office staff to address the extensive issues with our unit, most of them remain unresolved. Despite many follow-ups, our maintenance requests have been ignored. We've had to hire a professional cleaner to treat the severe cat odor, and our requests to address the extensive mold issues have been ignored. I am very disappointed with the property now and cannot honestly recommend it as a good place to live.
Original Review: I recently moved into this townhome community and have had a great experience so far. I want to give a special shoutout to our leasing agent, Paola, who has been incredibly helpful and responsive throughout the entire process. She made our move-in smooth and has been quick to address any concerns we’ve had.
I also want to commend Israel from the maintenance team. He has been fantastic in resolving several issues in our unit promptly and efficiently.
Pros: Responsive Management: Paola and the team are always quick to respond and address any concerns. Efficient Maintenance: Israel and the rest of the maintenance team are thorough and professional. When there is an issue they can’t fix, such as an electrical outage we experienced on our first week, they were quick to get a contractor out to complete repairs. Community Amenities: The community offers great amenities that enhance our living experience. Location: The location here sold us. We love the convenience of proximity to the freeway and access to local shops and restaurants.
Cons: Initial Maintenance Issues: We encountered quite a few maintenance issues upon moving in, such as moldy vents, a cat odor, electrical outages, garage door issues, and doors that did not latch properly. However, these are being addressed. Pest Control: We’ve had some pest issues with ants and cockroaches, but the management is working on resolving them. Deep Cleaning Required: Although the apartment had a fresh coat of paint, we had to deep clean the floors and surfaces after moving in as they needed a lot of TLC. Mail Delivery Issues: The local post office delivery has been a major headache. Despite completing our change of address, getting our mail has been problematic due to issues with the local USPS mail handler.
Overall, despite a few initial hiccups, we are very pleased with our new home and the excellent service provided by Paola and the rest of the management team. Highly recommend...
