Please avoid. Truly terrible place to live so far. Long rant incoming. We moved to the Atlantic Highland Park in June 2025, and the experience so far has been miserable. Before I continue, do know that with everything that has happened lately, I will surely leave out some details despite the extensive list of complaints that follows. On the day before we arrived, we realized that no one had communicated to us what time we could pick up the keys. I called and left a message with the unhelpful off-site team, who from my experience know next to nothing and rarely provide useful information or successfully relay messages to the on-site team. However, this was one of the exceptions and eventually we were told that important maintenance work was being done and we would not have the keys until 3pm. 'Okay,' we thought; it was unfortunate but what can you do? We arrived and spoke with two people in the leasing office. They got our parking set-up, though nearly everything else was forgotten: we were not given keys until the next day, they forgot to collect our move in payment which necessitated a lengthy troubleshooting session to figure out how to receive payment, we STILL have not received our mail keys because they were lost at some point before our arrival and need to be provided by the post office, among other issues. When I went down to the leasing office the day after our move in for separate issues, I was met with an incredulous and very rude "WHY?" when I replied to someone that I had not made the aforementioned move in payment because they forgot. I did not appreciate being treated like I somehow tried to avoid paying. However, these are minor in comparison to what follows. The first thing that was apparent when we walked in was that this apartment was simply not ready to be occupied. Of course, we were not told this at all. The floors were and still are incredibly filthy even though cleaners supposedly came before we arrived. I have attached a picture to this review of my son's dirty feet from walking around on the floors AFTER they have been mopped 5-6 times by a cleaning lady who has also come off as rude, though I admit that might be due to the language barrier. However, the biggest issue is the cockroach infestation, which we were also not informed about until we saw them with our own eyes. I have included a picture in this review of a cockroach sitting inside the oven light, which still gives me the chills when I think about it. It is beyond disgusting, and after speaking to a few pest control experts, it is a sign of a major infestation. Pest control does come every weekly, and the person who came by was very frank. He informed me that the complex only pays the company he works for to service TEN apartments every week, with the goal of covering the whole complex over the span of many months. He mentioned that they only pay the company the bare minimum, which made sense as he only sprayed a few times in just the kitchen before quickly leaving. I have taken the ridiculous measure of hiring my own pest control who will be coming quarterly and providing a much more extensive service. I was informed by that management would not cover this cost. Oh, and we were told before our arrival that our unit would have a balcony, which was important for my wife who likes bird watching and gardening. We did not get a balcony. No remedies or compensation have been offered. Aside from the filthy floors, cockroaches, and missing balcony, there have been a slew of general maintenance issues that I have needed help with. I tried to include them but exceeded the word count. Please, please avoid this apartment complex at all costs. Edit: I'll admit I wrote this review in the heat of the moment but I maintain that the conditions of my unit have been unacceptable. I do not mean to blame any specific employee, and I do appreciate the steps that have been taken in making the apartment more inhabitable. Much more work needs to be done in order to remedy this situation. I'll update my review should such actions be taken.

Update (October 20, 2025): Even though management has acknowledged my early termination in writing, they still haven’t provided clear instructions on how to pay the $1,900 termination fee they required. First, they told me I had 10 days from the time I submitted my termination notice to pay it. Then, without me ever saying I couldn’t pay, they emailed back and said they “understand I may not be able to pay within 10 days” and extended the due date. I replied immediately, stating clearly that I can pay now and just need to know how to pay it. I have not received any response.. On top of that, I received my November rent statement from Conservice showing the full month’s rent, even though I have written confirmation that my rent should be prorated.. I have emailed about that too, called multiple times, and again, no response. I’ve had to keep going into the office repeatedly, during my own work hours, because I can’t get answers by phone or email. Their office hours are the same as mine, so I’m losing time from my job trying to manage problems that shouldn’t exist in the first place. It’s exhausting and unacceptable that the only way to get a response is to physically show up in person. I have all emails and screenshots as proof and will update or remove this review once management actually provides written, accurate, and consistent information. ------------------------------------------------------------------------- As of today (9/30/2025) it’s been a full week since I submitted my lease termination notice and I still have not received a single written response from management. This isn’t an isolated issue — I’ve lived here for 10 months, and it has been a mess since day one. The move-in process was chaotic, with poor communication up until the day of. The apartment wasn't properly cleaned, and whoever was here had cats before me so I spent the first 3 months of my lease completely unable to breathe. Amenities and appliances were broken on move-in. Dog waste is routinely piled at entrances after they removed disposal stations, making the property unsanitary. We’ve had repeated problems with access devices to the garage, doors, and elevators, leaving entire areas inaccessible. And almost every time I’ve gone into the office, I’ve been told one thing only to find out later it wasn’t true. Unless I have a written paper trail, I can’t even hold management accountable, which says everything about how this property operates. I’m leaving this review to document the consistent lack of responsiveness, accountability, and basic property management. I am more than willing to update or remove this once management provides me with the confirmation and clear communication I’ve been requesting.

Do not ( I REPEAT, DO NOT) stay at this complex if your job requires you to be flexible as far as traveling and or moving. They do not support Civilian working for the Military and or Airport Employee Transfers. The only way to get out of your contract is subleasing, which means you are ultimately still held liable for any damages to the property. There’s no month/half a month payment to break a lease. So, if an emergency happens that you have no control over, you are stuck. Do not bother talking to Management, it’s not worth your time. Their useless and about the money anyway. Definitely do not recommend this complex to any family, single and or working individual that requires flexibility. Note, they do not disclose this information upfront. Please read all fine print before signing any documentation. Most importantly, notate all major and minor things that you feel are wrong in the apartment during the inspection process. They do so called white glove inspections prior to move in. I found dust everywhere and notated it all. Suggest you do the same. It will count against you during the move out. Trust and believe. —-Update—-23 September 2019 It seems like there’s something going on with valet trash every month. This photos are the result of the lack of valet services. Do not bother to complain to management, it’s always another freaking excuse. To make matters worse, I am paying for the services that are not provided as stated. Believe it or not, Management had the nerve to place a sign on the trash chute door threatening with fines. It’s not the residents fault valets not doing their job. Why should I walk my trash down to the garbage bin area (if I am paying to have someone pick it up)? I pay a MANDATORY service fee for a reason. I am not getting reimbursed for the days I take my trash out myself. Personally, it’s a waste of my damn money. Every since I’ve signed the lease last December 2018, I have had issues with this mess (and apartment). This place is not worth the money I pay every month....

I have been a resident here for the past 2 years in Bldg 1 facing Bowser Street. Before I begin my review, please note that the apt. complex has a new owner that has taken ownership about 2 months ago or so, the Connor group. The old management/owner was Greystar. I will write a review for both.

Greystar and the Manager that had been here for the past 2 years gets a Big "F". I don't know how that Manager kept her job or what she did, but somebody needs to reevaluate her. She did absolutely nothing. The day I moved in I was handed the keys and left be. Whenever I made a suggestion or asked for something staff response was a Flat Line. Nothing and I mean nothing. No follow up once I moved in. No followup at all to see if everything was okay or If I needed anything. Never even gave me a move in Check List.

GREYSTAR: Over the last 2 years I put in request after request for them to power wash the common areas. The garage for 2 years had places with Pigeon Droppings, Poop if you will an inch thick. Small garbage receptacles in the garage and too few of them. Put in a request for larger trash cans and more of them and nothing, not once in 2 years.

Put in request for the Manager to see about contacting the City to evaluate the street parking on Bowser. People park on both sides of the street, and right on the entrance/exit to the garage making it very inconvenient and dangerous coming and going. Nothing from Management, not one thing. Greystar gets a Big F.

New Owner: O'Connor Group: In all fairness they have only had ownership for about 2 months, buy WOW have they come in with a Positive Get it done Energy ! They have a mission and they are well on their way to proving themselves a great community with a great staff.

They are so friendly, positive and welcoming and want to help in anyway possible. Over 325 units in this complex and they are taking the time to go each person's unit, by appt to meet with them and get to know them and see their plans and if they need anything and sharing their plans for the community. You won't find that at many apartment communities.

They have powerwashed all levels of the garage, very thoroughly, amazing difference ! Repainted all the Parking Stripes. Painted the outside of the building, are redoing / upgrading the pool areas, and putting in a dog park. This week they are refinsihing the floors in the hallways to the apartments and painting all the hallways. They are putting all new LED Lighting in the garage and adding mirrors for safety and cameras. Something Greystar was asked to do and nothing was done by them, despite the possible danger to their residents.

O'Connor Group has started within just a month or so of ownership of this complex. Mistie the manager has been wonderful so far as well as Anna / Leasing Agent. I am moving to be closer to work, but they went above and beyond to try and get me to stay. They are a pleasure to deal with and are great at getting back with you via phone call or text.

The Actual Complex:

PROS - Location is incredible, so close to everything happening, so easy to get to Toll Way, literally 10 minutes to 75 and 35. if you get on the toll rd, its 7 minutes to downtown Dallas, American Airlines Center etc. - Amazing ! The restaurant downstairs Elzitca is good and the nail salon spa is VERY Nice.

The Bldg(s) - Floorplans are very functional very spacious. Very large granite kitchen island, much larger than ones you see in brand new apts. Beautiful dark wood cabinets w/stainless steel accents/appliances. I have been VERY pleased with my apt and will miss many things about it. It also comes with a full size side by side wshr dryr - some of newer apts don't.

Despite being next door to Bar The Hidden Door, my apt was very quiet. The windows are very well insulated and I was amazed early on by this.

CONS: Honestly, can't really say any negatives or mention any red flags other than 2 Years of GREYSTAR in the helm, that was the only negative.

I can’t believe I have to take time to write how horrible this place is. From ownership to general manager to office staff.

My brother & I moved into this place in Summer of 2021, and we signed a one-year lease. Since the day of the move in, we dealt with broken AC, broken toilets and non-working lights. It took maintenance over 2 days to make repairs and the unit livable. We had to get a hotel the first two days of move-in because how hot it was in the unit. Management never offered to pro-rate or pay for our hotel stay.

Next, the “garage gate always stays close’’ is a flat out lie. There is constant strangers and homeless going in and out of the parking garages. In December, over $1,000 of items were stolen from my truck, and when I asked management to check the cameras, they refused to help. They waited over two weeks to check the cameras, and by then the footage was already deleted. Over a month, the garage door was undergoing “repairs”… they never fixed the garage door and it remained open throughout my time there. In February, a thief busted my windows and stole things out of my truck. Luckily with tracking, I was able to recover my things but the security service was no where to be found. The garage remained open even after my car was broken into.

Our lease is no longer active, and we asked a dozen times to ask for a renewal of a lease. They have a portal on their website that highlights where they leave new “lease proposals” which we were never offered one. My roommate and I had to hound the front office for a new lease which we never got. We opted in to month-to-month, because they refused to their job on getting us a new lease. This gave us flexibility to move out whenever we wanted to.

Summer 2023, my roommate passed away unexpectedly. I was left with the apartment to myself and still on month to month basis which allows me to leave at anytime. I informed management about the passing of my roommate, and they said “ you still have to pay the reletting fee.” Even after a tragic death and mental state I was in they wanted the full amount of a year lease that was never signed. They took advantage of me and my bestfriend’s mourning family to receive compensation that should’ve never been charged.

After weeks of coming to a conclusion, they lowered the reletting fee to $1400. Still wanting to suck every penny out of me. Lydia (General Manager) informed me that Hilary (Area Manager) would allow me to take my time paying back the owed amount. “Take all the time you need, sorry for your loss”.

I understand its a business and they need some form of compensation to keep the establishment running but when you promise someone something you hold your end. They didnt and took advantage of me and my friend’s grieving family.

This place has the worst ethics, customer service and I hope you don’t choose to live here. The hallways are disgusting, dog park is poorly managed and the security is horrible. Your belongings will get stolen and the entire place will smell like Marijuana. I can’t believe they reported me to credit bureau collections after they said they wouldn’t. Shame on you ownership and management.

I have left the current office several messages to discuss this matter but they won't call me...
