I recently moved out of this community on Lilium Lane after living here for a year. Overall, my experience was positive. It’s a quiet, safe neighborhood conveniently located near just about everything. I could walk my dogs at 3 a.m. and still feel completely comfortable.
The home itself was nice, though there are a few design choices that could have been thought through better. For example, the living room layout only works well one way without feeling awkward. I lived in a three-bedroom unit, but one of the bedrooms was unusually small large enough for a queen bed, but not much else making it more practical as a child’s room, office, or den.
Maintenance was always friendly, approachable, and quick to respond. I interacted most often with the maintenance supervisor, as the rest of the on-site team was rarely visible.
My biggest concern, however, was the mandatory $60/month community fee. I understand this is a common practice, but in my experience, this property did not deliver the value you’d expect for that cost. Over the course of my lease, I paid $720 toward this fee. With approximately 134 units (subtracting at least one for the model home), the community collects about $7,920 per month, or roughly $95,000 annually, for events and activities.
During my time here, they hosted only five events for residents: • A Labor Day cookout with hot dogs and beer • A Thanksgiving hors d’oeuvres gathering • A food truck serving sandwiches and hot dogs • A paint-by-numbers and wine night • Another hot dog-focused gathering
While these events weren’t bad, they felt repetitive and lacked variety especially considering the budget available. A simple quarterly survey could have helped tailor events to residents’ interests and encouraged better participation. In fact, the maintenance supervisor mentioned that turnout was often low, which should have been a clear indicator to try new ideas.
For comparison, my new community charges just $30/month and hosts two events every month one for residents and one for pets. They also send out quarterly surveys and maintain an active community app, making it easy for residents to stay informed and engaged.
Overall, I enjoyed living here, felt safe, and appreciated the friendliness of the maintenance team. But for the community fee being charged, there’s room for significant improvement in how resident engagement is approached especially considering that the homes start at $1600...
Read moreI'm a retired vet on a fixed income. I payed these people (Amavi) 450 dollars total (300 fee and another 75 each for me and my wife). They wanted to do background check, credit check, normal rent application things. Then they wanted access to my bank account through an online portal twice for me and my wife(its the same shared account). I questioned it, but went along. After all this they come back with, " you need money down and another cosigner, AND bank statements from past year! I asked why? Was told because my credit/income , witch I only own 2 cars(mine and my wifes)and a loan for 4k that's 140 dollars a month. Plus, I pay to have my rent reported to credit bureau for years with no late payments (witch my rent was more than Amavi rent). I asked to speak to a manager and after a day received a call back, and was told the manager wasn't going to call me back and "it just is what it is". I have no bankruptcy, no repossession, was divorced years ago but built my credit back. No criminal record. I feel scammed. not only do they charge you this 450, you do all the work for the application for them. I wish I could get payed to just sit back and collect money to just look over somthing that would take less than 30mins at best. I spent way more than that just calling them because the website application would get stuck or wouldnt upload certain screens or files, then I was told I needed to go to a desktop type computer because the site wasnt set up for phones. Whenever you reach out to her, she’s always willing to find the answer for you or solve the problem. Then there is Michael who is in Maintenance he’s always attentive to taking care of whatever the problem may be that is requested at your home. He goes above and beyond repairing whatever it is that needs attention, but he does the little things of letting your dogs out to go to the restroom, resetting your clocks if the electricity went off or bringing in a package that was delivered at your door. He’s very friendly, business like and a very honest human being. He will send you text messages letting you know all has been completed.
