As the owner of a couple of dozen units which I have managed for many years, I was very particular about the decision to turn over those units to a management company, I didn’t think anyone would care about the properties with the same interest as an owner does. I thought I’d try turning over a few at a time and see how it goes. I first interviewed Pioneer about 3 years before hiring them. At that time I was impressed, but didn’t find myself ready to relinquish control. As I hit my 70’s and developed a few health issues, I realized that should something happen to me, my wife couldn’t handle the management and I didn’t want to leave a legacy of problems for my family. I reinterviewed Pioneer and was even more impressed by how they had grown, added quality staff, and had even more expertise than before. The clincher was when Richard, the founder, gave me a copy of his newly published book, Landlord Like an Engineer. As I read it, it echoed his way of doing business, exactly the way I believed it should be done. My experiences over 40 years of trial and error were exactly what he talked about in the book. I have purchased the book to give to friends with properties out of state and can say unequivocally that anyone who is interested in becoming a landlord, this should be your “go to book!” It is outstanding! I have now been with Pioneer for a year. There have been a few hiccups, learning each other’s styles, but any issue has been resolved professionally and everything is running more smoothly than I could have ever imagined. They are currently managing half of my properties and as they turn over I’m giving them more. I hope to have them manage all of the properties within a year. My profits are up, even after paying them their fees, my headaches are nonexistent, and I should have turned the properties over to them years ago.

My wife and I used Pioneer for 2 years. They are a good company and we were happy with their services. I have to say that although we had some disagreements with them they always worked to make things right. For example, we wanted to have more control over what repairs happened to our home, they agreed to contact us beforehand for specific repairs, and to allow us to have our own company take care of the sprinkler system. They also modified the contract to fit some of our specific requirements. The second year of our agreement the contract was changed in a way that raised the rates we were paying but when we called to express our concern they were willing to work with us to make it right. I will also say that they are the opposite of what you usually get when you're looking for a management company - while there are often 'slumlords' who take advantage of their tenants, Pioneer consistently tried to make sure they were making both us (the property owners) and our tenants happy.
