I am not a resident here. I have no credentials other than being a Denverite with an urbanist bent shopping for an apartment. I'm interested in the community and development of RiNo as this neighborhood has quickly grown. I just collected some thoughts on this apartment and wanted to share. I have spent time in the building and know a resident. My reason for the review: I know it can be helpful to see reviews other than from people who have had a poor experience. I work downtown and commute by bike and public transit and get most of my groceries and needs this way too so my review will reflect this. Cheers!
MY REVIEW
**Assessment of Studio room, services, space, amenities, etc The apartment seems a good choice for an individual or couple making median+ income for Denver (1300 a month is about a third of a 40k annual salary after taxes). Fine size rooms with vaulted roofs and quality building materials including appliances. clothing storage in the studio is limited so you'd have to get creative or minimize. The laundry is on the second floor, there are approximately 8 washers and 8 driers. They are free to use. Valet trash service is 20 dollars a month and you are expected to pay it. Excel and water are paid separately per unit.
The building amenities include a community room, fitness room, bike storage, and roof top deck with a pool table, ping pong table, grills, and lounge seating. The view (see photos) is quite nice from the deck. I'm unsure about parking security, cost, or availability but it is an option with some onsite underground spots, i'm sure you'll just pay to play for a space. There is mention of car share being on premise (great for the car-free dwellers like me) but walking around and I don't see zipcar or anything similar to it (Car2Go is no longer available in Denver)
**Access to public transit 10/10 Why: the RTD A line and several bus routes are under five minutes walk from the building entrance. The route is low stress. The A line hands down the best way to get to the airport too. You are one stop away from Union Station, Denver's transit hub.
**Assessment of bike-ability/walk-ability 10/10 Why: RiNo has invested heavily into off street bikeways and high-comfort walkways on Brighton and the Platte River trail is quickly accessed off 36th and Arkins Ct (2 minutes by bike). The neighborhood is developing quickly and with each new building new sidewalks seem to follow.
**Assessment of access to grocery store 8/10 why: The nearest store is Natural grocers. They specialize is natural and organic options and are rarely slammed like a Trader Joes or Whole Foods. The issue I have is with price. Because they are smaller they don't have the power of numbers in supply chains so their per unit costs are above average. Whole Foods is one train stop away at Union Station though

Read moreLived here for only 6 months due to a job change, but I do have a few points to bring up.
There are no on-site managers, which really does make a big difference in the overall maintenance and security of the building. Management is very nice and respectful, but just hard to get in contact with from time to time.
There is no mail/package room, which only increased the number my of packages stolen.
The garage is not very secure. The car parked next to mine was broken in to and had their window shattered.
Noise from the trains nearby is very loud. Train horns well into the night (1am or later) made it very difficult to sleep.
Maintenance requests are slow. Submitted a request for window shades to be fixed the day I moved in, and was not fixed until 2 months later.
Lastly, the area has a lot of development to do. At the moment, there’s not a whole lot going on up there, which caused me to feel isolated at times. I’m sure that won’t be the case in a few years once the construction...

I found this apartment on apartments.com after getting a job in denver and needing to find a new place to live on short notice. I found the application process to be very smooth and transparent. They even assigned a leasing coordinator to me who i was able to communicate back and forth with until move-in day. I love my apartment too - big windows, nice flooring, updated appliances. The building is clean and quiet. The surrounding area is quiet as well - i like that the building is not on a main road.
