I toured Maple Grove Apartments in March of 2023. From my tour, the apartments looked clean, comfortable and safe enough- really all I was looking for. I signed to rent in July of 2023 for a year after moving from out of state to Evanston. Everything seemed ok at first, minus a cleaning job lacking effort. There was a small amount of black mold in the shower, dirt in the corners of the apartment (later understood to be cockroach feces), burned counter tops and maintenance decided to leave a child’s drawing on the bathroom door that they could’ve easily painted over (see pictures at the end). But none of that was much to stress over. After two nights is when things really turned bad. Once I went grocery shopping on day two, cockroaches started making an appearance. At first, just a few- I can live with that. Then their presence started increasing exponentially. There were cockroaches all over my kitchen- on the counters, in the fridge, in the drawers with my food and utensils- in my bathroom, crawling up behind my pillow in the bedroom, etc. The pictures speak for themselves. I did not get an hour of sleep the night before my first day at work; I was severely distressed. I called emergency maintenance in the morning saying something needed to be done. Management got back to me promptly that they would evaluate, but I was told this has not been an issue before with other residents. Yeah right! There were full size cockroaches and plenty, plenty of babies- an indication that this was an ongoing problem, as the entomologist I contacted said these were German Cockroaches, which take 30 days to hatch from eggs. There is no way that this spontaneously occurred in my apartment alone and no others. The apartment was sprayed with pesticides, but I knew with an infestation this bad, a spray in my apartment alone and not in all of the units, would do nothing long term. I talked with the Maple Grove manager, Mike over the next few days, in which I stayed in a hotel so I could get some sleep without cockroaches in my bed. I told Mike I was not provided a safe, nor clean place to live and that I could no longer stay there. Management agreed to break the lease. I had only lived at the apartment for three days. As I cleaned out my apartment, preparing to move again, which affected my job performance, my mental health and my finances, I found cockroaches in my couch, in my wifi modem, and eggs over much of my things in the kitchen. I had to throw out all of my furniture and store all my belongings that couldn’t be machine washed in a storage unit because I could not risk bringing eggs to my next place. I had to take off work and have family drive hours to help me. The whole ordeal costed me thousands of dollars, even with the partial refund I got back of my first month’s rent. Read moreProperty Manager Tammi has been especially great. She is very easy to talk to and knowledgeable. She communicates what is happening with the building and tenants in a timely fashion. She follows through with what she says she will do and has been really helpful. I would easily give her 5 stars- the maintenance team is really friendly and helpful as well.
The building is in a very convenient location within Evanston. It's close to the L and Metra trains and a short bike ride, bus ride, or drive to Northwestern University. The building also feels fairly safe.
Some of the building is a bit older but seems like they are in the process of making updates over time. It is always very clean. The rooftop terrace is really nice. The gym is smaller but also nice (2 people is about the most that can comfortably workout together, but there was never a time that it was unavailable). There was almost always an available washer/dryer in the laundry room, however, some of the machines were broken or held together with tape.
Our apartment was quite nice. We felt it was spacious with above average closet space and storage. The plaster/concrete walls make it really quiet from neighbor's sounds, the only sound that came in was from the hallway or open windows.

So, I tried another number, only to be told that I had no appointment, and no one had actually reached out to me. My calls weren't answered either. Since I live 50 miles away, I decided to take a chance and drive over for the tour, hoping it would still happen. As I got closer, Sally—who actually works at Main Station Apartments and was covering for Troy that day—called us. She was incredibly kind and helpful, unlike the rest of this terrible scheduling experience. Now, about the apartment itself: The best thing about it is definitely the location. I also appreciated the designated parking spots for future residents—nice touch. I toured a 2-bedroom unit, and while it was spacious, it felt outdated. The bathroom cabinets, mirrors, and other fixtures could definitely use an upgrade. If you're scheduling a guided tour, don't rely on just the confirmation email.
