NOISE There is no sound proofing between units +Thin walls, you'll hear your neighbors +Thin ceilings, you’ll hear your neighbor's every step +Children play loudly in the courtyard +From all sides of the building, you can’t escape the noise from kids, traffic, trains idling, or the daily fire & police sirens
WATER +The water pressure is low +Demo the shower before you rent, turn the tub on to full hot & you’ll see… +Hot water is occasionally limited, you’ll max out the hot & still want more +No scald guard on shower, water temps fluctuate constantly +both the hot & cold water taps have a considerable amount of something yellow in it, fill a gallon of water & let it settle
POOR FINISHES +The shower grout falls out randomly just from water splashing on it +Flooring is cheap & warped +Refrigerator & dishwashers are noisy & inefficient +The range hood doesn’t vent to outside +Short ceilings - 7’6”
INACCURATE ELECTRIC BILLS You’ll pay for your neighbor’s electricity! The Xcel power meters are not associated with the correct unit numbers. +Who knows about this? Waylon Wouters the property owner, Nate the superintendent, BRC property management and Xcel all know this is an issue, and remains uncorrected because it will cost the owner money, so they hope you don’t notice +My electric bill ran $100+/month (without running heat in my living room) +BRC agents will tell you the average monthly bill is $30 +Test this for yourself, here’s how: shut off your electric breakers overnight, next morning pull the real time smart meter Xcel electric reading from the past 12 hours, you’ll see power usage, and this is because you’re paying for your neighbor’s electric
INATTENTIVE PROPERTY MANAGEMENT The leasing agents are very responsive but as soon as your lease is signed everyone disappears
BRC Property Management is inattentive & unresponsive especially when it comes to lease renewals. Why? Because they make more money by replacing a tenant rather than renewing a tenant
BRC earns $300 from the landlord + the administration & application fees that new tenants pay
BRC only earns $100 for a lease renewal, so negotiate your renewal before you sign your first lease

Before signing I would definitely think about if location is worth compromising on noise, parking and laundry. It is extremely loud. You hear everything. Conversations in the units around you, any conversation (or screaming kids) in the center court yard, live music/crowds at the Golden Mill on the east side of the building and monthly festivals/concerts in the park on the west side of the building. The fourth floor has amazing views but that also means you get crazy amounts of wind that sounds like the roof is being ripped off. My unit was literally sinking. All furniture against the walls in the entire unit had a 2 inch gap because of the leaning. During winter you can get away with finding a parking spot 70% of the time, as long as it’s not around dinner hours. During spring and summer you definitely need to pay for a spot because you will not be able to find one in front of the building. The gym is cute but be aware it is not completely free. Rarely is a text/email answered/returned by the mgr Kendra W., they invited me back for a third lease but 24 hrs after I complained about an over 10% yearly increase and an out of the blue parking lot fee they sent me a form telling me they would not renew - Totally vindictive and unethical and they've been like that with many residents. Do Not Rent from them especially at the Gold! They rent out multiple units to AirBNB so every weekend you've got new noisy partying neighbors who don't care because they don't live there. The fitness room is just a complete joke. The community and storage areas that were advertised are rented out to small businesses - who also add to the parking shortage. GET YOUR QUARTERS OUT because the owner is too cheap to provide a change machine for the 100+ residents and 2.00 a load machines. When the Mill next door opened it really made parking difficult but during the summer with all the tubers it becomes a nightmare and then BRC and Waylon the owner took away the previous included parking and started charging for parking.
