My husband and I moved into this apartment complex in June last year. Unfortunately, our unit was incomplete when we received the keys. We were not informed about the necessary repairs and renovations that needed to be done in our apartment. We were told that we should have received a notice about the condition of our apartment, but we never did. If we had been told about the condition of our unit beforehand, we would have had the option to accept or decline the keys. However, since we were not informed, we had no choice but to move in. I would give this apartment complex a low rating if it were possible. Maintenance: The apartment needed several repairs and replacements. The floors needed to be replaced, the dishwasher required repairs, and the tub and closet door also needed fixing. We also had to replace the lock on the front door. During our stay here, we noticed several other repairs that needed attention. One of them was the refrigerator, which kept opening and causing our food to spoil. The maintenance workers inspected it but claimed that everything was fine. However, the problem persisted, and we had to request a replacement. This is a typical pattern in this apartment, where one maintenance worker gives one report, and others come and provide a different one. We also had to replace the dryer. Parking: Upon moving in, we were informed that we needed a parking permit for our vehicle, and any other cars without a permit had to use the visitors' parking, or they would be towed. However, this practice did not last long. One day, we came back home and found all the parking spots were taken, the majority by cars without permits. I had to park in a handicapped spot since that was the only available one. The following day, when I went to move my car, I found out it was towed. It was frustrating because those without permits were allowed to park in resident spaces, but those with a permit were forced to park in a handicapped spot and had their car towed. The following day, I noticed other cars without permits parked in the parking spaces reserved for residents only. How backward is that? Thin walls: You can hear other units where individuals are yelling and cursing. This behavior has become our alarm clock in the morning and our lullaby at night. Police officers are called for welfare checks because individuals are yelling and also throwing things off of their balconies. Also, this Complex allows smoking within the unit. This was not accurately explained during our tour because if it were, we would have never moved in here. Emails were sent to inform neighbors to consider others when smoking in their unit, but that was ignored. There are Weeks where we will smell marijuana and cigarettes throughout our unit. We have an infant, and most of the odor starts In her room. Last year, when this became a pattern, I informed the rental office, and they sent out a letter. Someone in our building decided to post the letter near the mailbox and wrote, ā€œSnitches get stitches.ā€ nevertheless, we have been calling the rental office for the past three weeks concerning the smell again. And we were told that we had to determine where the smell was coming from. We should not have to be a detective. There should be a floor plan which indicates which unit is above or below. No one has contacted us, and we still smell the odor at night in the area where the baby has to sleep. Last straw: Just recently, there was leak in our kitchen, and the maintenance workers came around to examine it and left us a note on a business card that the drywall had to be fixed. ( ps it is still leaking) When the contractor came in the next day to repair the drywall, he informed us that we should evacuate the apartment because he was using harsh chemicals and was concerned about our baby. Because we have an infant, we took this very seriously, and my husband and I had to find an area to station ourselves while waiting for the repair to be completed. The rental office said they did not have to give us a notice regarding harsh chemicals being used.

Beware! Thin Floors. Poor maintenance. Lack of parking. There are extensive plumbing issues that has lead to our hall bathroom being patched up soo many times the corner of the bathroom is no longer a corner. Water poured into both of our bathrooms during business hours in February and the water damage is yet to be handled properly. The leaking had to be going on for some time for the ceiling drywall to get that soggy. The water broke through the drywall and paint on feb 17th. We submitted work orders immediately. nobody came to our unit by close of business. it wasn’t until i reached out to the emergency line that the now irritated on call maintenance responded. For whatever that was worth. I asked that the plumbers come immediately and they agreed. i slept in my living room to make sure i’d hear them arrive. Nobody arrived til the next day. They shut the water off. allegedly fixed the problem. turned the water back on and now our water pressure is soo low that it takes forever to fill up a pot of water to cook and the faucet now whistles. To slow further leaks? We put in another work order for this and they keep examining the sink. it’s not the sink!!!! After plumbing repairs, our ceiling then sat exposed for a week.The wood and interior of the ceilings and walls SOAKED! No wet vac to absorb the moisture or anything. they then just patched the wall up and plastered over it. Not only did they improperly handle the water damage they didn’t even sand it down before painting. We’ve since purchased our own air purifier as mold has started developing in our tub and windows. Six weeks later and i’m exhausted. Moisture creates mold and mold is dangerous. They don’t care, i showed one maintenance man the mold in one of the windows and he sprayed over it with some sort of white spray paint. He couldn’t get behind the security bar so the mold is still visible on a portion. However it’s started coming back through a couple weeks later. He insisted it wasn’t mold so when i asked what was it then, he laughed. It’s become a big joke. The Floors are beyond thin. There are lines and cracks forming along several walls and ceilings.our hallway walls are now protruding. i’d bet it’s because of the stomping above and poor flooring. Living in an apartment i expect to hear my neighbors. Walking in your apartment should not disturb your neighbors as much as it does here. I should not hear talking/crying as well as i do here. Don’t expect to have visitors, parking is atrocious. SIX visitor spaces for over 60 units šŸ˜‚ The ONLY positives; I’ve never seen a roach or mouse. Grounds and pool are well maintained. I could go on and on. Shooting star complex. Everything is so nice and shining when you move in then the bandaids begin to fall off and you realize how poor the maintenance is. We’ve submitted countless work orders. Called several times, when the office doesn’t answer it directs you to a off site answering service who will just apologize over and over.

The Good: The front office staff is friendly, the move-in process was easy, the carpets were clean and new, the apartment layout is excellent, and the location is great. Most importantly, these apartments have major, building-wide pest issues. A few days after moving in (September 2025), management sent a notice for a pest control inspection and treatment. Dead roaches followed. Later, when turning on the lights at night, I observed roaches scurrying away under appliances and into the walls, which prompted me to buy sticky traps. Within 24 hours, I found more than 20 roaches trapped. They are in every room, in the kitchen, and coming out of the sink in the bathroom. I've spoken with neighbors who have confirmed the roach and rodent issues. This is a significant health risk! Since the first day of moving in (I walked with the staff who took notes and took pictures) I reported issues with the washing machine, dishwasher and electric plugs which have gone unresolved for over 30 days. A water leak on the ceiling a few days after moving-in was also reported which remained unresolved until it became visibly moldy (see pictures). What you can’t tell from an inspection is that the upstairs floors squeak in every corner. This isn't normal footstep noise; it’s a squeaky symphony of wood rubbing against wood that starts at 4 a.m., making sleep impossible. This is a health risk, if it was financially feasible I would have moved out immediately. I complained to the front office, asked to speak to management and the corporate office. After my complaints to the front office and requests to speak to management were ignored, I contacted the city inspector, who inspected the apartment and officially confirmed the pest infestation. Only after sending management the city's report did they reach out. When I asked about terminating the lease due to these uninhabitable conditions, they simply quoted me the early termination penalty clause. The contract is for a pest free apartment, in which you can sleep comfortably and safely with a working washing machine and dishwasher, that is not what I received. If you have children or pre-existing health issues (like asthma), you are taking a major risk signing this lease. I have incurred moving costs and paid rent for an apartment where I have to deal with these health and maintenance nightmares. To fellow tenants: Know your rights! If management is ignoring your concerns, contacting the city inspector is an effective tool to compel action. I hope this information helps others make better choices.

Thin walls: You can hear other units where individuals are yelling and cursing. This behavior has become our alarm clock in the morning and our lullaby at night. Police officers are called for welfare checks because individuals are yelling and also throwing things off of their balconies.

Also, this Complex allows smoking within the unit. This was not accurately explained during our tour because if it were, we would have never moved in here. Emails were sent to inform neighbors to consider others when smoking in their unit, but that was ignored. There are Weeks where we will smell marijuana and cigarettes throughout our unit. We have an infant, and most of the odor starts In her room. Last year, when this became a pattern, I informed the rental office, and they sent out a letter. Someone in our building decided to post the letter near the mailbox and wrote, ā€œSnitches get stitches.ā€ nevertheless, we have been calling the rental office for the past three weeks concerning the smell again. And we were told that we had to determine where the smell was coming from. We should not have to be a detective. There should be a floor plan which indicates which unit is above or below.

No one has contacted us, and we still smell the odor at night in the area where the baby has to sleep.

Last straw: Just recently, there was leak in our kitchen, and the maintenance workers came around to examine it and left us a note on a business card that the drywall had to be fixed. ( ps it is still leaking) When the contractor came in the next day to repair the drywall, he informed us that we should evacuate the apartment because he was using harsh chemicals and was concerned about our baby. Because we have an infant, we took this very seriously, and my husband and I had to find an area to station ourselves while waiting for the repair to be completed. Been a whole year now, updating my review:

There is absolutely ZERO reason to give this community your money. Spend one or two hundred more to live anywhere else. I spent 6 months in Afghanistan and that was beyond more favorable than living here. Lerner does NOT care about the quality of life or the happiness of their residents, only your money. Lerner also does not care about what kinds of tenants occupy their apartments. So far, nearly everyone we've come across has been loud, destructive, inconsiderate, rude and overall incredibly trashy. Do not associate yourself with the Lerner organization. You will regret it as I do every single day.

Police have been called here more times than I can count.

Smell of pot and other drugs remains almost constant.

Complaints are not taken seriously. I've complained about the most inconsiderate neighbors I've ever had at least 6 times and Lerner has not done a single thing about it.

A resident destroyed Lerner property by kicking in a glass door, and Lerner did absolutely nothing about it.

I have witnessed drug deals in the parking lots.

I regularly see people doing drugs on the children's playground.

Gun shots nearby have been consistent.

The floor above us sounds like it's about to come down when the upstairs neighbors are walking/stomping around.

No one picks up after their dogs, so there is dog sh*t all over the property, hard to walk in the grass and avoid it.

People have animals that they haven't told Lerner about, breaking a Lerner rule

The amount of trash, old food and the occasional used diapers in the parking lots and on the property is absolutely horrifying. People CONSTANTLY leave their garbage in the parking lot next to their cars and strewn around the dumpsters, or throw it off of their balcony. Not just bits and pieces, full garbage bags and entire bags of old fast food and drinks. Disgusting

Loud, inconsiderate neighbors blasting music on a daily basis.

Staff and management have been nearly impossible to reach directly. If you call the number and the office doesn't pick up you're transferred to central line and told to leave your info for the management to call you back later. 4/5 times never get a call back. They seemed attentive until I paid our application fee then it was serious lack of communication.

they won't take debit card for your initial payment of rent in the office, so you have to go get a money order, which no one communicated with us.

People constantly speed through the parking lots. I've nearly been hit numerous times.

Living here has literally given me depression.

-Can't think of anything to even give one star for, but it's the lowest option so 1-star it is. I would not choose to live here again if some one offered to pay me to do it.

-Only positive, the rare interactions that we have with Pablo, he's delightful to work with, and the maintenance guy is very pleasant as well. As great as they are, the horrible experience of the rest of the Lerner community undeniably dwarfs their positive contributions.

I absolutely despise living here, and I will be moving the first chance I get. I have wasted the last 12 months of my life being miserable here, and I cannot stress enough, DO...

Beware! Thin Floors. Poor maintenance. Lack of parking. There are extensive plumbing issues that has lead to our hall bathroom being patched up soo many times the corner of the bathroom is no longer a corner. Water poured into both of our bathrooms during business hours in February and the water damage is yet to be handled properly. The leaking had to be going on for some time for the ceiling drywall to get that soggy. The water broke through the drywall and paint on feb 17th. We submitted work orders immediately. nobody came to our unit by close of business. it wasn’t until i reached out to the emergency line that the now irritated on call maintenance responded. For whatever that was worth. I asked that the plumbers come immediately and they agreed. i slept in my living room to make sure i’d hear them arrive. Nobody arrived til the next day. They shut the water off. allegedly fixed the problem. turned the water back on and now our water pressure is soo low that it takes forever to fill up a pot of water to cook and the faucet now whistles. To slow further leaks? We put in another work order for this and they keep examining the sink. it’s not the sink!!!! After plumbing repairs, our ceiling then sat exposed for a week.The wood and interior of the ceilings and walls SOAKED! No wet vac to absorb the moisture or anything. they then just patched the wall up and plastered over it. Not only did they improperly handle the water damage they didn’t even sand it down before painting. We’ve since purchased our own air purifier as mold has started developing in our tub and windows.

Six weeks later and i’m exhausted. Moisture creates mold and mold is dangerous. They don’t care, i showed one maintenance man the mold in one of the windows and he sprayed over it with some sort of white spray paint. He couldn’t get behind the security bar so the mold is still visible on a portion. However it’s started coming back through a couple weeks later. He insisted it wasn’t mold so when i asked what was it then, he laughed. It’s become a big joke.

The Floors are beyond thin. There are lines and cracks forming along several walls and ceilings.our hallway walls are now protruding. i’d bet it’s because of the stomping above and poor flooring. Living in an apartment i expect to hear my neighbors. Walking in your apartment should not disturb your neighbors as much as it does here. I should not hear talking/crying as well as i do here.

Don’t expect to have visitors, parking is atrocious. SIX visitor spaces for over 60 units šŸ˜‚

The ONLY positives; I’ve never seen a roach or mouse. Grounds and pool are well maintained.

I could go on and on. Shooting star complex. Everything is so nice and shining when you move in then the bandaids begin to fall off and you realize how poor the maintenance is. We’ve submitted countless work orders. Called several times, when the office doesn’t answer it directs you to a off site answering service who will just apologize...
