We were one of the first 5-10 people who moved into the property when it first opened. The building has incredible amenities, amazing natural lighting, impeccable location - THE WORKS. However, here's the truth:
Management - HORRIBLE. The first leasing agents were great, albeit somewhat disorganized. There was miscommunication during our move in. For instance, one agent claimed we did not have to set up our own gas yet we received several hidden charges on our monthly rent for not having gas setup. That was miscommunicated and we should have set that up in the beginning. However, after several instances of the amenities not working and miscommunication from management on when things would be fixed so we as residents can use the things we were paying a monthly amenity fee for, that's when things started to go downhill. Over the past couple years, the leasing agent staff changed almost every other month and always had a new reason as to why things were / weren't fixed. The customer service was horrible and I was in the gym on several occasions when one agent conducting tours lied blatantly on amenities available and details about the property. I could say so much on this but after complaining to corporate and them not caring, there is no hope for management staff to get any better.
Amenities - Since we moved in, they had issues with the theater. I sat in there with the leasing agent for hours "trying to fix it" and her claiming a "technician will be here to fix it this weekend" SINCE 2021. When it wasn't fixed after several times, we figured a year later it would be. Low and behold, it was never fixed. Apparently, there was a shortage of a part to fix it (even though it was in stock at several stores) then another excuse was the tech never showed up. I have all the screenshot conversations on this from the leasing agent & concierge. I even offered to buy the parts myself so I could use the space but they refused. One leasing agent offered a "free rental of the theater" for our frustration which never happened because guess what... it was never fixed! Regarding the pool and remaining spaces, you will smell weed in the pool area and on your floor. Total lies on "non-smoking" property because the smell in most areas (especially on the weekends) will have you spinning if not gagging. Dont try complaining because security will take 2 weeks to reply to your call (yes, that happened for an actual emergency). They "limit guests" in the pool area.. total lies. There were several large parties (without any authorized wristbands) of 10+ people completely trashing the already very dirty pool and cabana areas. Yet, I had a few girls over for a short baby shower lunch (no alcohol, no music, we were just sitting eating food) and was threatened by a leasing agent to charge me $1000 for using one of the 10+ FREE tables in the courtyard area. She claimed I was "disturbing the area" even though there was a large group in the pool screaming and blasting music so much to the point where we cut our lunch short. The grills are rarely ever cleaned and the TVs dont work. Dont ask the staff how to use them because they will give you incorrect instructions. After a few break-ins and car thefts, we were promised security... that was short lived.
Our Unit - Our unit did NOT have hot water when we moved in. Thankfully the tech fixed it but about a year later, we were out of hot water again for over 6 months. I begged for months for it to be fixed. I had to get in touch with corporate and speak to the asset manager to complain. After getting other superintendents to inspect the property, that they finally figured out what was going on. The walls are very thin so you will hear everything your neighbor does (especially in the bedrooms). Be ready, the leasing agent will tell you the walls are "concrete" and sound proof.
Overall, I would not recommend this property as much as I wished it lived up to it's potential. There is so much wrong with it that I barely even touched the surface for our experience. Save your money and...

During my tour, I was assisted by Brittany, who exhibited exceptional honesty and transparency. Although she admitted to being new to the location, she personalized the experience, making me feel valued and understood. Her genuine approach added a refreshing touch to the overall tour.
Alexan River Oaks boasts a wide range of amenities, catering to different lifestyles and needs. From recreational facilities to communal spaces, there's something for everyone. Additionally, the property's prime location adds another layer of appeal, offering convenience and accessibility.
However, I did encounter a minor setback during my visit. The noticeable smell in the hallways detracted slightly from an otherwise positive impression. Although it did not overshadow the overall experience, it's an aspect that could be improved upon.
Overall, Alexan River Oaks offers a compelling package for prospective residents with its attention to detail, personalized service, and abundant amenities. Despite the minor flaw, the property remains a strong contender in the apartment search journey.
It's worth noting that during my visit, only leasing agents were on site, which is a common setup. However, it did pose a potential challenge as both agents were occupied in upon my arrival. The frustration of attempting to reach someone via phone and not receiving a response is imaginable.
Furthermore, one of the leasing agents initially exhibited a somewhat off-putting demeanor. He failed to greet or acknowledge me upon entry, and his initial approach felt rude and dismissive. As a licensed Texas Realtor and current resident of this community, I feel obligated to share my experience to warn other professionals and renters about the deceptive and possibly discriminatory practices here.
I referred my coworker Nick â who is Asian â to move into this property. I personally helped him tour as I'm a resident there and have been for 3 years and later completed the referral paperwork with the help of leasing agent Ronald. Taylor, the assistant manager, even acknowledged in writing that I should have received the referral commission. Yet three months later, I was abruptly told by property manager Teela that I would not be paid â with no communication or updates during that entire time. Now theyâre threatening to send it through their attorneys.
To make matters worse, I am a Persian-American, and the way this entire situation has been handled raises serious concerns about bias and discriminatory treatment. If I were not visibly Middle Eastern, would this outcome have been the same?
This wasnât a misunderstanding â this was a bait-and-switch. They accepted the referral and 1099 forms, involved their staff in helping complete it, and waited months to deny it. I could have gone through my brokerage and submitted it as a licensed Realtor, but chose the resident referral path out of trust and good faith. That trust was completely violated.
Beyond this unethical treatment, the property suffers from:
Frequent car thefts and break-ins with no follow-up
Constant water shut-offs
High staff turnover and mismanagement
Complete lack of accountability or professionalism
Their refusal to honor my referral and their hostile, evasive response is not only unethical â it may constitute a deceptive trade practice and raises serious legal and civil rights concerns.
Realtors, be warned: they do not honor referrals. Renters, be aware: youâll be ignored unless it benefits them. Iâm escalating this matter to TREC, Greystar Corporate, and all relevant oversight agencies.
