Overall, I have had a good experience since moving in 2 months ago. When I initially saw the property I didn’t read the reviews as I was just in the area. The property itself is clean, quiet, and hosts mostly families and middle-older age people. I rate the community 4 stars. The staff is very friendly, helpful, and in tune with each other. Mikayla showed me my apartment and she was so funny, genuine and friendly. She aided in my final decision to rent here for sure! Maysie is very helpful and attentive. Super friendly! I had an issue the first week with the cleanliness of my washer and dryer area and behind the refrigerator. They immediately ( like within 30 mins of me putting the work order in) sent Irma from housekeeping up. I pretty much had to stop her from trying to clean the whole kitchen!! Everything was perfect when she left. She was also very kind!! I’ve had some mechanical issues. I had a 20 something year old water heater so my water wasn’t staying hot. When Johnathan in maintenance noticed he called the owner from my kitchen and had one ordered and replaced the next few days! I also had an issue with my bath tub making a squealing noise. They replaced my pipes and had someone coming to repair my wall near the bathroom within the week!! Jonathan and the other maintenance guys are also very friendly and they do a great job!! My work orders have been VERY PROMPTLY resolved. The dog area needs some love for sure. The dog wash station is broken and seems like it’s been that way for quite awhile. No where to sit. People don’t pick up after their dogs, but I do! So it sucks I have to deal with all the poop in the dog area. But I don’t blame the staff just people being lazy!! But there is a beautiful park area behind the other apt community next to ours that’s kindve like a shared space to bring your doggy and they have sooo much space to run around! My pups love going there for at least an hour meeting new friends and running around! I’m a very clean person like a bit of a neat freak and I have seen a few roaches. Now I will say it’s very rare. I might see a couple in a week. Or a week may go by that I don’t see any. But I’m constantly bleaching, I don’t leave trash in here, and I have roach baits placed inconspicuously as well. I’ve also had pest control out a couple times although I wish it was more consistent. I also realize I’m in Houston Texas and I live directly near a Bayou. You just have to take precautions. They do not have a roach infestation as the comments mentioned. Although, I have seen a few more roaches than I’d like to. I know this was long-winded but some of the comments make this community seem way worse than what it is. It sucks people are still dealing with damage from the hurricane as it’s been 2 years at this point. There are still damaged walls, floors, and apartments in my hallway. It’s definitely an eyesore, but doesn’t affect me otherwise. I love my apartment! I love my view. The staff is great!! And I hope management appreciates them as much as I do. I’ve lived in a lot of apartment communities. And a smile, and people who seem to actually care goes an extremely long way!! If you’re unsure, I say go for it!!! You won’t regret it!!

HONEST REVIEW: There are SO many reasons to love Bayou On The Bend! We are going on three years living here and actually just upgraded to a more spacious apartment so we could enjoy living here even more. The charms unique to this property include: - Stunning views of Buffalo Bayou/Downtown - A wide variety of apartment layouts and price ranges - Beautiful outdoor amenities: TWO pools (one rooftop and one infinity), FOUR hot tubs, and two outdoor grills - Well-kept common spaces with conference room, foosball, pool table, shuffleboard, poker table, and coffee machine - A fitness center that has everything you need This building was recently taken over by NEW MANAGEMENT which has been a game changer. If you read other reviews, you'll see the building was recently hit with a Derecho and Hurricane Beryl. The whole city of Houston is still building back from these major events and our new management is overseeing an update that will make this property better than ever. DO NOT LET THIS DETER YOU FROM LIVING HERE! I have to give a big shoutout to our staff here who is bringing Bayou On the Bend to new heights. They made our upgrade a breeze and even fulfilled very specific requests to make sure we loved our new place. In particular, Makayla and the entire management team and Irma and the entire maintenance/operations staff have been incredibly helpful. In this building, you are greeted when you walk in the door. Community engagement is a top priority here and you'll always find some way to connect with fellow residents. Take a tour of Bayou on the Bend! You can't beat these views and location.

I wanted to like this place. Such great views, unique floor plans and nice amenities however, the building was long overdue for significant repairs that were ignored which came into light even more during the Derecho and hurricane Beryl. Storm took out electricity and water for nearly a week. Water flooded my closet, bathroom, and Master. I still haven’t been able to use my closet due to the damage. It took management over a month to arrange a contractor to demo my molded walls and they even left a large hole between my neighbors unit and mine with a clear view of my bathroom. Talk about a serious invasion of privacy! I pay close to $2100/month for an 1100 sqft unit to have to deal with this and not receive a single credit to my rent because in their eyes, it’s “live-able”. Even before the storm, water leaked into my closet 4 times during my stay here. German roaches are prevalent despite pest control treatments. Dog poop litters the garage. Elevators are frequently out of order. I will say that the current management team has improved communication (to an extent) than the previous team however, there are just too many issues for them to handle which is significantly affecting service quality. A bandage to the issue will not solve the problems this building has. Irma and a few of the other maintenance folks were excellent. Great location and views but the experience has left a sour taste. If you are considering moving here, make sure you do your due-diligence and walk the property to see if some of these issues continue to persist. Find out if the roof indeed was replaced.

UPDATE FEBRUARY 2025. It's now 7 months since the hurricane and the apartment's are not restored yet. Nothing has changed. There is still no information available about when they will be restored. "They are looking into it'.

Also, now the entry system has not worked for a month so we must go to the garage and let our guests in, "they are looking into it".

Also, also, the hot tub on the roof has been empty and not working for over a year, "they are looking into it".

Everyone is still required to pay full rent. "They are NOT looking into that".

The owners and management (Greystar) of this complex should be ashamed of how the residents are treated. I have been renting apartments in Houston for 30 years and this is by far the worst experience I have ever had... DO NOT MOVE HERE. It's rather funny that all of a sudden 3 reviews showed up on Google saying how wonderful their tour was. Well, these people must have been blindfolded during their tours as the place is a complete dump and there are no plans to fix it. I CAN"T WAIT TO LEAVE THIS PLACE!!!! UPDATE January 2025 It's now 6 months since the hurricane and the apartment's are not restored yet. There's been no updates since October. There's been not one dime of rent discount to anyone. We all just sit here in our busted apartments paying full rent. I'm not sure if it's due to Greystar management or the broke owners but something is seriously wrong here Once again -- DO NOT MOVE HERE. Do not move here. It was a mess before Hurricane Beryl. Now, 3 months after walls and hallways were torn out due to hurricane damage, there has been zero construction or repairs. It has literally been in a state of demolition for 3 months, and we have zero information on when they will start restoring our apartments. It is at a complete stand still. They have refused to offer any rent concessions. They continue to blame it on the hurricane, but the hurricane was 4 months ago, the demolition was 3 months ago, and there is no reason why repairs can not begin, unless the owner just doesn’t have the money to pay for them. This place is not luxury at all, dog feces and garbage everywhere, and an owner who obviously doesn’t care that the residents are paying full rent and living in plaster dust apartments with 1/2 the walls torn down. These are just the facts. Beware of this place. Me and my roommate are moving out as soon as we can, and may even have to go to court to get out...

Renter Beware! I am a former tenant at Bayou on the Bend and while the location and view are enticing, the property and the management will leave you filled with regret and disappointment.

During our one year lease: the elevator to the private garage was out of service overall for almost six weeks (one of us was trapped in the elevator on at least three separate occasions), the main pool and three hot tubs on the first floor were unusable after Imelda (8 months and counting), the rooftop pool had a broken pump Memorial Day 2019 and was unusable, the security access gates to the parking garages constantly were broken, the gym is too small with an inadequate amount of equipment to be usable during morning and evening hours, mid-way through our lease a community amenity fee ($5) was imposed on our monthly rent for what you now may see are amenities that regularly are not in working order. Also, the office hours are mere suggestions as the office rarely is open at 9:00 am or until 6:00 pm as posted. Good luck if you work and you need to collect your package(s).

Specifically, our apartment was incredibly noisy. The master bedroom sits below multiple HVAC units making it impossible to sleep upstairs without medication. It does drown out most of the road noise from Memorial Dr., which also is intense.

However, the most problematic part of our experience at Bayou on the Bend is our apartment (#619) had a leak from the rooftop balcony that was ongoing (11 months) and the issue never was resolved. This leak was so significant we had to set out multiple pots/bowls and towels in several areas of the living room when it rained. Without our diligent efforts the wood floors in the apartment would have been ruined as well as our furnishings and electronics. (Another tenant down the hall from us experienced so much damage from the same type of leak from their rooftop balcony they had to vacate their apartment.) Eventually, mold began to grow on the ceiling and the wall. Even after multiple work order requests and a face to face discussion with the property manager, the mold issue never was addressed much less remedied. WE LIVED WITH MOLD GROWING IN OUR APARTMENT AND MANAGEMENT SIMPLY IGNORED IT! It’s inexcusable and unacceptable.

We paid almost $36,000 in rent over a 12-month period to a property that is sub-par in so many areas. Is this really where you want to live and how you want to...
