Suggest tons of caution if renting from this company.
We rented "Ocean View"@411 Ocean Blvd, for 8 days in Oct. 2024. We are long-time renters on IOP. This was the worst experience on the island, worse still b/c we had 4 family groups from across the country for this vacay.
At checkout, Exclusive Properties provided a form for us to note defects and problems; also whether we would leave a positive review and that they would send a link to enter one: to answer honestly, I checked "no". No surprise that I was never provided a link. So I am leaving the review here since the company clearly does not want me to post negatively on their site - hence the reason for caution for other renters, as you are not seeing a complete picture of guest comments on their site.
Pro: Communication was prompt and clear. Location is great – one lot away from a short beach access path. Near enough to shops and a few restaurants, but not so close to the bars to have noise at night. 2nd floor bedrooms were each pretty quiet – didn’t hear much from other guests in the house Pretty clean
Cons:
Deceptive advertising - 7th bedroom is a converted office that really should not be counted as a bedroom. It has no closet and no bathroom; its only bathroom access is to the main powder room for the house, or barge into the owner’s suite, or go downstairs. Also faces the kitchen via clear French doors with curtains, so tends to be noisy and has minimal privacy.
During our stay, the 2nd floor (5 bedrooms) HVAC blower fan lost a bolt and loosened others, so at about 11PM the fan began banging against the side of its housing causing a horrific noise that woke us all up – only resolution on a warm night was to shut it off for the night. HVAC repair team came the next afternoon to repair it.
Spa (hot tub) is barely functional. The spa-side controls are completely not functioning, so control required going down to the basement/garage, to a dingy, wet, dark space and using the master control panel for the entire pool/spa setup. It’s not the most intuitive panel (we have owned a pool and hot tub so this isn’t new turf for us). If you don’t pay for the pool to be heated, the spa spills into the pools so effectively you are doing so anyway and have to keep running to the basement every few hours to toggle settings. Pool company had to visit 3x during our visit.
Dishwasher is not being maintained: the tub filter was completely clogged with so much stuff that it seems to have harmed other components, per the appliance repair team that had to service it while we were there. In short, we had no dishwasher for ½ the week – which was a problem as we cooked a family dinner almost every night.
Washing machine is mold-laden: due to the small size of the laundry room, it’s hard for guests to keep the machine door open, so it stays closed and just reeks of mold – even the soap drawer was caked with mold.
Dryer doesn’t work well – probably needs to have the exhaust hose thoroughly cleaned; most loads required running several times. General deferred maintenance: peeling paint, worn furnishings, stains on couch, range potfiller faucet spews water.
Poorly equipped: the property management company does not have and therefore does not check an equipment list (verified). No grill scrubber (but guests are required to leave the grill clean). Door locks onto the wraparound balconies on 2nd and 3rd floors are getting very finicky to lock (several require one person to push from outside on the bottom of the door while someone inside locks the door).
Note: Exclusive Properties did let me know afterwards that they do not offer any compensation to renters who experienced such problems. I received an apology, and that they have since replaced the dishwasher and repaired the washing machine. No idea if the spa is working. Would never rent from them again. They did not charge us for using propane for the spa while we were there, and towards the middle of the week comped heating the pool for rest of the week. But...

My boyfriends family are frequent IOP visitors therefore the amount of houses and realtor companies they have dealt with is very high. With it being SEWE weekend, the normal realtor company they use was booked with no houses, so they had to branch out with this company; WHAT A MISTAKE. A few days prior to the family weekend starting there was a family emergency. Someone in the family had a cerebral aneurysm; a tragedy to the family. Because of this the parents called the relator company asking if there could be a refund or if we could come a day later. The company then replied for us to save the "sob stories; that they hear this all the time" - wow what a great company we have here. They then stated that the children of the family (everyone is over the age of 21 years old) would not be allowed in the house without the parents being there. Finally it was agreed upon that since one of children was over the age of 25 years old she could be the "adult" in the house. We stated that Hilary (the one over 25) had a wedding dress appointment Saturday and would be gone from the house after 9am. The OWNER of the this company SHELLY, came to the house unannounced, let HERSELF into the house and began walking around (little did she know someone was home upstairs). After she realized what she was doing she left. She came back a few hours later when we were all home, and stormed into the house with hostility (we have this all on video). She threatened us with the police because Hilary was not home so we were breaking the law being in the house WE RENTED by being there with no one over the age of 25.
This is not all: The house was in absolute terrible shape. There was mold on the walls, no water in the hot tub we paid to have access to, elevator was not maintenance since 2016 (WOW), no covers on the pillows, or mattresses, king size mattresses on full sized box springs, staples sticking out of carpet..
AVOID THIS COMPANY AT ALL COSTS. THEY ARE THE WORST PEOPLE I...

I am at a loss for words regarding this experience and this company. Let me start by saying, my family is frequent renters of Isle of Palms and many houses throughout the states and other countries. That being said, THIS WAS A NIGHTMARE FROM THE BEGINNING!!!
We came in town for a family weekend for SEWE. We were excited to find this home with bedrooms for everyone and “pet friendly”. Once we booked they said dogs would be $250 each and they needed shot records and medical records of every dog? What?! Trying to pacify the company, we did so and paid dogs the dogs individually. Unfortunately the week of the booking my Aunt had a brain aneurysm and has been on life support in Columbia. They REFUSED to let us get a refund or come a day later.
Finally we were allowed in the house and the next morning we found the “owner” Shelly walking around in the home. She let herself in and was going through the house while we were at brunch, but little did she know, my brother in law was upstairs. Later when we expressed our discomfort in them in the home unannounced, Shelly showed up again. She was barged through the door with 911 dialed, threatening to call the police because we were “not allowed to be there” because my parents were not in the home with us. My mother was on the phone and we have video footage of all of these encounters as SHELLY, the owner told her she was lying about our aunt dying and they didn’t care.
The house was DIRTY and unmaintained. Mold was on the walls near air vents and returns, and no water in the hot tub that we paid for. There was a lock box on the heat to the hot tub and all of the outside lights. The elevator had not been serviced since 2016, and there were no mattress covers or pillow protectors. The “aminity basket” was two dishwasher pods and some bathroom mini trash bags. THATS IT.
