lived at this complex for four years and recently moved out in April 2024. Overall, my experience was average. While my unit was fine and I didn’t encounter any major issues, many of my neighbors weren’t as fortunate. Several residents experienced problems with mold, mildew, and broken A/C units. Unfortunately, one neighbor even lost a pet due to mold in her unit.
The complex was pleasant when I first moved in, with a mix of young professionals, retirees, and a few young families. The atmosphere was friendly and quiet. However, since a new management company took over, things have changed. The tenant demographic has shifted to include more late teens, young adults, and college-aged individuals. This change, coupled with what seems to be looser move-in requirements, has resulted in increased noise levels and a decrease in overall cleanliness.
Maintenance and upkeep of the buildings and units have also declined over the years. While the new management has made cosmetic improvements, such as painting the exteriors and updating the cabinets and countertops, they have not addressed underlying issues within the complex. This has led to a decline in the overall quality of the living environment. The saying “You can’t polish a turd” applies here.
One major issue is the parking garage, which has been broken for four years with management claiming that the necessary parts are on back order. Additionally, the doors to the buildings no longer lock, allowing unrestricted access to both the parking garage and building hallways. This lack of security has led to increased incidents of car break-ins and stolen packages.
Neither of the two hot tubs have worked in over three or four years, and the same goes for the BBQ grills. Much of the gym equipment is also broken and has not been repaired or replaced. Furthermore, contacting the office staff is nearly impossible, as they rarely return calls or emails, and the office is often closed during business hours.
While this complex was once a great place to live, it has unfortunately deteriorated over the years. If you can overlook these issues and find the rent affordable, it might be worth considering. However, given the current state of the property, I would not recommend paying more than $1400 for a unit. It is in a good location, the rates are relatively good and the maintenance staff has always been quick and thorough when I've submitted tickets (especially Marquise). Overall, it's worth adding to your list to view if you're in the area.
Two of the biggest issues with this complex are surrounding the resident only parking garage and the required parcel pending service you must buy into.
The past several months the resident only garage gates have been left permanently open by the leasing office to bypass an issue with the "clickers". This has been an open invitation for non-residents to park in the garage. This includes people visiting the restaurants, salons, shops or the various events at the Lake Lily Park. There are no repercussions to parking in this garage without a pass and no car has ever been towed out of this garage (including the two to four derelict vehicles that have been there for my entire stay). Because of this, you will often find yourself parking on a different floor than the one you live on and fighting for a spot with people who don't live here.
The problem gets worse with the required "parcel pending" service. Delivery service is not allowed inside the building (amazon,fedex,ups etc...). They are required to put packages into a limited number of P.O. style compartments that sits inside this "public" garage. This limited number of compartments has been routinely full and the delivery services have been leaving the packages on the floor of the parking garage. All residents are required to pay an additional fee for this service which is not being used as intended. I have seen several packages from expensive websites sitting on the floor of the garage which is open to the public. The garage gates need to be closed and additional parcel pending drop points need to be added in order for this to be a secure and efficient system. Either that or reduce the rent to be in line with an apartment that doesn't have residents only parking and remove that perk from the listings.
tldr: It's the holiday season and you can do all of your holiday shopping on the second floor of the residents parking garage right next to the parcel pending drop point. Just...
Read moreWhere can I start, Tim showed us the apartments he was wonderful and energetic and great to talk to. We applied paid they security dept, admin fee and application fee. In the mean time my sons housing had fell through and we now needed a 3 bedroom, so we had to cancel. Talked to an employee she told me we would get back a refund in 2 to 4 weeks of the Security and admin fees. Took our new address to send it to. Checked back in 2 weeks nothing tried in 3 the assistant manager told me it was printed on July 20th and checked to make sure the address was the new one, still have not received so contacted them back no one called me texted finally got ahold of someone the Assistant Manager and she said via text that she was contacting accounting and we should no something that same day. Heard nothing back messaged a couple times for an update nothing. Called yester talked to Darius he said they do not have an update and in this call I stated if I did not hear an update by next week I am goong to contact a lawyer (never said I had one) only wanting an update and our money that now has been almost 5 weeks. So today 8/8/2023 texted for an update status and I get this
"Dear Christy,
I wanted to inform you that I have relayed to Allyssa your statement concerning the involvement of your lawyers. In light of this, we regret to inform you that we will not be able to maintain contact with you any longer. We suggest that your lawyers communicate with our lawyers instead.

Really not even an update and no one has reached out at all, now they are gonna play us like this. I have also asked to have the Manager Call me and Susan Hernandez has never reached out. I would like this resolved and our $450.00 back

updated: this morning 8/10/2023 was told that the process is slow waiting for the back office and I need to be patient. They have seen stuff fixed in 3 weeks to 3 months. it's the waiting game. will post update...
