I cannot stress enough to not select the Eve at the District under its current manager and managing company. I had moved into the Eve under MACK management, like many others who have posted here. The building managers were amazing, assuring a secure, safe, clean, and well maintained building. TRG took over management of the EVE with Erika as the manager and while a previous manager from MACK stayed on, things began alright. As soon as the previous manager moved on the building went into free fall. The building was not maintained, hallways stained carpets, dented walls, horrible odors, gym equipment covered in sweat and filth barely ever cleaned, deep holes in the pool finish, dog poop everywhere and often as a gift waiting in your elevator. That is provided the elevators were actually working. Over 23 packages of ours totaling thousands of dollars went missing after TRG took over that were delivered to the building without anything ever being done and the resident just having to file claims. The building is supposedly non smoking, but pot and cigarette smoke will fill your unit from another persons unit because they are not isolated through vents and walls from one another. We complained over 18 times with no action by Erika until her supervisor was made aware, then she posted a notice on doors. 27 complaints after that nothing was ever done. Drug bags, cigarette buts, and glass around the pool. If you have a unit with a larger bath the hot water tank will only fill about 1/4 of it before running out. HVAC ducts are filthy with black dust and god knows what pushing out from behind light plates. Security and safety issues and response are shocking. There began to be car break ins in the building building to break in numbers i have lost track of. One evening there were so many it made the news, google it, I think there were over 20 in one night. Erika never informed the residents of any issues so we could be prepared and extra cautious. We found out from neighbors and moved our car to a secure garage in Wynwood. Thank god we did, it was right before the night of all the break ins. As a high risk building insurance on our new car was not possible so we paid for another space in the secure garage and couldn't get out of our lease. The security fobs went down and this ushered a period of short term guests and rentals, pool parties filled with strangers, and attempted break ins to units. This all fully reported to management Erika did nothing to even try to inform residents of issues nor did she try to secure the building. The building uses the excuse of permits and repair vendors to explain months and months of elevator outages, lack of solutions, and implementation of gates and safety features. There recently, after we moved at the end of our lease, was a hostage gun situation in the lobby of the building. Neighbors told us Erika once again provided no information, not even reaching out to issue a stay sheltered alert with an active gun in the building. Some reviews state these issues are not Erikas fault, certainly informing residents and correcting situations is, she is a fail. Seeing Erika in the building was the biggest insult, having to live along a person who treats the residents with such little respect or courtesy. I was not going write a review but not knowing about Erika and TRG will cost a potential renter a lot of money and regret this could avoid. Until Erika and TRG are removed from managing this property do not even consider it as a choice. I cannot explain what a weight is lifted living in a new building with a proper management company and manager. Stress, anger, frustration, and disappointment are the only things you can look forward to at the Eve and with Erika. Before deciding to move in please consider all the problems and honestly if its not bothering you, I guess you are another Airbnb investor that rents the apartment and not worry who is coming and going and don't care what you get for the price you pay. This building has issues with flooding, poor and rude management. Garage parking gets flooded with every rain that happens and god help you when its heavy rain which ends up in total flood. The whole building stinks of poop and piss of dogs everywhere. The only place it smells pleasant is by their office and front desk.You may be lucky to pickup other dogs poop when you see it on a bench or in the hallway walking to your apartment. The BQ Grill is broken and not working for the last 7 months and only a small corner working which will take a long time and long line of people to use. The pool is dirty and you are the one to pickup the cigarette butts and tissues and other trash. Pool has cracked and tiles have not been cleaned properly for at least a year, (for such busy crowded building which is Airbnb, I found out by asking strangers in elevators ). The elevators are dirty with piss and pee of dogs and always have long long delays for being only 19 floors. There are 3 elevators and always long waits, at least 4 minutes and sometimes 7 minutes. The apartment has so many issues inside which you don't see until you get to live in it. I can't open the fridge door properly as it has been located so badly. So you have to deal with everything inside of the fridge with one hand to keep the door open while you are putting groceries away. Stove drawer has no grip and every time you pull it, drops on your feet. When you open your balcony door, the noises from the highway are extreme. For a year I have lived in this building, the hallway in my floor (9th floor) has never been vacuumed. There are only two cleaners for the whole building and all the floors and common areas. They are not able to deal with the everyday duties due too many poop and pee, so the rest of building stays dirty. What amenities? All the cushions on the pool lounge chairs are ripped, stained and dirty. There are lots of trash floating on the pool and jacuzzi. The grills do not work. The outside of the windows in the apartments do not get cleaned regularly. This is a DUMP in a nice location which this management team does not know how to handle. Get custom made shower curtains because the curtain rod is so tall no normal curtain fits. My next door neighbour's apartment was flooded and the water came into my apartment through the bottom of the walls and it has been 9-days since this happened. I am still waiting for management to finish fixing my apartment. Not to mention I gave them barriers to stop the water from going into other apartments and they did not pay me for taking my barriers. They also used my electricity to connect dryers to dry everything and there was no compensation for this either. My apartment was inhabitable for at least 4-days and they did not try to find me proper lodging elsewhere while they try to contain all the water and humidity on my floor. Letâs address the lack of security in this building. Jan 30th or 31st, my car was hit and run in the parking lot. I came out to my car and noticed damage to my front bumper. I called the police to make a report. The officer asked the front desk attendant, Ashley, if he could review the footage. She refused. Important to note here, while the police officer was helping me and standing at the desk, Ashley was on a personal phone call with her friend, screaming about a personal matter very loudly. At this moment it was clear Ashley was not interested in helping me so I asked in the group whatâs app chat of building tenants if anyone had Erika, the property managersâ cell phone number or unit, as I was hoping she could assist with the police report and potentially the surveillance footage since it was about 8:30am, I was already 2 hours late for work and the leasing office was opening in just 30 minutes. Boy was that a bad idea.
When Erika finally called me at around 10:15 that day, she was so nasty over the phone. She was offended that I asked if anyone knew how to contact her outside of office hours. When I asked Erika to provide the surveillance footage, she sent me a blurry image of my car, showing that I pulled in the day prior with the damage already on my vehicle. I went to work and had security team pull the surveillance footage of my car, assuming the damage took place at work. They were very helpful and pulled the footage of me coming in that day and the day prior. The footage from the day prior showed that I left work without any damage and returned the following morning with the damage on my bumper. This confirmed the damage took place in the EVE parking lot one day prior.
Again, I followed up via email to Erika requesting she check the footage from the night before so I could get the license plate of the car that hit me. I followed up with her Feb 1st, again on Feb 5th, and for a third time on Feb 11th. She neglected to reply to any of my emails until Feb 12th, where she stated that they looked at the footage and saw nothing, but she would follow up. There was, in fact, no follow up.
My brother is a developer and he explained to me the cameras in this building are not for the protection of the tenants or their safety. They are intended to protect the ownerâs liability. Period. Furthermore, the leasing office employees are not there to assist tenants or address their concerns. They are only there to mitigate complaints and again, limit the ownerâs liability in matters. This is why they have no interest in providing me the surveillance footage of the accident, because they have no obligation even though it is the right...
