While the staff here is nice and friendly, this does not excuse the way this business is run. The expenses are outrageous for what youâre paying for and they are inconsistent. Upon moving in, my monthly rent included up-charges for being in the top (4th) floor, which is what they called the âskyline viewâ. They also charged extra for having a courtyard view (note: they will also charge extra if you choose to live next to the pool). Each of these charges are $25 per month added to my rent. Mind you, however, my window did not have either of these views. Instead, I had a view of the parking garage - NOT the courtyard or the beautiful skyline that Oklahoma has. As you can imagine, the bright lights from the parking garage were hard to block out and kept me up some nights.
I was also told there would be a dog park built outside the premises. However, following their inconsistency, they decided to place the dog park inside where the courtyard is. So now, not only was my view of the parking garage, if I looked down, it was now a view of the dog park (remember, I am still paying extra for the apparent âcourtyardâ view). As you can imagine, this soon became very smelly and noisy.
[As an additional note, when the dog park was built it was done so in a cheap way. They simply placed fake grass on top of the concrete! So, all of the urine from our sweet fur babies is percolating onto the concrete and adding to the stench. Gross.]
Other monthly up-charges are for the trash service. This was not optional for me upon moving in, meaning, I was required to pay $25 a month to have someone take my trash. This is $300 a year to have someone take my trash to the shoot, which is down the hall from my apartment (i.e., within walking distance).
Upon moving out, I continued to face ridiculous expenses and inconsistencies. As a friendly reminder to those who do decide to live here, be sure to give a 60 day vacate notice! Since I did not, I was charged additional rent for the remaining days and was prorated an additional $200. Other charges included a cleaning fee, which was $175 in total. I was told to have the apartment in âbroom-sweptâ condition, but I did way beyond (swept, vacuumed, mopped, etc). In the end, I was charged an overall $100 cleaning fee and $75 for minor discrepancies (apparently this was for replacing the drip pans on the stove).
[Another note, I had put in a maintenance request to have my drip pans replaced earlier in the year and they did this free of charge! But now they are charging me as if it is damage.]
As my final complaint, I was given a final statement three different times. The first saying I had a $0 balance and should have been credited for overpaying the month-to-month rent, the second being solely for the cleaning fee ($175), and the third being that I owed $316 (this was the prorated that I was talking about that I wasnât told of until a week after moving - this also includes the cleaning fee).
Since moving, they have increased their rent prices and are now charging for parking! My original rent price was $699, it would now be $745. I believe the up-charge for parking is $25.
All in all, though the complex appears to be new and modern, the charges are insane. Consider this a warning to those considering...
   Read moreMy wife and I had to downsize this year from a four bedroom house to an apartment. After looking at several around the Norman area, my son, who is a realtor, told us that we just HAD to look at Terra before we made our decision.
After taking the tour, we knew that this was the place for us. We moved in during April and still love everything about it. When our kids were helping us move in, several of them that travel often said that this was on par with many of the resorts they have stayed at over the years. Two of my sons-in-law who are in construction were very impressed with the facility.
We have found the staff, Shakiyla, Krystal, and Paula, to be friendly, profession, and always willing to help when we have a need. Octavio, the "go-to" guy over maintenance, has always been quick to respond when any issue has arisen and is just a joy to visit with. We have made many friends in the short time here and there is already a feeling of community growing.
You will not be able to find better amenities in Norman. The pool area is well designed with gas grills, fire pits, a large pergola, and several games to play. The Resident's Lounge or the Game Room is a great place to hang out with friends and have a good time. The gym is large with state-of-the-art equipment or you can go to the Virtual Gym for Zumba, yoga, cycling, etc. There is also a Business Center and a Conference Room that can be utilized.
Terra is located just moments away from dozens of restaurants, shopping centers, and nearby grocery stores. Do you work in OKC or at OU? Terra is next to I-35 so you can easily jump on without having to drive through Norman traffic in the morning.
We moved from a four bedroom house into our three bedroom apartment, and do not feel cramped. The apartment is well designed with quality appliances and a beautiful marble counter top. We also rented a storage room that is just a few feet from our front door.
I could go on and on about everything Terra has to offer, but the best thing is to schedule a tour and see for yourself! And tell them Garry and Olga sent you!

   Read moreI moved into this apartment about 2 months ago the apartment was dirty inside the refrigerator, inside the washer & dryer and tray, floors, shower heads/tub etc. Was faced with issues and bad customer service by New management when asked for things to be cleaned thoroughly as Iâm paying close to $1700/mth not including utilities, the least Iâd expect is a clean apartment upon moving in. I was told to replace my own shower head because they attempted to remove the stains and it didnât come out.
Most recently I returned home to find my door not only unlocked but opened. Informed management they said that no one from their staff entered my apartment. So I asked if instead of just having the locked rekeyed if I could install a fingerprint entry lock on my door (paid my me to install and reinstalled old lock upon moving at the end of my lease) since I no longer feel safe and the fact that only myself and management have access to my apartment but neither of us entered the apartment that day made it much scarier and concerning. They said no I couldnât because they needed entry into my apartment for emergency reasons which I responded that I would give them. Still they denied my request even though they had recently sent out a message notification to residents warning them of non residents that were reported wondering around the apartment .
I then asked if they would install hallway cameras incase another incident took place they said No because itâs not feasible and that they are also living in one of the apartments on my floor and havenât experienced any issues hence my safety and concerns are not enough to implement other safety measures.
In the lease it says the apartment is not liable for theft etc then shouldnât I have the right to do what is necessary to protect myself since the security they have provided has been breached, and after informing them they choose not to place other safety measures in place and no one can account for who was in my apartment. I was told if I choose to break my lease I would have to give 60 days notice and pay an additional $2400....
