Worst place Iâve lived in Philly, and Iâve been here a decadeâavoid this hellhole at all costs. Iâve put in my notice to move out, so now I can spill the tea. Move here if youâre into:
⢠Constant package theft. In 10 months, Iâve lost 15+ packages. Managementâs uselessâonce, they tossed my dogâs $200 food because it was âperishableâ after sitting in the mailroom for two measly hours. They had to dig it out of the trash after my complaint .
⢠Maintenance coming in with barely any heads-up. Theyâll claim they emailed, but itâs some vague nonsense like âsomeone might change your filters sometime next week.â Then they show up two weeks later, unannounced.
⢠Crazy turnover: Iâve seen four managers. The latest runs this place like itâs 1930s Germanyâno friends in the lounge, no Super Bowl watch parties, no walking your dog through the courtyard to the other gate. Rules just for the sake of rules.
⢠Holiday decor? Christmas gets a cute setup, Hanukkah gets a nod, but Ramadanâa whole month-long holidayâgets nothing. Try hosting a Ramadan dinner in the lounge, and theyâll chew you out. No having dinners in the massive lounge kitchen to celebrate a holy month.
⢠Shoutout to Jeff from maintenanceâheâs a gem, the only one who knows what heâs doing. The ex-manager, though? Creepy, racist white dude whoâd ask weird questions and snoop into rooms he had no business inâlike my bedroom while âfixingâ my guest bathroom. Word is he got fired though .
⢠Had a ceiling leak; they spray-painted over the damage (and probably mold) and called it fixed. Took two more complaints to get it sorted. Another save by Jeff.
⢠Hot water? Good luck. Wash dishes, and your showerâs cold. Back-to-back showers? Husbandâs waiting an hour. They told me to âstop taking long showersâ (mine are 5-10 minutes). Jeff eventually fixed it after I insisted on him and not the creepy guy.
⢠Love waking up to 7am construction or leaf blowers droning from 8:59am to noon? This is your spot. What takes that long to leaf blow, anyway?
⢠Grounds are filthy and neglected. Theyâll blame your dog, but no oneâs maintaining it. Itâs not the dogs.
⢠Poolâs a nightmare on weekendsâovercrowded, loud, frat-house vibes. Theyâre adding a fourth building, so itâll get worse. Plus, itâs dirtyâthe one lifeguard who cleaned it got their pay and hours cut.
⢠Walls so thin youâll hear your neighborsâ dirty talk word-for-word all night long.
⢠âLuxuryâ new building? Walls creak in a breeze, a cabinet door randomly fell off, hallway carpets are stained (dog pee?), and cracks are growing in my walls. The designâs atrociousâpuke-yellow walls, hideous carpets, like a toddler picked it out.
⢠Security prowls the halls outside my unit at night over smoke smells. Iâm pregnant and donât smokeâ downstairs neighbors do, but Iâve got a Palestinian flag in my window, so guess who gets blamed? Theyâre lucky they didnât try to fine me, I wouldâve sued.
⢠Dog parkâs a poop-filled disaster, and the bag stations are usually empty. Owners suck, but so does upkeep.
⢠Gym ceiling once sprang a leakâwater pouring down, thankfully missing everyone.
⢠Balcony dreams? Crushed. Theyâll mass-email the whole building over one surfboard or colorful chair, shaming you publicly. Neutral furniture only, no personality allowed.
I could rant longer, but you get it. High turnover, miserable staff, trash amenities, cheap construction, constant noiseâitâs a dumpster fire. Only upsides: the location (No Libs/Fishtown rocks) and the current maintenance crew. They hyped this as luxury living with a great communityâlies. Itâs a soulless rental where theyâll make you feel like a doormat. Plenty of better buildings aroundâdonât waste...

I started this journey with Dwell in May 2024 because I was relocating from Towson, MD. to Philly for my job and because both of my parents are sick (my dad has stage 4 cancer)! All the stress from the living situation at Dwell has forced me to start outreach to counsel to figure out remedies beyond the lackluster escalation process that they have here.
I applied to Dwell in May 2024 and it lacked many things that I was used to - available balcony apartments, structured parking during my touring - yet I was told Iâd have a spot within 2 weeks, and secure common spaces within each building . However, I was impressed by the leasing agent Moeâs accommodation of touring me virtually and moving rather quickly to get me into a 2b 2b. After applying and getting approved - it took them weeks to get me a lease! Moe and Alannah (Asst. Property Manager) - showed a genuine lack of care for my lifeâs situations. Also, they went months without / property manager. Up until two days before move in, I didnât have a lease and they stopped returning my calls and emails. I showed up to the building and demanded a lease so I could have my employer approve my relocation. I was under strict guidelines and they seemed unimpressed by my sense of urgency to secure a lease. I was able to obtain a paper lease with the promise that my partner and I could sign a virtual lease within a week.
Almost four weeks went by before I received a virtual lease and then my job insisted my partnerâs information be present within the unit, so I could prove that we are domestic partners. I had to call the âcorporateâ office to seek resolution after connecting with the Regional Manager, Laura, who soon proved to be unhelpful and offended that I challenged her and her teamâs lack of customer focus. I met with her twice and emailed her over 20 times. Additionally, when I called corporate - they told me that Laura was my ultimate escalation - as if she didnât have a boss! I told them the deadline for my partner to need to sign the paper lease, yet they did not respond to my email and then put the documents in the Luxor box without forward warning of what it was. I obtained the paper lease, and signed everything - gave it back within 36 hours. Itâs been almost another four weeks and my partner is still not on the virtual lease! The insurance deadline was shifted for a few weeks - an extension, yet weâre prepared to sue due to him losing coverage because of Dwellâs negligence.
Additionally, I am disabled and communicated this when I toured! I was told that parking would be available within 2 weeks - yet, here we are two months later without covered/secure parking! Car break-ins have been happening on the blocks surrounding the building and a huge car accident occurred last week - damaging 8 cars! I wrote to the Regional Manager several times regarding my concerns and here I am still waiting for a response.
Maintenance doesnât show up. I keep my air running within the unit because the ventilation is terrible. Iâve had ceiling leaks - still yet to be fixed. All of my doors within my unit have swelled and wonât close - called maintenance to fix the concerns and the supervisor consistently states that they have high priority concerns. The fitness center was a plus yet a ceiling leak caused there to be gapping holes in the ceiling that look AWFUL!

   Read moreI lived at Dwell for 1 year. Halfway through my time the management changed and many features and policies that were advertised to me were taken away or changed. All my issues below were addressed and the management is kind but wasnât able to help me in the end so I wanted to share my experience. I was told it was a pet safe environment where I could use an app to let guests in to check on my cat. I had a terrible incident where I forgot to leave my 1 fob they give you with my partner to check on my cat and they refused to let him in to check on my cat. They kept insisting the app would let him in but it wouldnât work. He waited for hours while I was on hold with the app IT team to figure it out and wasnât able to get in. He returned the next day only for maintence to let him in after they told me the day before it was strictly against policy and they refused to let him in. The policies only seemed to be in place when it was convenient for them. They were inconsistent about everything in this situation. I then scheduled a meeting with the new manager who told me in fact, the app never worked to begin with and that she was just finding that out too. This was super upsetting to hear because I wasted an entire evening on the phone with management and the app management who kept telling me it would work when it in fact never did. We then walked around the building for me to show her the app didnât work and the call box didnât work and she didnât understand why. the call box to let packages in didnât work for me until the 11th month of living there. I had packages stolen twice because they werenât able to get inside to drop the package in the mailbox because the call box didnât work. I let the office know and they told me it was essentially my fault for not giving clearly instructions on how they can get into the lockers but they couldnât get into the building let alone the lockers. After meeting with the manager, turns out they never updated my phone number in the system. I didnât even know this was a feature. the tenants below me were extremely loud and would party starting at 5pm through the night blasting music and screaming. I reported them multiple times and management addressed it every time but then a month later they would start up again and Iâd have to report the issue again. when I signed my lease I was told unlimited guests at the pool which was a competitive selling feature for the area. This was taken away to 1 guest at a time and a weird 30 minute break where you had to leave the pool during peak sun time for the lifeguard to take a break. maintenance is fantastic and they all deserve a raise. They always addressed my issues quickly and professionally. ultimately I left because I couldnât live somewhere knowing they would not have me or my animals best interest in emergency situations.
