I’ve lived in this so-called “luxury” apartment building for a few months now, and honestly, it’s been nothing short of a disappointment. Despite paying premium rent, this place has been a constant letdown in every way.
For starters, there is always a cleaner, cleaning common areas – but don’t be fooled. The common areas are ALWAYS dirty. It’s shocking considering they advertise “premium living,” but it’s clear that cleaning is either never done or done poorly.
The elevators are another ongoing issue. They are constantly out of order, and when they don't work, there’s no sense of urgency from management to fix them. For a “luxury” building, that’s just unacceptable.
Move-in day was a nightmare. Not only was my apartment not cleaned as promised, but there was food left in the fridge and trash bags throughout the apartment. I had to spend hours cleaning up before I could even settle in, after we had to wait hours for a "code" just to move in.
This building is only a year old, but it already feels like it’s been neglected. The management has zero pride in keeping it up. If you’re looking for something new and well-maintained, do yourself a favor and look elsewhere.
The only redeeming quality here is the maintenance person, who is honestly the nicest and most helpful person I’ve met in the building. But unfortunately, even he can’t make up for the poor management and lack of care that defines this place.

Pros: The physical location of the building is excellent. It is nestled in a very quiet part of Olde Kensington.
My 3rd floor windows face Say No More and I don’t ever know it’s there. On busy nights the bouncer ensures no one is yelling or acting stupid
The apartment is beautiful and its charm hasn’t worn off on me still.
Management is quick to act on residents who do not know how to respect the community they live in.
Maintenance requests are fulfilled impressively fast. I’ve only had three very minor ones and they’re fixed within a short time
The management team is easy to contact
Pretty much all the most important things are 5 stars.
Cons:
elevator can be finicky
you’ll probably get your car window smashed at least once, but welcome to Philly. (Cheaper to replace that than pay for parking tho).

There is a dog run, but management won’t add a trashcan on the roof - which makes no sense because animals are going to go if they need to weather u like it or not, if you insist on keeping it clean you need a trashcan. The wooden floors first of all gave my bf splinters for which he had to go to the ER to get removed. Finishings on the door seal are coming out, 2 months in we already had 2 maintenance requests. The trash room on the 5th floors’s door also broken and won’t even close. Throughout this whole building it’s hard to say is it even pet friendly? Like there is not even a designated trashcan for pets. Had seen other tenants invite 10-15 people over and it gets quite noisy too.
