Please read further as to why I rated only a 2. Much of the rating went more into the corporation that owned the building rather than the individual people who worked here as I loved the building but felt that the corporation that owned it could have been more reasonable. Again just an opinion but I would still recommend. Make sure to read the last paragraph.
I moved into a 2 bedroom / 2 bathroom unit on September 2015 signing a 1 year lease with Willow Creek with my girlfriend and dog.
The amenities offered here are great (you can find on the website). The indoor poor as well as the hot tub were also recently updated making for an even better experience. The party room offered is also breathtaking and the best piece. The only exterior update needed is the with the built in charcoal grill stands as several are broke. You can pay rent online.
I felt that the yard maintenance as well as snow plowing of the exterior were sub-par. I only say that because they did a great job but there were times when it took several days before anything was done which especially in the winters sucked. The grounds otherwise are great. The larger yard is a bonus but it was interesting on the north side of the north building as it appeared the yard may have been bigger at one point as a few benches can be found lost to the foliage. The parking lots are getting older as visible age and drainage issues are apparent in certain areas notable the north parking lot but it sounds like they are updating soon.
Rent was reasonable. Part of the reason my girlfriend and I rented here was they offered a great price for a 2 bedroom 2 bath unit as well as being so close to our jobs and the west end as well as the highway (which made it difficult to walk around especially during back-ups during rush hour). Rent though seemed to be going up significantly my guess is that part of it is related to the extensive renovations (new cabinets, granite counters, stainless steel appliances, etc.) and the high end apartments that are being built across the street.
Several things about the apartment are it came with everything paid except electricity (to give someone an estimate we paid around $60 a month or so for this) and communication (we had basic cable and internet from Comcast around $100 a month). The garage was approximately $50 a month (and you need to keep through the life of the lease after obtaining) and the locker was somewhere around $10 a month. We didn't go with either.
Here are a few issues we had. First my truck had a work light beacon cut and stolen as well as a tailgate hitch cover stolen. The apartment couldn't help with either (signed in the contract so I get it) but keep in mind to lock everything up that isn't nailed down (no break-ins were noted during our stay). Second the water main broke last winter to the north building requiring the shut-off of water for a week (as well as several single day repairs) and the apartment wasn't very accommodating only offering buckets and a few apartments for showering. Third, the yard crews treated the entire yard without notification and not many labels which was bad for the dog. Finally, my girlfriend and I bought a house and I was surprised at how unaccommodating the apartment was. The managers tried to help but per contract we were required to pay a break lease fee (one month rent as well as a $250 fee), loss of the security deposit and 2 months rent after the month you are in. We tried breaking in the first few days in May which meant we were required to have the apartment until the end of this July. Needless to say we were (and are) out thousands to move out. The only refundable part is our rent for June and July if they find new tenants (unlikely in my opinion as several other ones are available). The worse part is they needed the money all up front with keys turned in. I get if you are just leaving but home ownership is already difficult and they were of no help. I will start by sharing our experience with this property, staff and neighbors. This may be lengthy but definitely worth a read if you're seriously considering this complex.
We were originally scheduled to move in October 16th, the day we show up to view the apartment there was a laundry list of things wrong in the apartment home. Mind you we pay for an "upgraded" apartment. This unit was "move in ready" according to WILLOW LEAKS standards. Yes, I said leaks, and we'll get to that shortly. Here's a minor list of what was wrong the day they wanted us to take possession of the apartment.
The ceilings were yellow, spot stained, and had not been painted. The bathroom ceiling had water damage and yellowing stains. The blinds were damaged, dirty, and yellow from the previous tenant whom was obviously a heavy smoker at this "smoke free property". The "new appliances" that the manager marked as new on our move in inspection were dirty and damaged. (DONT EVER LET MANAGEMENT FILL OUT YOUR MOVE IN INSPECTION, ever.) We had no closet door in our dining room and we were told it would be installed that week. I just placed a work order for it to be done because management simply forgot about it. There was paint on everything including our "brand new" floor. There was glue on our floor, the tracks of the doors were filthy, my sons closet door was damaged before we even moved in.
The list goes on and on for what was wrong, but I kindly offered the property time to fix what they should have gotten right in the first place. This took roughly a week and we were pushed back to the 21st for a move in date. We were told to show up at 11:00, & to no surprise our apartment still wasn't ready. So we waited and waited for the property manager to finish cleaning it since management failed to send competent caretakers or maintenance into our apartment the first go round, & the 2nd obviously. Again, I was patient and brushed it off.
Once we moved in we realized our neighbors above us are so ungodly loud, I mean child cannon-balling onto the floor loud. Constant running and stomping, it was awful. So I brought it to managements attention on multiple occasions and as of now, it's still an issue.
This month we paid our rent online via their online portal, we were told we entered our account information wrong and that it's our fault so we owe a $50 late fee and can't pay our rent until we have it. After going back and forth with management I decided to look at my account only to find that their portal is messed up and that they were trying to over charge me for pure profit! (I am not the only tenant whom has had this issue, refer to the gentleman's review from April 2016.) **update, we brought this issue to managements attention and were once again told "It's not our fault it's yours". This property management company will do anything for an extra dollar out of your pocket.
The property has terrible leak issues and typically has large holes cut in the ceiling for repairs. The plumbing is awful, our toilets constantly clog, even our guest bathroom that rarely gets used. The halls constantly smell like curry or pot, or both. It's questionable if they're ever cleaned.
The office staff is personable, however not very tenant friendly. Be sure to read everything and know your lease.

Read moreUpdate 6-1-2021. Today strangers entered ( from the outside) the pool and weren’t residents and were not visiting anyone. They didn’t have a key to the building but wanted to be let in. From the inside of the building you need a key to get in the pool, therefore these people should have had a key. One of the managers informed me that there was nothing they could do if someone over 18 was pool and wasn’t visiting anyone. Can I say safety hazard and liability. Many children play outside and could easily get I. The pool unsupervised. Just another reason to move. Today is 05-29-2021. I’m updating my review. Once again I would give them zero stars. Why, for the continuous noise violations the tenants above us continue to make! After hours they are noisy and before 8 am they are noisy. I don’t understand if these people work or not but you would think they would be courteous. They are very disrespectful and have a blatant disregard for policies and neighbors. I continue to notify the office with recordings and emails but they claim they can’t do anything about the noise because the loud neighbors lie. We have lives here two years now and are feed up. In the lease they claim noise violations will be handled and a fee assessed to the violators, but nothing has happened yet. So please be aware the people living above apartment 240 will make your life a living hell with the noise! Current residents are moving out and new ones moving in. With the new move ins many are immature, writing and drawing inappropriate body parts on the elevators walls, doors, and flyers placed throughout the building. There are constant spills in the elevators and in the garage. Lazy tenants refuse to take their trash and boxes to the trash. And dog poop found in the hallway. Yes, I have photos of all this mess! Today, I arrive home from work out of state mind you, and I find a Blue Subaru parked in the parking space that I pay for in the garage, stall 77. Did I say, the stall that we pay for, $50 a month. I report the incident to the maintenance worker since the office is closed after 6pm. I was told by the maintenance worker to park in stall 72 of which someone was parked in that spot also a White Mitsubishi Outlander. So where do I end up parking, outside! This is not the first incident or issue we have had living here of which we moved in May 1, 2019 with good credit and rent is paid on time every month so this is not one of those post. Installed security system of which office was informed and maintenance guy enters without using given code. Lack of communication. Issues listed on the move in form are still not addressed. Enough is enough. I thought since this place close to 494 would be decent, respectable, but are we surprised. The noise that goes on during the weekend is outrageous.
