RENTER BEWARE. This is a lengthy review, but highly important to know before deciding to move here. I am using an anonymous account to protect my identity to prevent potential retaliation, but I am a confirmed resident here. Iāve been living here since April 2024 and Iāve experienced possibly the worst decline ever in terms of property management; this is the first apartment complex Iāve lived where I have seriously considered breaking my lease early, regardless of repercussions. I lived here when the complex was under the Solis umbrella. Minor inconveniences, such as temporary elevator outages, were manageable and addressed by management promptly; they were not constantly recurring issues. The property was tidy, hallways were vacuumed daily and the grounds were immaculate. Things took a turn for the absolute worse when Equity Residential acquired the property and became Lyric. Elevators do not function at least once a week, the resident gate is always broken, (I went out of town over the weekend, the gate was broken since before then and I returned to it still broken. Today is Tuesday š), residents allow their dogs to defecate in the hallways and do not have the common courtesy to pick up behind them, pool area furniture is constantly being destroyed, the hallways reek of trash juice due to maintenance not cleaning, smoking is a problem ā fines/penalties clearly arenāt enforced because it keeps happening so prepare for your home to smell like weed āthe stairwells will be littered with trash for days even though the leasing staff is made aware of it through the community portal (they do nothing), fire alarms are guaranteed to go off if the wind blows too hard and will continue to ring; we will never know if there is an actual fire because no communication occurs from management (the most recent incident was this morning at 7 AM; the alarm continued for 19 minutes straight. This happens FAR too often), power outages are frequent. Iām not even sure if there is a new property manager yet as the previous one resigned at least 3 weeks ago, so I have no idea whoās even in charge. The remaining leasing staff is quite apathetic and at times dismissive towards current residents, but Iām sure they have nothing but positive energy for potential tenants in order to make their leasing quotas; thatās when the masks come off. This entire building is a facade, but at least you get a nice view of The Bowl. Itās up to you if youād like to pay $1700+ for a cute view and literally nothing else. Apartment construction is shoddy and cheap material was used; I have foundation cracks all around my home. You can hear the highway traffic even with windows shut as tightly as possible. This place is faux luxury at its core. I urge any prospective tenant to strongly reconsider signing a lease here; youāll most likely regret it. They must have never lived in another apartment before, because any small hiccup that happens in a building like fire alarms or elevator repairs literally šš¼ happen šš¼ at šš¼ every šš¼ residential or commercial building. The way management handles ANY service request, or building updates is TOP NOTCH.
Property management will not be allowed to share āwhat type of people that live hereā to comply with fair housing, so I will tell you, the community is amazing! Super nice and chill neighbors. No noise issues, or outlandish behavior.
The amenities are AMAZING!! Beautiful, modern and sharply decorated community room, game room, rooftop lounge, community green spaces, and a sexy pool with SO many different seating areas. Donāt get me started on how IG worthy the little kitchen area is in the community room. The gym is RIDICULOUS. So nice, great equipment, two private fitness rooms, sauna, and super clean bathrooms.
If youāre considering living in the sugar hill or Buford area, do yourself a favor and tour here. Kyle, Ally, & Ruben are so helpful and some of the best apartment community management employees Iāve ever witnessed.
**To note: the only time the private parking deck was not remote entrance only, was when someone hit the gate, which happens at every šš¼ single šš¼ apartment building. Step 1. Someone hits gate. Step 2. Mgmt company has to call gate repair company to fix. Step 3 gate company repairs the gate. There is NO magic, immediate fix to a broken gate. They are at the mercy of the gate repair company, and any idiot drivers (excuse my candidness š„°) ā please be practical, folks.
Lastly, on top of this building being amazing, being in downtown sugar hill is SO convenient. You can work, eat, & play all in one area. There are great sidewalks for walking and it feels super safe.
Lots of young professionals, middle/upper class, and cute + trendy families visiting downtown sugarhill.
Hot tip; visit rushing trade co if you are in the area. Yummy, locally sourced, delicious food, if youāre into that kind of thing. Thank me later š

The current management never seems to do their job right. Every time thereās an issue, I have to follow up repeatedly to fix their mistakes, and even then, they either donāt know what theyāre doing or canāt give me a straight answer. My transfer process was a prime exampleāeverything was signed and taken care of with the old management, but the new team still managed to mess it all up and make things unnecessarily complicated. On top of that, all of our payments related to the transfer have been a complete mess, and we donāt even know what weāre being charged for anymore.
We pay high rent for these so-called āluxury apartments,ā and while I used to feel it was worth it because we loved living here, I canāt say the same anymore. We wonāt be renewing our lease after it ends, and Iām upset that we have to stay here for the remainder of it. I really hope management either changes their staff or the staff changes their attitude because this corporate-style approach isnāt working. Itās not how things used to be.
I used to be able to talk to the manager directly and ask her questions whenever I needed to. Kyle was approachable, professional, and treated everyone like family. Now, the managerās office door is always locked, making her feel completely unapproachable. The front desk staff tries to help, but they often seem unsure or overwhelmed, which only adds to the frustration when issues arise.
Even our friends, who have lived here with us from the start, are complaining about the changes. Management never even says hi or interacts with residents anymore. Instead of fostering a community like before, it now feels cold and disconnected.
The sense of community and professionalism that Kyle brought to this property is completely gone. I wouldnāt recommend living...
