The only pleasant interaction I had was the tour of the complex.
Honestly, the worse experience I have encountered with a leasing complex. I viewed the property 3x within the month of March. When finally making a final decision to apply on a Friday (late afternoon) is where I sadly made the mistake.
The following business day Monday they took the application fee + admin fee. (Totally fine)
No updates until that following Wednesday when I was emailed (not contacted by phone) at 5:30PM that evening to advise they are having a hard time verifying my employment.
I was advise multiple times by Debbie during my tour my offer letter from my job is fine to provide when it comes to working. which I provided when applying I have been with the same company for over 8+ years. I even provided 3 current pay stubs. When applying, also sent an email from my work email.
What could have been resolved during normal business hours for me to assist them confirming I am currently employed is simply calling me to advise that their leasing office requires a form they created to be completed by the employer. As you may or may not know majority of large global companies now use theworknumber.com to verify employment or salary.
I provided the instructions to Debbie which the email came over from my HR department, and that still was not good enough at first.
I was completely honest during my tour and shared my current lease is coming to an end in June and I haven't received my 60-day notice as of yet it usually comes during the end of March.
Please keep in mind the same email I received at 5:30PM on Wednesday is Local Sugar Hill telling me they contacted my current leasing office and was told I haven't put a 60-day notice in. I asked why would they contact my current leasing office, if I haven't even been approved yet?
I literally did not receive the notice until that Wednesday from my current leasing office. To prove this I provided the actual document to Debbie via email to show proof I just received this on my door, it was dated as well, and I have until 4/8 to provide a final decision. If I was renewing or moving.
Please keep in mind I wasn't even approved at this point still by Local at Sugar Hill.
You would think before contacting someone's current landlord they would complete the background check, and credit to confirm if you are even qualified to live at their property. I sent multiple emails to ask for better clarification on why I am now just receiving an email at 5:30PM on issues they were having?
Oh I am missing the best part I was told if they can't verify my employment by Thursday my application would be cancelled. (All this was shared by email at 5:30PM)
I sent 2-3 emails Wednesday night to Debbie to ask why am I just receiving this deadline at 5:30PM When the office closes at 6PM and not receiving a call instead? Completely stressed and worried my application would be cancelled if I couldn't get in contact with HR to assist for the deadline Local at Sugar Hill gave me less than it being a full 48 hours from applying.
I called the following (morning) during normal standard business hours and was told both managers weren't available, I sent a follow up email and then received a phone back from Debbie saying they confirmed my employment.
A hour later a phone call is made by Debbie and I am told I was denied due to credit! I asked why? They aren't able to tell me why I would have to wait for this by mail. I have my credit report and have no past evictions, no unpaid balance from any apartment properties.
I was even told if you come back with any conditions when it comes to credit you would pay $450 at move in date. My next question when will I receive my admin fee of $250 I was told it takes up to 30-days and it's MAILED back to me. When I initially called about an apartment and asked were they running any specials I was told they were offering one month free. I also told them i was interested in moving in June 2021(it was April 3rd) I was told that they had plenty of units available that I was interested in and that it was too early for me to apply and reserve an apartment(I've never heard of such a thing if I'm approved and ready to pay my fees) Anyway, I schedule an appointment to view the property(they called me twice to schedule but my schedule did not permit, so I called when i was free to visit) I arrive for my tour and I should have known this was not going to be professional when the young lady came and opened the door with her jacket on backwards. Literally, she had her arms in the back of the jacket. She took me on straight to an apartment with little conversation. The apartment she showed me was not the one I liked(it didn't have a bathtub) I told her that I would like a tub and I would like to be in a building with most of the amenities( we were in the building with the pool. You would think she would show me the amenities in the building at bare minimum the pool. Nope, she just took me to the other building so I will never know what the pool looks like. she found a unit in the building I desired and took me to view it.... No conversation. I decided to let her know this wasn't the only apartment I was viewing. You would think that would make a difference. She did find it a great selling point to let me know the mayor of Sugar Hill lives there(Blank Stare). Moving on to the end of our tour. She told me where to coffee room was and pointed to the lounge area while sitting in her chair with her jacket on backwards. When I asked about the other amenities and facilities she pointed to the direction they were located. I felt I almost had to pull teeth to get to see the gym. After she took me there I asked about the on demand fitness "what program is it?" she replied, " on demand" I inquired about the bike room she replied " its full" (Kinda would have liked to see it) Back to the leasing office I find out the apartment I wanted is not available and they do not have any of the floor plans I liked available. Hmmmm remember when I told you I called and they said they have plenty units available and I was calling too early? Whelp, she claims that that was a temp I talked too and she didn't know what she was talking about. Let me just add this one last thing.... Nevermind. I think I have said enough. I'm so glad that I did not choose this property because I have found a great new place to call home. Its a trillion times better than Broadstone.    Read moreWe just recently moved out after a 12-month lease at The Local, and had a great experience. The team is friendly and responsive. When our air conditioner went out, maintenance was there first thing in the morning to fix the issue. The property is maintained nicely. One thing I found odd was that to you had to pay to get a fan in the living room. I have never lived at an apartment that did not already have a living room fan. No fan also meant no light in the living room. The gym, dog park and pool are all on the smaller side, but that isn’t too big of an issue. The complimentary coffee machine by the leasing office makes delicious coffee - that will be missed. I believe they recently replaced it with a coffee machine that you have to pay for.
I appreciated the valet trash service, but it was often inconsistent. They would come at drastically different times in the evening. We also got a warning for having an extra trash bag out that did not fit in the small trash can. I have very few true complaints, one of which would be parking. We have parking decals, and while guests are supposed to park on the top floor of the parking deck, it is clear that is not enforced. I often had to park very far from my apartment. Additionally, while the complex is a smoke-free facility, our hallway often reeked of weed. I am not sure how to rectify this issue without entering people’s apartments, but it wasn’t a pleasant smell to endure. The walls don’t seem thin, but the ceilings do. We could often hear our downstairs neighbors fighting. Lastly, the package mailroom is a mess. While this is clearly the fault of the delivery drivers, it was not fun having to dig through packages to find what you were looking for.
Besides these few minor complaints that only occurred every month or so, we had a great experience at The Local. It is a great option and for what you can expect from an apartment complex, it definitely stands out. We loved our apartment and you can’t beat the location. The price is fair and especially great when you consider the competitors in the location. Our move-in experience was smooth and efficient, and move-out was hassle-free.
