I lived in the Temecula Creek Villa Apartments for a total of 13 months, and while the move in process was easy, the apartments themselves are well laid out, and the rent is affordable- be aware that Cannon Management (who owns the property) has a reputation for cheating people out of their deposits. I would suggest looking up their reviews on Yelp, Google, BBB, (take your pick) BEFORE signing a lease.
Now where to start with this rant- The Move Out
Upon move out we were sent an invoice for $1,129.05 and this includes a $65 credit for overpaying our rent! I called Cannon Management and was referred to Mike Vandaele, who oversees Temecula Creek Villas. He was so incredibly rude, it was mind blowing.
When I told him there was a $500 pet deposit unaccounted for he told me that it was on me to prove that it had been paid- no offer to look in to it or anything. And, no surprise, but also no apology after I provided the proof.
When I asked for receipts of the renovations paid for- he told me they were not required to provide them.
When I explained that per California civil code 1950.5 "A landlord cannot routinely charge each tenant for cleaning carpets, drapes, walls, or windows in order to prepare the rental unit for the next tenancy." and also, Brown, Warner and Portman, The California Landlordâs Law Book, Vol. I: Rights & Responsibilities determined that minor marks or nicks in the walls are the landlord's responsibility as they fall under "general wear and tear". He blew me off and refused to discuss the charges. I believe his exact words were "We're done here".
He's been rude, uncooperative, and unwilling to explain or provide proof for any of the charges.
Here's what they charged for- $144.70 (Prorated) for "Paint Touch Ups" $135 to clean the unit $83.13 (prorated) to steam clean the tile $831.79 (prorated) to replace the carpet
Replacing the carpet I'm fine with- we got a puppy, I get it- but then charging us a $135 cleaning charge WHICH INCLUDES VACUUMING THE CARPETS is ridiculous. On top of that they also charged $83 to "steam clean the tile" when "mop floors" is also included in that $135 cleaning fee. When I pointed this out, Mr. Vandaele offered a $5 credit "because that's about all it's worth". The Location
This property backs up to a big open riverbed, which on it's own is pretty, but what they don't tell you is the entire riverbed is home to a large encampment of homeless people. The riverbed provides an easy crossing to get from Pechanga Parkway/Casino to Temecula Parkway (A preferred road for panhandling) and they use the apartment complex to cross through. At any given time in the night you can see random people walking by, ripping open bags in the trash cans looking for recyclables, and I know of a few cars and garages that were also broken in to. Shortly before moving out, both my dogs got violently ill. Vomiting and diarrhea for days- take them to the ER vet- OMG what's happening- SICK. The vet suspected that they had come in contact with some sort of poison and sure enough the next day there was a dead gopher lying on the sidewalk right next to where my dogs had been sniffing the day they got sick. I went to the apartment complex and spoke to Gabby. I explained it was urgent that I find out if and what poison had been used in that gopher hole. She said her manager was on break but that they would call me back in 30 minutes to an hour. 4 hours later I walked into the office and I kid you not- Gabby laughed and said "Oh... I forgot". then, as I'm explaining this whole issue all over again to the new manager- SHE WALKS AWAY FROM ME, OVER TO THE CANDY JAR, GRABS A HUGE HANDFUL OF RED VINES AND STARTS CHOMPING AWAY!

   Read moreOnly stayed 9 months here and you couldnât have payed me to stay longer. 1)Good luck getting anyone to answer at the office. Think it will get easier when you move in? Think again. I have to make multiple trips a day to the office to get my packages because they are always out. They take an hour and half lunch (must be nice) and Iâll be there right when they are supposed to be back and they never are. 2) if you donât mind homeless people going thru your trash this place is for you. My husband and I leave early for work and a couple of time we will catch/hear them going thru the trash making so much noise. Plus they make a mess going thru the trash. They rip open the bags and just pull the garbage out and just leave it on the floor. Its disgusting. 3) if you donât have a garage or assigned parking spot you might have a long walk to your door. 4) Iâve never meet more inconsiderate neighbors with no regards for other people. From being out on their patio at 3am laughing/taking loud, all the way to the obnoxious loud car/bike driving thru the complex revving their engine in the middle of night or early morning. Or just sitting in the car listening to loud music at 10pm (your not impressing anyone with you cheap sound system). 5) The Noise! The doors are aluminum so you hear everything while your in your living room. Every time someone closes their door, every conversation people have walking to their door, itâs like your door is wide open. They say there are built like condos so the noise is minimum but we hear it all. 6) Some packages will get delivered to your door. So far they have been ok but I did find my package once opened and left in the stairwell. Thank goodness they didnât like what I purchased and let my items in the box. 7) gym is clean but the equipment looks like they bought it from a garage sale in 1990. Donât be fooled like we were.    Read moreThe building is and unit are very nice and clean. The maintenance staff is first class and is always willing to help whenever possible for anything. The biggest issues we have are parking and security. When we moved in we put a deposit down on a specific garage but when it came time to move in we were issued a different, and much smaller garage than we signed up for. It has been over a year and we are still fighting to get our garage back. Second, and more importantly, we are very disappointed with security. We have a terrible homeless problem, where homeless are often seen in the complex, sleeping in the bushes, going through the trash, making huge messes, and harassing the tenants. This is completely unacceptable. We currently do not have a full fence around the property so anyone can walk on to the property at any time of day or night. We have had several neighbors have items such as bicycles stolen from their balconies, including second floor, on several occasions, and one neighbor has been a victim of theft 3+ times. Just last night there were two (2) cars stolen from our parking lot. The list of safety issues goes on and on and is increasing by the day. I should not have to escort my wife to and from her car any time she leaves, or comes home from, the gym or work. The management says that there is a security patrol, but in the time i have been here, over a year, i have only seen this security a handful of times and it is only a drive through for them.
Again, Temecula Creek Villas is currently a very unsafe place to live, but could be fixed if the management focused...
