If I could give zero stars, I would.
The management at The District on 5th is an absolute disgrace—specifically Lauren, the so-called community manager. She is completely unresponsive, consistently dodging phone calls and refusing to engage. It’s astonishing that someone can claim to be “in meetings” every day, all day. That’s not management—it’s avoidance, plain and simple.
For the past two months, my son has received outrageously inflated electric bills that are clearly the result of a faulty or mishandled meter—likely replaced without proper communication or oversight. Despite raising this issue, we’ve been met with a circus of finger-pointing between the leasing office, Conservice, and TEP. No one wants to take ownership, yet they’re all more than happy to collect money that isn’t rightfully theirs.
This level of negligence and lack of accountability is unacceptable. Lauren and her team have had more than enough time to understand the problem and provide a solution, yet they continue to ignore it.
If you’re considering living here, don’t. You’ll pay the price—in more ways than one.
Update August 2025: one month after move-out, they sent an invoice for $30 to remove a Command strip and for the garbage bag to dispose of said Command strip. Who does that - to take the time to be that petty and have the audacity to charge for a freaking garbage bag! ...

The wood floors were never sealed properly so they get horribly dirty and your feet will be black no matter how much you clean. Our plumbing is awful - the garbage disposal in the kitchen sink barely functions, everything clogs quickly. It's incredibly noisy. If you're already signed on, you better hope you don't get a street side apartment. You can hear all the music from the bars on 4th Ave, and if anyone is on the sidewalk next to the building, you can hear EVERYTHING they're saying. The hallways are outdoor and made of cement so everything echos, you can hear kids walking through the halls and your door will shake if someone closes theirs or if there's wind. If you're bringing a car, good luck. The outside lot is so small and there's a pretty solid chance you wont ever have a spot. But if you do pay to park in the garage, if you come back late at night you'll probably be on the roof. The staff NEVER checks for tags. People sneak in to the garage constantly. There's no cameras or anyone to monitor this area - so if your car gets damaged, you're screwed. This place is way too overpriced for what it is. Cheaply and quickly built. Don't waste your time...

*Make sure to check reviews for greystar first. They run the apartment. If you have any issues with them, you’ll be amazed by how utterly incompetent and predatory they are.
Sheer lack of respect for the residents, responsibilities, and management. Worst experience ever. The hallway and facilities are dirty and never maintained. They invest in cheapest appliances and that’s why the maintenance had to come to install new fridge every few months. During my 1 year stay we got three brand new fridges, which sounds fancy but have to go without the fridge at least for a week before maintenance guys come in. If you’re especially international I’d say just stay out of this place because it takes ages to get your security deposit back due to lack of management (I don’t wanna go in details but it’s horrible).
Don’t ask the student workers about contract, management processes and stuff. They don’t know what the heck is going on and make some stuff up lol. Don’t trust them and bring it up to the management company. Keep records of all the communication (e.g....
