Stay away from this place at all cost, unless you want to pay a hefty buy-out fee when you inevitably want to move out before the end of your lease. There's a high turnover in their staff and a long lag in response time for any repair requests. Residents are given the run around frequently and given made up excuses for the cause of issues. We've dealt with little to no water for over a one month period in the mornings, multiple false fire alarms going off in the middle of the night, no a/c during 90+ degree weather, and we've been dealing with a damaged ceiling in our closet due to water leaking in when it rains for over three months even with a work request in for it since June 11th. *Response to Owner's Message: I've called and emailed, and my husband has been in the leasing office to talk directly to the Assistant Manager (since the Manager doesn't work on weekends and the leasing office closes before we're able to get home from work Mon-Fri). My emails are ignored, my calls (when answered) are answered by people who don't know anything or tell me lies, and our visits to the office are comprised of a lot of empty promises and apologies from staff with no solution or action taken. We're sick of this place, so we recently terminated our lease early and paid the buy-out fee ($3k+). Also, with regards to false fire alarms going off in the middle of the night, which has been an ongoing problem this whole summer, more false fire alarms went off this past Wednesday (9/18/19) at 9:40pm, 10:38pm, and 11:15pm. The most recent incident before this was on 9/7/19 at 12:47am. After multiple emails to the office, we finally received a response from Kayla, the community manager, that the false fire alarms were caused by a panel that was hit by lightening and out of their control. My response was this: IF we believe that, why hasn't Lantower fixed the fire alarm system since these false fire alarms have been going off all summer? We spoke to the firemen on 9/18/19 who responded to the false fire alarms and they told us that Lantower has been notified of their defective fire alarm systems (multiple buildings affected) numerous times already and have not repaired them. Kayla, and the assistant manager cc'd on the email) ignored my email after that. We then received a flyer stuck to our door Thursday stating that Lantower was getting a company to repair to the fire alarm system on Friday (9/20/19). However, when we were in the leasing office yesterday (9/21/19) forking over $3k+ with out Notice of Intent to Vacate, firemen were in the office and we overheard one talking on the phone that they were there because their fire station was still getting false signals from Lantower Waverly, which is why they were currently there. By the way, these fire alarms are LOUD when they go off, to the point that they hurt your ears when they go off. My poor cat was frightened to death every time an alarm went off and my 3yr old daughter would wake up screaming, because of course, they only went off after bedtime. This place is the pits; they don't care about their residents, only the $$$$$. For example, under the new management, we've noticed they only announce community events on the morning of the event, in an effort to reduce head count (and mouths to feed) at the events.

This complex has deteriorated very badly. Avoid this place, your health may deteriorate here. Mold on the windows and in the bathroom, which caused us to cough, but the staff assured us that it was not mold and did not fight the mold in any way. The pool is very dirty, which was never cleaned, which is why it was unpleasant to swim in it. When checking in, we were assured that the carpet was dry cleaned, but when we moved in, the carpet stank of dog urine and this smell accompanied us for 3-4 months. There is no cleanliness at all, the cleaning of the corridor is done very rarely, all the carpets are dirty with stains and huge piles of garbage that lie for 3-4 days and create an unpleasant smell and no one cleans them. Garbage not only lies in the corridor, but also a bag of garbage hangs on the trees. Dogs pee in the elevator and this smell remains for several days and is not cleaned. There are also a lot of dog feces on the lawns. I rarely clean the dog waste bins and the terrible smell even reaches the apartment on the first floor where this container is. They add hidden fees to your rent and cannot explain why this happens, they charge a fee that is not specified in the contract, such as RentPlus. Be prepared for the fact that when you fill out a document recording the defects in the apartment upon arrival and give it to a specialist in person, they will not enter this file into your account and will say that this document did not exist and will deduct all these defects from your deposit. And they do not return the deposit. The club house is also very dirty, everything is in large stains, sofas, carpets are stained. If you want to play billiards, you will not be able to do this because the cue is broken and no one changes it. Every time it rained, water flowed from the door handle and each time I had to adjust a rag so that the water did not spread throughout the apartment. They began to save a lot on absolutely everything, even on paper in the toilet. Many mailboxes were broken and did not close, so the postman had to leave small parcels in open mailboxes and because of this, the parcels disappeared. Employees can enter your apartment without warning when you are not at home or you are swimming or sleeping and catch you by surprise. The administration never picks up the phone, only answers emails, and some administrators are very rude and behave unprofessionally, which leaves unpleasant emotions after communication. Despite the fact that we were charged for pest control in the apartment, not only in ours there were cockroaches, both large and small, which not only crawled, but fell from the ventilation on your head. If you have asthma or allergies and you ask to change the carpet that has not been changed for 5 years, they will find a lot of reasons not to do it. Because of the unbalanced residents who were vandalizing the club house, entry was restricted to 6 pm from Tuesday to Sunday for everyone, not for people who violated the rules. Previously, the club was open daily until 10 pm. Why should other residents suffer and infringe on themselves because of some people? BEWARE OF THIS PLACE!!!!

UPDATE (August): This entire situation would have never happened if Lantower Waverly hadn’t leased the apartment I was downsizing to—even after I placed a deposit on it. That forced me to move out entirely, and I’ve been dealing with the fallout ever since. I’m honestly shocked by the continued lack of accountability. Despite their response stating my balance was adjusted to $304.59, I’ve received notices for $660.78, and now they’re saying it’s $534.75. Which one is it? They’ve sent me multiple “breakdowns,” but none of them make sense. Charges were added a full month after move-out, without explanation or proper documentation. I’ve tried to resolve this in good faith, but the numbers keep changing and the communication is inconsistent at best. I reached out directly to Melissa, the regional manager, who confirmed the $304.59 balance in writing. I offered to pay that amount just to be done with it—but she never responded. Instead, the total changed again. When I call the financial team, no one answers or follows up. Lantower: stop sending generic responses and actually fix the issue. This isn’t professional property management—it’s chaos. I moved out in March. It is now August and nothing has been resolved. I will continue updating this review until my balance is transparently corrected and I receive a resolution that aligns with what was originally stated. Original Review (March): I am leaving this review due to ongoing unresolved issues and a lack of response from management. I reached out directly to the owner, Melissa, but have not received any communication or resolution. Until this matter is addressed appropriately, this review will remain public. I am documenting my experience here in hopes of receiving fair and professional treatment. I will not tolerate being ignored, taken advantage of, or subjected to any retaliatory behavior for expressing valid concerns.

*Update for 2023 Overall, I think it is fair to give acknowledgment where it is due. Management, led by Angel, has improved significantly. The leasing renewal process has been streamlined and has become very efficient. We only use the gym as far as amenities go, but it is kept clean. The pool situation mentioned below seems to have improved as they have secured the pool area and made it more exclusive to residents. However, you may still encounter a lot of chaos from the young adults who frequent the shopping center. This is not the fault of the complex; it is just a consequence of the location. To be fair, the balance lies in the convenience of having food and entertainment within walking distance. The maintenance guys are professional and friendly. To that point though, my wife, who works from home, does feel that the inspections are done too frequently. Overall after 3 years there has been a lot of improvements since our first review.

2021-2022 Review You know there is a problem when all the reviews are either 1 star or 5 stars... People can read between the lines so here is your 2 star rating with an explanation. Long winded but if you are going to spend over $1200 a month get what you deserve.

Customer Service experience has been absolutely terrible. First problem is trying to get a hold of someone in the leasing office. Let me be a bit more clear once you are a resident good luck getting communication. Following up on an issue that resulted in an additional $484 month to month charge on our billing portal. Lets drill into those details, every year you have to renew the lease no big deal. The problem is when you are unable to view, alter, or even accept said renewal. No problem call the leasing office they will sort it out, at the least do it the old fashioned way and sign the papers.

NOPE!!! call no answer, email no reply, no problem wife heads on down to speak with someone in person. They let you know that paper contracts don't exist anymore. I realize at 36 I am getting older but I still can sign every other legal binding contract in paper.

Here is where things really fall apart. As my wife is down at the office, they have her attempt to sign the renewal with their own equipment. Several attempts later and scratching heads nothing. She is assured that it will get taken care and they will FOLLOW UP. Well that did not happen I go to pay rent and there is an additional $484 charged to our account to be paid. More phone calls and emails go unanswered look through the reviews and see a trend. I head down and am told that the lease had been sent weeks ago, this was not true. I would not want to waste their time nor mine dealing something so stupid.

Getting to the end finally. They sort me out and send the good old test email. No problem works just fine, they send the "official email" which just contains links to the customer portal. The email, links, and the customer portal do exactly what it did over a month ago with my wife in the leasing office on their computer. I have tried calling and emailing including a video to the leasing staff. Not a sound again... crickets.

I can't hate completely on the apartment complex most of my neighbors are actually really pleasant people. If you are looking for a quiet peaceful area you will be disappointed though. Its not your neighbors that will bother you only the hordes of kids every night. If you like re-living the Fast and Furious part of your life, you will get that every night down the main road which echo's off the two corp buildings. When the kids get bored they provide a lot of entertainment around the complex. I just moved here from Chicago so this was nothing new to me. Even the kid that thought it was cool to bring a gun to the pool was not surprising, not even sure if he was a resident or not. If you made it to the end of this novel hope it helps the next resident.

After multiple emails to the office, we finally received a response from Kayla, the community manager, that the false fire alarms were caused by a panel that was hit by lightening and out of their control. My response was this: IF we believe that, why hasn't Lantower fixed the fire alarm system since these false fire alarms have been going off all summer? We spoke to the firemen on 9/18/19 who responded to the false fire alarms and they told us that Lantower has been notified of their defective fire alarm systems (multiple buildings affected) numerous times already and have not repaired them. Kayla, and the assistant manager cc'd on the email) ignored my email after that. We then received a flyer stuck to our door Thursday stating that Lantower was getting a company to repair to the fire alarm system on Friday (9/20/19). However, when we were in the leasing office yesterday (9/21/19) forking over $3k+ with out Notice of Intent to Vacate, firemen were in the office and we overheard one talking on the phone that they were there because their fire station was still getting false signals from Lantower Waverly, which is why they were currently there. By the way, these fire alarms are LOUD when they go off, to the point that they hurt your ears when they go off. My poor cat was frightened to death every time an alarm went off and my 3yr old daughter would wake up screaming, because of course, they only went off after bedtime. This place is the pits; they don't care about their residents, only the $$$$$. For example, under the new management, we've noticed they only announce community events on the morning of the event, in an effort to reduce head count (and mouths to feed)...

This complex has deteriorated very badly. Avoid this place, your health may deteriorate here. Mold on the windows and in the bathroom, which caused us to cough, but the staff assured us that it was not mold and did not fight the mold in any way. The pool is very dirty, which was never cleaned, which is why it was unpleasant to swim in it. When checking in, we were assured that the carpet was dry cleaned, but when we moved in, the carpet stank of dog urine and this smell accompanied us for 3-4 months. There is no cleanliness at all, the cleaning of the corridor is done very rarely, all the carpets are dirty with stains and huge piles of garbage that lie for 3-4 days and create an unpleasant smell and no one cleans them. Garbage not only lies in the corridor, but also a bag of garbage hangs on the trees. Dogs pee in the elevator and this smell remains for several days and is not cleaned. There are also a lot of dog feces on the lawns. I rarely clean the dog waste bins and the terrible smell even reaches the apartment on the first floor where this container is. They add hidden fees to your rent and cannot explain why this happens, they charge a fee that is not specified in the contract, such as RentPlus. Be prepared for the fact that when you fill out a document recording the defects in the apartment upon arrival and give it to a specialist in person, they will not enter this file into your account and will say that this document did not exist and will deduct all these defects from your deposit. And they do not return the deposit. The club house is also very dirty, everything is in large stains, sofas, carpets are stained. If you want to play billiards, you will not be able to do this because the cue is broken and no one changes it. Every time it rained, water flowed from the door handle and each time I had to adjust a rag so that the water did not spread throughout the apartment. They began to save a lot on absolutely everything, even on paper in the toilet. Many mailboxes were broken and did not close, so the postman had to leave small parcels in open mailboxes and because of this, the parcels disappeared. Employees can enter your apartment without warning when you are not at home or you are swimming or sleeping and catch you by surprise. The administration never picks up the phone, only answers emails, and some administrators are very rude and behave unprofessionally, which leaves unpleasant emotions after communication. Despite the fact that we were charged for pest control in the apartment, not only in ours there were cockroaches, both large and small, which not only crawled, but fell from the ventilation on your head. If you have asthma or allergies and you ask to change the carpet that has not been changed for 5 years, they will find a lot of reasons not to do it. Because of the unbalanced residents who were vandalizing the club house, entry was restricted to 6 pm from Tuesday to Sunday for everyone, not for people who violated the rules.
