I am giving this one star because I am so fed up and cannot wait to leave this building.
I signed an 18 mth lease in aug 2023 it is now April 2024. Getting the lease done was the easy part and the only person who does their job here is Nina Toumi. Nina made the leasing process effortless.
Building is dated but well located for commuting to NYC.
There was a fire in the apt above me in Nov 23 and management would not let me out of my lease even though my apt was the worst affected in the building and also took forever to renovate my apt (over a month). Vincent rarely responds and Carlos cannot handle more than the basic lease query. They were not supportive at all when I was out of the apartment for about 1 month. It felt like a constant fight for my lessee rights. I had no hot water when I moved back in after the renovation. No hot water for Jan 24 and part of Feb 24...coldest months of the year!
when I first logged those tickets I had maintenance come up and tell me "the water is not cold that is as hot as it gets" then again "there is a central heating system so if someone else is doing laundry or showering or the demand is high then my hot water would be affected" really!!!!??? For a place that markets itself as luxury they cannot supply consistent hot water! I got no rent credit for not having hot water for That amount of time and not even an apology for the ridiculous reasons they gave me in the beginning. I wrote to Vincent citing the lease break clause in my contract about my apartment not having hot water even though I logged like 6 tickets and 100 emails. This was maintenance not being able to resolv3 an issue after I followed all the processes. Breaking my lease would have been compliant with the contract and till date Vincent has not replied. But magically two days later the water was resolved.
At this point the mental and physical stress of living here and dealing with incompetent staff caused me severe burn out and I was hospitalized. Did they care?? No.
Now April 6th we get a notification that the hot water is out again so this whole weekend no hot water, Vincent sent an email to say one of the hot water exchangers is off but the building is still receiving hot water though there is some interruption. That's not true I haven't had hot water since 9am..saturday morning.
Cannot wait for this lease to be over because the management staff are terrible. I even tried to reach out to actual Rose Property Management company head office but it's impossible to get hold of the head office no one answers or responds to those call back boxes on the website.
So two things : do not lease a building managed by rose property management and do not lease Riverbend PI. Building management does not value their tenants and will not help you as maintenance issues arise. The maintenance issues I have listed above I just the ones that made life unbearable there are many more That I have not listed which were smaller but collectively have made this experience exhausting and frustrating.
Update as of April 13th. No hot water and no pressure in the hot water side of the tap. We are now going on 10 days no hot water. See the response from the rose assoc below? I should be patient and speak to their ppl in real time! In the last 90 days I have not had hot water for 55 days. More than half. These people don't even have the decency to apologize.
Update as of June 8th: All seems to be resolved, we even got a rent credit due to the water issue. It was minimal but I appreciate the gesture. The maintenance staff seems to have changed and I do see an improvement. There are definitely still minor issues but I'm prepared to live with it till my lease ends. Will upgrade to 3 stars.    Read moreUpdate 2024: after living here for 1.5 year, I see other reviews with 4 or 5 stars and although I do agree that leasing process was great, I have been disappointed with my experience here. The office rarely picks up my calls and sometimes even after leaving a voicemail, they still donât get back to you. Communication isnât great. This place is good if you donât need anything from the management office.
In addition, hot water fluctuates a lot and there was barely any during winter time. Was told the hot water system is shared across the building so if others are using it at âpeakâ hours then it wouldnât be as hot. But Iâve showered sometimes at 11pm or 1 or 2am and still barely had hot water.
Below is an example of their lack of communication and a warning for potential future residents. It is lengthy so feel free to skip. But this would be my biggest concern if I was looking to rent here: the lack of communication ESPECIALLY during emergencies.
Also, during the month of December 2023, there was an accident on another floor that caused the pipe to burst. The apartment had to redo all the floorings, but was not very communicative. They had initially told me only the living room floor would be replaced, but it was the entire apartment. And the guys were not gentle with my belongings when moving them around. (If I had known they would replace all the floorings, I wouldâve rented a storage for the month). But they lacked communication.
A couple months later, I had issues with water sounds coming from inside the kitchen walls and water leaking from the floor, but they didnât do much to resolve it except for turning off water that was running through that pipe(?). I feel like they should be more concerned considering the wall was swelling up with water, which could potentially cause future molds. This was communicated to them via email and maintenance guy as well.
2022 review: My bike got stolen back in November 2022 and I called and emailed the office many times. They say theyâll get back to me every time, and then no response. In addition, packages keep disappearing even though thereâs a package service. The concierge says itâs Amazon fault or the shipping company, but I know this is an ongoing issue with multiple tenants. Sometimes they forget to record the package when they receive and I would only receive it if I ask them to check the back again.

   Read moreStrongly not recommend and please take other options in the area as there are many new apartment complex with similar price or even cheaper price with lots of promotions. This apartment is not only old but the system is totally whack. Rent + what they called ROSELAND fee $185 for just cable TV and amenity fee + parking fee and so on and on and on.
Many major problems as below.
Lived there for 9 months. Was happy with location. Apartment is pretty old and the interior is old as it has been over 10 years since it was built.
The worst thing is the apartment management. That makes my good memory with apartment turned down to bad memory.
Had issues with leasing period. It was 9 months ONLY contract but then 60 days move out notice was put in force and had to pay extra rent after 9 months rent and after moving out. Ok i should put this in bed but security deposit issue is not something i can put it to bed.
Apartment was not new anyway and i vacated apartment without any issues but then this management (Director KC LEE) charged $395 for Re-glaze bathtub ?????? Why the hell should i be responsible for this charge ??? Bathtub was not new anyway and it is not something i should and we should be responsible. Can they just name any repair and deduct out of my deposit ? This is totally unfair. I know it would take more energy to fight over this but you should all remember when considering singing the lease with this property. He would literally just list anything and take your money out of deposit....
Also one more happening. i got robbed my wallet in the apartment and found out that someone sneaked in to the unit and took the wallet. I reported this to the management and waited to see what needs to done on my end. Someone knocked my apartment and he was asking if i lost my wallet and he mentioned that he picked it up,.... there is no address information or anything in the wallet. This is not making any sense. I could only assume that someone related to the management tried to hide what happened. I could not believe what happened and was unpleasant with what happened but just wanted to fulfill my contract....
Anyway, If you are OKAY with getting big chunk of deduction from your deposit even if you did not do anything wrong with the unit consider moving in but if you are rational person do not even consider this apartment.
