We have been a resident of this gated community for 17 years, always complying with all association rules and maintaining my family’s vehicle registrations according to the administration’s requirements. Recently, one of our cars — my son’s — was towed overnight from a parking area located directly in front of our apartment, only about five meters from our entrance. What makes this situation unacceptable is that the vehicle’s registration was still valid for another nine months. The only issue was that the resident sticker had somehow disappeared or been removed. Despite this, no one from the administration contacted us, verified our resident status, or issued any warning before towing the car. This is highly inconsistent with how non-resident vehicles are handled. In those cases, a 48-hour warning notice is typically placed before any towing action is taken. Yet as long-term residents of 17 years with properly registered vehicles, we were given no such courtesy or communication. This incident has caused unnecessary stress and financial loss to our family, with towing and recovery fees approaching $600. After nearly two decades of responsible residency, this treatment feels both unfair and deeply disappointing. I sincerely hope the administration reviews its processes and ensures residents are treated with the respect and fairness we deserve. ---------- To clarify the situation for the manager's response, as it appears the review was not fully read: 1. The vehicle’s license plate registration is still valid until June 2026, as verified through the Florida Broward Title Registration website (photo attached as proof). 2. The sticker was missing from the parking area where many non-resident vehicles frequently park without warnings or enforcement. 3. No communication was provided to us, as resident owners of the registered vehicle, by your office regarding any issue prior to the towing. 4. Contrary to what was stated, no 24-hour notice was ever placed on the vehicle — this is also a significant concern that should be reviewed.

• The very first day we moved the connection from telescopic kitchen sink hose to the under the sink connection broke, this caused water to flow non-stop. I looked for the shut off valve under the sink but there was none. Called emergency and was told the water shut off valve was inside the A/C closet. It was but it was frozen, and I could not close it. By the time the emergency personnel showed up there was water all over the kitchen, second bedroom and spare bedroom, living and dining rooms. That night we all had to sleep in one bedroom. The following day a cleaning company came to vacuum all the water and installed fans to dry the carpet. We went to my parent’s home to sleep for the next 2 days due to the noise coming from all the industrial size fans. Many of the carboard boxes were ruined and clothing and other items destroyed. We asked to replace carpet but was originally denied. After a few calls to the office, it was approved but we were told it was our responsibility to move all the furniture and be available when the carpet company set up the schedule. We declined because our work schedule and physically neither one of us can move heavy furniture or take king size beds apart, etc. we had to cover the areas where the carpet came apart. No compensation was offered. Big health issue. wrote along letter which was never replied to. Next stop a class action lawsuit. stay tuned.

Be careful when signing a lease here because they go back on their word. I was told a price and move-in date and the leasing agent came back to me later on stating she gave me the wrong price and would honor it, but pretended that move-in date was different. Even when I applied, I couldn’t select my correct move-in date and they told me just apply and they’d change it. I wouldn’t have applied if this was the case and was not able to receive the $250 refund for my application fee. The leasing agent even emailed me after I told her I wouldn’t continue as if I was still processing my application to make it seem as if nothing was wrong. Spoke to the assistant manager and manager and they also pretend like they don’t know. Their excuse is that they agreed to the move-in date althought I was told yes, no, and then yes again. If they tell you something, get in writing via email because even the paper the paper I showed them that they wrote on held no value to them either. Bad business operation in my opinion and no accountability for mistakes on their end. Here is photo of a document they set the earliest move-in date possible as 4/20 and I wanted my move-in date as 4/26. Then they said earliest is 4/13 so I brought the paper back in to show them. The leasing agent just took the paper and re-wrote on it “move-in date 4/19 approved by manager” as if what she said before didn’t matter.

I’ve been a resident at 10X Weston since 2005, and it’s heartbreaking to witness how far the community has deteriorated while rent prices have skyrocketed. Since 2022, my rent for the same unrenovated apartment has increased 58%, even though there have been no upgrades in over 15 years. What used to be a pleasant, well-managed property now feels neglected, unsafe, and poorly maintained.

The company continues to market 10X Weston as a “luxury apartment complex,” yet that description feels like a far-fetched ambition rather than an accurate reflection of current conditions. Broken gates, poor lighting, inconsistent maintenance, and unprofessional vendors tell a different story entirely.

Security is a serious concern. The community gates are often broken or left open, allowing anyone to enter. Many streetlights do not work, leaving the complex dark and unsafe at night. Because of this poor lighting, my daughter was followed by a stranger, who later returned several times to look through her windows. We had to involve the police, and the incident even appeared in local news reports. Despite that, management has not made visible safety improvements — the gates break repeatedly, and lighting remains inadequate. Strangers regularly use our pool, which is often dirty or closed.

The maintenance team is clearly overwhelmed — they often move the same old washer and dryer units from one apartment to another instead of replacing them. The so-called “maintenance team” seems to have rebranded themselves into a “repair squad.” They don’t maintain; they wait for things to break. Routine inspections—like checking carpets, ducts, or possible mold—should follow a clear schedule, not occur only after something goes wrong. Maintenance should prevent issues, not chase them once the damage is done.

The vendors hired by management are equally disappointing. The landscaping company does not maintain the grounds properly — they simply blow dirt and debris from one side of the complex to another, scattering garbage and damaging the few flowers residents plant to improve the area’s appearance. It’s hard to recognize the community I moved into years ago.

Recently, my son’s registered vehicle was towed without warning while we were waiting for a decal replacement. When I called the leasing office, the staff member hung up on me — an unprofessional and disrespectful way to treat a long-term resident. A non-resident, unregistered vehicle previously received a 48-hour warning, yet a long-term resident received none. This inconsistency feels unfair and undermines trust.

To make matters worse, the towing company only accepts cash payments and charged nearly $600 for two days of storage, which raises serious questions about the type of business arrangement 10X Weston has with such vendors.

The property that once felt like home now feels mismanaged, overpriced, and indifferent to residents’ well-being. Corporate leadership urgently needs to step in and restore the professionalism, safety, and community spirit that once made 10X Weston a desirable place to live.

Reply: Please disregard the owner’s response, as it contradicts the actual events. No notice was provided before the towing — no sticker, email, or phone call. Our Ring camera footage shows the vehicle was towed at approximately 8:00 p.m. without any prior warning.

This directly conflicts with the stated 24-hour notice policy. I previously wrote a review about management concerns a year ago, which the community manager asked me to remove instead of addressing the issues.

This new review remains to ensure transparency and accountability. Residents deserve fair treatment, consistent policies, and professional communication — not silence or avoidance when legitimate...

Recommendation to take in consideration for a successful rent. As a professional in the field of Communication and Media, I love to use media with an educational purpose. These are my tips for a successful rent.

1.- Ubication: They will tell you which unit would be your possible rental. If you do immediately it should be the same unit. In my case, it took me a couple of days to take the decision and when I confirmed. They assigned me an another unit but in this case, the view is window to window to our neighbors. " I didn´t ask and they didn´t tell me" Schedule your moving is the tipping point They ask this before they know if we qualify ( Second marketing strategy). The day of the moving started to count towards the rent and you will move without seeing the property. 2.- Signing the lease. I recommend you asking to see the property before signing. Try again, at least one day before the moving.If it is not possible there are other solutions for this. ASK A COPY FOR THE COMPLETE RESIDENTIAL LEASE AGREEMENT YOU SIGNED. NOT FOR TWO PAGES, FOR ALL THE PAGES YOU SIGNED 2.1.- In the Residential lease Agreement page 1, MOVE IN DATE, it says clearly you should receive the unit in perfect conditions. If the unit is not in perfect conditions you do not have to move in. HERE IS WHEN YOU WILL THINK WHAT ABOUT THE MOVING, yeah, it is the TIPPING POINT. In my case, I moved and still after three weeks. they are working on the disgusting issues of pest control. I recognize that they listened to me and tried to solve the problems as soon as possible but sometimes it could take a while. Worse scenario, if you have a pet. 2.2.- Point 2 "TERM" In the Residential Lease Agreement. It is the only part important for us as a resident when we move in the property. You as a resident should read this term and know which are your rights. THEY COULD COMPENSATE YOU OR CANCEL THE CONTRACT. 2.3.- The first 10 days the management have to comply with their obligation otherwise, you can rescind the contract.

For the rest, it is a nice neighborhood, with nice neighbors. San Michele is part of Element National Management; most of their Rentals Communities have the same problem, you can check and see the reviews, it is part of the Marketing Managment format. I like the ubication of the community, the people that work here are receptive, even though we are dealing with certain problems to fix. Good luck and I hope you can read...
